An independent pro shop owner in the Des Moines metro asked us to compare auto lifts for home garage use side-by-side — specifically a 10,000-pound symmetric two-post versus a 12,000-pound overhead two-post — for a shop-at-home space where he’d do CV axle and half-shaft work. The wrinkle was his slab: 30 years old, unknown rebar, and slight cracks visible near the intended lift bay. This is that comparison, run against the concrete question that decides which lift he could actually anchor without pouring a new floor.

The Two Candidates on Paper

Candidate A was a Rotary 10,000-pound symmetric two-post with baseplate configuration, 74-inch max lift height, three-stage front and rear arms. Candidate B was a Rotary 12,000-pound overhead two-post with 75-inch max lift height, three-stage arms rated for heavier trucks. On paper, the 12,000-pound lift is the more capable machine. It handles Ford F-250 work, three-quarter-ton diesels, and full-size Suburbans without margin concerns. The 10,000-pound is comfortable up to a half-ton truck and any passenger vehicle. For CV axle and half-shaft replacement, both handle passenger vehicles fine. Both are commercial-grade and would run in an independent shop for decades. When we ran the comparison for our Des Moines metro customer looking at auto lifts for home garage service work, the specs alone weren’t decisive. What decided the choice was what the slab could actually anchor.

Concrete Slab Thickness: The First Check

Concrete slab thickness is the non-negotiable first check for any auto lifts for home garage install. A 10,000-pound two-post typically requires four inches minimum of 3,000 PSI concrete for standard anchor spec. A 12,000-pound two-post typically requires four to six inches depending on manufacturer, with the heavier end recommending five inches. Our Des Moines metro customer had a 30-year-old slab. We drilled a small test core with the customer’s permission, in a corner far from where the lift columns would land. The core came out at three and three-quarter inches. Right at the boundary. For a 10,000-pound lift, we could work with that by using extended anchors and confirming the concrete PSI held. For a 12,000-pound lift, three and three-quarter inches was under spec and we would have to advise against install unless the customer poured supplemental concrete pads under each column.

Rebar and Wire Mesh: Matters Less Than You Think

Auto lifts for home garage buyers often ask us about rebar. Does the slab have it? Does it need it? The honest answer is that most residential slabs from before about 2005 don’t have rebar; they have wire mesh or nothing. Manufacturers actually don’t require rebar for anchor spec. What they require is concrete of the right thickness and PSI rating. Rebar helps the slab resist cracking under load spreads, but the anchor bolts themselves work in shear against the concrete matrix, not against embedded steel. Our Des Moines metro customer’s 30-year-old slab probably had wire mesh; we didn’t confirm because it didn’t change our recommendation. If your slab is thick enough and PSI-rated correctly, the presence or absence of rebar isn’t a deal-breaker for standard two-post installs. Wire mesh helps. Rebar helps more. Neither is strictly required by any manufacturer we sell.

Anchor Spec Differences Between the Two Lifts

The 10,000-pound Rotary uses six anchor bolts per column, typically three-quarter-inch diameter, with a minimum embedment depth around three and a quarter inches. The 12,000-pound Rotary uses the same six-bolt pattern per column but with slightly larger anchors and deeper embedment — usually three and three-quarter to four inches. On a three-and-three-quarter-inch slab, the 10,000-pound anchor spec fits with careful drilling. The 12,000-pound anchor spec is too close to the slab bottom for a safe install. If we tried to install the 12,000-pound lift on that slab, we’d hit the underside of the slab with the anchor tip, get a poor bond, and end up with a marginal install. This is why auto lifts for home garage upgrades from 10K to 12K aren’t a simple parts swap when the slab is at the low end of thickness.

CV Axle Work: Which Config Actually Helps

The customer’s daily work was CV axle and half-shaft replacement on passenger vehicles and light trucks. This is where the 10,000-pound versus 12,000-pound argument gets simpler. CV axle work happens at the wheel end, with the vehicle at working height and the wheels hanging free. Both lifts do this equally well. The 12,000-pound would give him headroom he doesn’t need for passenger CV work. If he ever moved into work on three-quarter-ton diesels or fleet trucks, the 12,000-pound would matter. For CV axle and half-shaft replacement on the Camrys, Accords, F-150s, and Honda Pilots that make up most independent shop volume, the 10,000-pound is exactly the right tool. Column Footprint in a Des Moines Metro Garage

Column footprint is another silent difference. The 10,000-pound two-post columns take a smaller pad on the floor — the base plate is smaller, the columns themselves are slightly narrower. The 12,000-pound columns are chunkier, wider, and the base pad extends more. In a two-and-a-half-car Des Moines metro garage, an inch or two of extra column width matters when you’re squeezing past to reach a tool cabinet. Neither is dramatic; both are commercial-grade steel columns and both take real floor space. But the 10K wins on tight-garage installs, and it’s the config we recommend more often for customers whose home shop is a converted residential garage rather than a purpose-built pole building.

Our Recommendation and Why
