A southeast Iowa dealership service manager asked us to help him spec a 2 post car lift for a high-volume tire-rotation and wheel-service bay he was building into an existing service drive extension. The building had 11 feet 2 inches to the joist bottom — under the standard overhead-lift envelope. That single dimension forced the overhead-versus-baseplate decision, and the technical trade-offs went deeper than most catalog pages ever cover. This is the dimensional deep-dive we walked with him: real column heights, real approach clearances, real anchor patterns.

What overhead and baseplate actually mean
An overhead 2 post car lift connects the two columns at the top with an equalization bar or beam that runs across the ceiling above the vehicle. A baseplate lift instead connects the columns at the floor, with a low-profile plate that a vehicle drives across on the way in. Same lift, same capacity, same arms — the connecting geometry is different. Overhead is the industry default because it keeps the driveway approach flat and puts all the equalization hardware out of tire-and-jack range. Baseplate is the solution when ceiling height is the constraint. On our southeast Iowa dealership job, the 11 feet 2 inches to joist bottom put a standard overhead lift and its safety shutoff bar in physical conflict with the roof structure, which drove us to baseplate.
Real column-height dimensions
Standard overhead 2 post car lift column height on a Rotary SPOA10 is 11 feet 11 inches nominal, plus the overhead safety shutoff bar sits a few inches above that. Effective installed height is around 12 feet 3 inches to the top of the shutoff. Challenger CL10 overhead runs similar — 11 feet 8 inches column with the shutoff bar adding roughly 5 inches. Baseplate configurations of the same lifts drop the effective installed height to just the column top — nominally 11 feet 9 to 11 feet 11 inches — because the equalization plate is at the floor. For our dealership at 11 feet 2 inches joist bottom, even the baseplate columns needed a short-column variant. Rotary offers a 10-foot-6-inch short column on the SPOA10 baseplate, which cleared the joist with inches to spare. That short-column option was the entire reason the bay could be built.
Approach clearance and drive-through geometry
A baseplate 2 post car lift adds an approach obstruction — the floor plate sits about an inch and a quarter proud of the slab, spans the space between the columns, and every vehicle drives across it. For low-slung sports cars or trailers, the plate is a real ground-clearance issue. For a dealership tire-rotation bay running mostly passenger cars, half-ton pickups, and standard SUVs, the plate is a non-issue — every one of those vehicles has more than an inch and a quarter of ground clearance. What matters is the plate’s ramp geometry, which slopes up from the floor at a shallow angle to reduce the shock load on tires. Rotary and Challenger both spec the ramp slope; both are shallow enough that we have never had an issue on standard dealership vehicles. Overhead lifts have no ramp — the approach is flat slab.
Anchor pattern differences
The anchor pattern is different between overhead and baseplate 2 post car lift installations. Overhead lifts anchor each column with five or six anchors in a rectangular footprint at the column base. Baseplate lifts anchor the same column footprint plus the connecting plate — usually four to six additional anchors down the length of the plate to keep it flush with the slab and transfer equalization loads. Total anchor count for a baseplate install runs 30 to 50 percent higher than the overhead equivalent. This adds a small amount of install labor and a proportional number of anchor bolts to the bill of materials. Concrete-thickness spec is the same — four inches at 3,000 psi for a 10,000 lb lift. What is different is the anchor-drill layout — the baseplate template covers a larger area, and the crew has to level the plate to the slab before driving anchors.
Tire-rotation workflow tradeoffs
For a tire-rotation bay specifically, the overhead-versus-baseplate choice has a workflow angle beyond dimensions. Tire rotation uses lift carts and pneumatic torque wrenches that roll around the vehicle. An overhead 2 post car lift lets the cart roll under the vehicle from any angle because the floor is flat. A baseplate lift blocks the direct cross-vehicle path with the plate, so the cart either rolls the long way around or lifts over. In practice this adds a few seconds per rotation, which at 40 rotations per day scales to 20 minutes. For a dealership doing high-volume tire work, we recommend overhead where ceiling permits and baseplate only where ceiling forces it. For our southeast Iowa dealership the ceiling forced baseplate, and we designed the bay layout around the plate rather than against it.
Ceiling and truss verification
Before we quote any 2 post car lift, we ask the buyer to measure ceiling clearance twice — once to the drywall, once to the actual structural bottom. On the southeast Iowa dealership, the drywall was at 11 feet 6 inches and the joist bottom was at 11 feet 2 inches. Four inches of finished ceiling can hide a real dimension. On top of that, HVAC ductwork, sprinkler heads, light fixtures, and door tracks all consume vertical clearance in the arc a rising vehicle sweeps through. On a dealership build we walk the site with a laser measure and a target ceiling profile — highest point the vehicle roof will reach at max lift height — and verify every obstruction. The verification took an hour and prevented three near-misses on his particular bay.
What the dealership got
The southeast Iowa dealership ended up with a Rotary short-column baseplate 2 post car lift, ALI Gold certified, 10,000 lb capacity, asymmetric arms, with mechanical gear arm restraints. The lift cleared his 11 feet 2 inches joist bottom with margin, the baseplate ramp geometry cleared every vehicle in the service drive mix, and the anchor pattern fit inside the bay footprint with room for tire carts.
