Last spring a mobile mechanic in Cedar Rapids moved out of the truck and into a leased 40×60 bay off Highway 30. He wanted two lifts, room to grow, and — this was the driving spec — a workflow where a single tech could run both bays without walking more than ten steps between them. That’s a specific autolift garage bay layout problem, and it’s one we’ve solved a couple dozen times across eastern Iowa. This case study walks through the actual measurements, decisions, and post-install adjustments from that Cedar Rapids build. The Cedar Rapids build we walked through last spring

The building was a 40-foot by 60-foot leased space with 14-foot side walls, one 12-foot overhead door on the west end, an existing 200-amp electrical panel on the south wall, and concrete measured at 5.5 inches with rebar on 18-inch spacing. We spent a Tuesday walking the bay, tape-measuring corners, sighting the ceiling for truss depth, and pricing out what changed in the plan versus what didn’t. The plan started as three lifts — two two-post and one four-post. It ended as two two-post plus a floor-level tire and alignment station, because the honest math on a solo mechanic didn’t justify a third lift in year one.

The autolift garage layout we settled on placed the two lifts on the north wall, 14 feet apart center-to-center, with the tire station on the south wall opposite. Walking distance between bays was exactly nine steps. Every consumable — oil, filters, common tools — went on a rolling cart between the two bays. That layout survived six months of daily use with no complaints. That’s usually the sign we got the plan right.

Ceiling height and column selection

The 14-foot side walls sound like plenty, but truss depth eats vertical clearance fast. This building had bar-joist trusses with a 24-inch depth. That put usable clear-to-underside at 12 feet exactly. A standard Rotary SPO10 overhead column is 12’2″ tall — two inches too tall by the tape. Two options: switch to a baseplate lift (columns shorter, cables run at floor level), or spec the shorter-column variant that Rotary makes.

We went with the shorter-column overhead variant. That let the shop keep the clean-floor advantage of an overhead lift while fitting under the trusses with 4 inches to spare. This is the kind of detail that pushes a “12-foot ceiling” bay from cramped to workable. Anyone shopping an autolift garage should ask specifically about column-height options — most brands offer at least two, and the difference between “just fits” and “wouldn’t fit” is often two inches. Measure your ceiling to the actual underside of everything (truss, sprinkler, conduit, lighting), not to the drywall.

Electrical drop and air line routing

The existing 200-amp panel on the south wall meant the electrical work was mostly a matter of pulling two new 30-amp 220V single-phase circuits — one for each lift — plus a 20-amp circuit for the compressor already in place. Routing was easy: conduit ran along the top of the south wall to a junction over each lift column and dropped straight down. Total electrical cost was reasonable for the scope. This is one place where a real electrician pays for himself — a proper install with correct wire gauge, correct breaker sizing, and proper ground reduces motor life issues over the next twenty years.

Air line routing followed a similar path. We ran a 3/4-inch trunk line from the compressor along the south wall, tee’d to each bay, and dropped to a hose reel over each lift. Total air line length was under 40 feet per drop, which meant no meaningful pressure drop at the tool. Bay-to-bay spacing for a two-lift shop

Fourteen feet center-to-center on a two-lift bay is our default recommendation for a solo mechanic or a two-tech shop where the same person moves between lifts. That gives you room to open all four doors on a full-size pickup on one lift without hitting the columns of the next lift, room to swing arms freely on both lifts simultaneously, and room to roll a floor jack or tool cart between bays.

Wider than 14 feet and you’re wasting bay space that could have been another workstation. Narrower than 14 feet and you’re bumping arms and clipping mirrors. The one exception: if you’ll be lifting box trucks or long RVs, bump to 16 feet. But for standard commercial and passenger service, 14 is the number. This autolift garage layout gave the Cedar Rapids shop exactly the flow he wanted — from receiving the vehicle at the overhead door, to onto a lift, to accessible from every side, back down, and out.

Workflow choices that saved 20 minutes per RO

Six months in, we asked what changed. The biggest win: pre-staging both lifts before customers arrived. First vehicle on lift one at 7:30, arms adjusted to the expected vehicle mix. Second lift ready at 7:35. Every scheduled job started with the lift already at the right height and the arms in the right position. Cost of pre-staging: five minutes at the start of the day. Time saved: about 20 minutes per RO because the tech never had to hunt for the right pad position mid-job.

Rolling tool cart between the two bays saved another 10 minutes across two ROs — no tool duplication, no walking back to the toolbox. This is what a well-thought autolift garage layout does that a random one doesn’t. It’s not just about fitting the lift under the ceiling. What we’d move if we built it again

Looking back, three small things we’d change. One: the compressor could have moved 6 feet east to shorten the air line runs by 15 percent. Not a big win but a real one. Two: the tire station on the south wall could have had a floor drain routed to the same trench as the lift bays; instead it’s a separate line. Three: we’d have specced a second overhead door on the east end at install time. He’s now considering adding one at year two, which costs more retrofit than it would have at build.

None of these are dealbreakers. All are the kind of small optimization that shows up in retrospect. Every autolift garage build has a punch list of things we’d change if we did it again, and that’s fine — it’s how the next build gets better. Iowa shops in Linn, Benton, and Cedar counties have taught us a lot over the years about what works and what doesn’t. Every one of those lessons gets baked into the next quote.

Copying this layout for your own autolift garage

If your bay is roughly 40×60 with 12 to 14 feet of clear ceiling and a 200-amp panel, the layout in this case study will transfer almost directly. Two two-post lifts on the north wall, 14 feet center-to-center, tire station on the south, compressor on the north-east corner with air trunk running the length of the south wall. Overhead door on the west, walk door on the east (if you have room). Rolling tool cart between the lifts, hose reels overhead each bay, LED shop lighting mounted to the truss lower chord.

Every one of those choices is either a Rotary SPO10 spec or an accessory we can order alongside the lift. If your bay is bigger, add a bay. If it’s smaller, drop the tire station and use a mobile tire changer. But the core two-post autolift garage pattern scales up and down cleanly.
