When a central Iowa municipal fleet manager called us about a new car lift last spring, his first question wasn’t price. It was whether the lift would clear an 11-foot ceiling with a bay door that still had to swing free. That’s the right first question. Why Ceiling Height Is the First Number We Check on Any Car Lift

Most 10,000 lb two-post lifts we sell need 12 to 13 feet of true clearance from the finished slab to the lowest point overhead. That is not the peak of the ceiling. It is the height of the lowest exposed truss chord, HVAC duct, fluorescent light bay, or fire sprinkler pipe. On the central Iowa job we mentioned, the manager measured 11 feet 8 inches to the truss and thought that was fine. It was not. A standard-height two-post with drop-over adapters would have wedged a full-size pickup into the truss chord before the arms even swung. We spec’d a low-ceiling variant instead and it slid in with three inches to spare. If your building was built as a machine shed and later converted to a shop, the trusses were engineered for snow load, not lift clearance. Measure with a laser from the slab up, and repeat the measurement at three bays. We’ll match the car lift to the number you give us, not to a brochure number pulled off a website.

Door Swing, Overhead Piping, and the Real Overhead Clearance

The second number that kills projects is bay door swing radius. A sectional overhead door does not stack neatly against the ceiling. On a 12-foot door in a shop with mid-height tracks, the door bows into the ceiling arc as it opens, and a lifted vehicle sitting under that arc will hit the bottom panel. We ask for a photo of the door open, from the side, so we can see the actual clearance envelope. Overhead piping is the third landmine. Municipal shops usually have air lines, wash-bay water lines, and sometimes waste-oil return lines running the length of the ceiling. Any car lift needs an eight-foot-square envelope directly above each bay that is free of piping. If the lines cross that envelope, they need to be re-routed before we install, and that is a plumbing bid, not a lift bid. We would rather flag it during the site survey than have your crew stare at a boxed lift in the parking lot on install day.

Oil Pan Gasket Work Needs Full Wheels-Free Access

The reason a fleet shop buys a car lift instead of a floor jack is oil pan gasket work, transmission drops, and exhaust replacement. All three of those jobs demand full wheels-free access, and that rules out mid-rise scissors for the primary bay. On a Ford F-350 with a 6.7-liter Power Stroke, dropping the pan for a gasket reseal is a five- to six-hour job with the truck fully in the air on a two-post. On a mid-rise, it turns into an eight-hour job because the tech is fighting the front wheels and the sway bar. We usually recommend one two-post asymmetric with 12,000 lb capacity as the primary service bay, and if there is a second bay, a four-post drive-on for alignments and quick services. Fleet shops that mix passenger sedans, crown vics, and one-ton work trucks all in the same rotation will get more life out of a 12K two-post than a 10K, because the safety margin matters when a loaded plow truck rolls onto the arms.

Safety Locks, Load Rating, and Fleet Vehicle Weights

Municipal fleets buy heavier trucks than the average shop. A stripped F-250 might weigh 6,800 pounds empty, but a plow-equipped, upfitted three-quarter-ton with a salt spreader and tools in the bed clears 9,000 easy. That is why we push 12K capacity for any fleet shop, even one that thinks it only services sedans. Load rating is not the whole safety story though. Look at the lock pitch, which is the vertical distance between mechanical lock positions on the columns. Rotary and Challenger commercial two-post lifts we sell run three to four inches between locks, which gives the tech a stable perch at any working height. Cheaper imports sometimes run six to eight inches. That means the tech is stuck working at either shoulder height or hip height, never eye level with the pan. Every car lift we install for a municipal customer has ALI Gold Label certification on file, and we hand over the certificate with the install packet so it goes straight into the fleet safety binder.

Two-Post vs. Four-Post for a Municipal Fleet Shop

The default question fleet managers ask is two-post or four-post. The honest answer is both, if the budget allows. A two-post gives full wheels-free access for suspension, brakes, exhaust, and pan work. A four-post lets you park a vehicle in the air overnight without babying the arms, run alignments with rolling jacks in the runways, and drive over an unstable powertrain without touching the pinch welds. Most municipal shops we install for run one bay of two-post and one bay of four-post for exactly that reason. If the shop only has room for one, we lean two-post for a repair-heavy operation and four-post for a fleet that mostly needs quick inspections and preventive maintenance. On the central Iowa job, we quoted a 12K two-post first and a 14K four-post two years later when the streets department merged into the shop. Sequencing matters for cash flow, and we’re happy to build a five-year lift plan that grows with the fleet.

The Central Iowa Site Survey: What We Actually Measure

Our site survey is not a sales visit. We walk in with a laser measure, a rebar detector, and a slab thickness gauge. We check ceiling height at three bays, door arc from the side, slab thickness at the anchor points, rebar spacing, and 220V electrical panel capacity. The panel matters because a two-post pulls a 20 to 30 amp single-phase circuit, and older municipal shops sometimes only have 15 amp branch circuits available. We take photos of the panel and hand the electrical spec to the customer’s electrician before install day. We also test slab thickness. The concrete manual for a 10K two-post calls for 4.25 inches of 3,000 PSI concrete minimum. If the slab was poured for a machine shed floor, it might be three inches with no rebar, and it will crack around the anchors within a year. We would rather saw-cut and re-pour a lift pad before install than fight a heaving column six months later.
