A northeast Iowa Chevrolet dealership service manager called us this January asking about automotive two post lifts because his shop’s rotation had drifted into a seasonal problem: too many customer vehicles held over winter, not enough bays for the actual work. He wanted a technical answer, not a sales pitch. What follows is roughly the same conversation we had, expanded with the dimensional details we usually pull off the manufacturer datasheets in real time. Why a dealership picks a two-post over anything else
Dealership service work is a mix of quick lubes, brake jobs, alignments, and warranty work, and the volume weighting matters. In a typical franchise service shop, forty to fifty percent of vehicles cross a lift at least once per visit, and most of those visits are quick undercar inspections, oil changes, and brake work. That is exactly the workload automotive two post lifts were designed for. A four-post works for alignment but wastes floor space on quick undercar; a scissor works for tires and brakes but limits access; a two-post gives every technician clean undercarriage access without a runway in the way.
The northeast Iowa dealership already had six lifts: two four-posts for alignment, three older two-posts nearing end of service life, and a scissor for tires. The plan was to replace the three tired two-posts with new units and add a fourth, taking their two-post fleet from three to four active bays. The slab specification for dealership service bays
Franchise dealer shops built after 2005 typically have six-inch reinforced slabs and 4,000 psi concrete, which is well above the minimum for automotive two post lifts. Older buildings can be more variable. This dealership’s original service wing was poured in 1998 with a five-inch slab, and the addition on the east side went in during a 2014 renovation with six inches. All four proposed lift locations landed in the newer section, which made the slab conversation short. If yours does not, ask your building maintenance guy for the original construction drawings. A dealership almost always has them somewhere in a filing cabinet, and the rebar spec is usually spelled out on sheet A-101 or S-101.
Minimum specs to remember: 4.25 inches of 3,000 psi concrete for a 10,000-pound automotive two-post, five inches of 3,000 psi for a 12,000 pound unit, and six inches of 4,000 psi for anything above 15,000 pounds. Rebar on twelve-inch centers is the standard for a purpose-built lift pad; welded wire mesh is acceptable but marginal, and you should use longer anchors when only mesh is present. If you are pouring a new pad in an addition, spec twelve inches of rebar on twelve-inch centers with a two-inch clear cover from the top surface. That configuration will hold any two-post we sell today for the next thirty years.
Column dimensions and the practical bay layout
The Rotary two-posts we spec for dealerships have column heights around 145 inches for the standard overhead model and 118 inches for the baseplate model. Column base plates are roughly 16 by 24 inches. Column-to-column spacing on a symmetric 10,000-pound unit is about 138 inches inside dimension, and the overhead crossbar adds another eight inches of height above the column tops when installed. Total ceiling clearance needed for the overhead: 155 inches minimum, 168 preferred to allow the safety switch to trip cleanly on tall vehicles.
Bay-to-bay spacing matters too. We recommend 16 feet on-center between two-post bays in a dealership context, which gives each tech a clean six feet of walk-around plus two feet of tool cart space. Anything less than 15 feet on-center starts to feel cramped when four bays are running full-tilt on a Saturday morning. This dealership had 15.5 feet on-center and we made it work, but we suggested that any future addition should target 16.5 or 17. Getting the layout right at design time is free; fixing it later means moving a lift, which means re-anchoring, and re-anchored slabs never look as good as first-anchored slabs.
Seasonal storage cycles and lift utilization
This is the part most dealership service managers do not think about until it bites them. Snow-belt dealerships store customer vehicles from November through March: winter tire swaps, snowbird vehicles, wrecks awaiting insurance settlements. Some of those vehicles sit on lifts for weeks. Automotive two post lifts are engineered for lift-and-drop cycles, not for month-long static loading, and manufacturers specify a maximum recommended time under load. Rotary’s guidance is that a loaded two-post should not remain at height for more than 72 hours without cycling the safety locks.
In practice, that means dealerships need a storage strategy for the winter months that does not park cars on lifts long-term. The northeast Iowa shop’s original problem was exactly this: two of their old two-posts had cars on them since December, blocking active service. We recommended shifting long-hold vehicles to a fenced outdoor lot with a heated pull-in inspection bay, and reserving all four new two-posts strictly for active work. That freed the equivalent of two full-time technicians’ worth of throughput without adding any people. The lift purchase paid for itself in about four months of restored capacity, which is a case we have made to three other Iowa dealerships since.
Anchor selection for older dealership slabs
The 1998 section of this dealership’s shop had a couple of hairline cracks near where the second-oldest two-post used to sit. We probed them, found no active movement, and set epoxy anchors instead of the standard wedge anchors for the two new units in that footprint. Epoxy anchors distribute load slightly better across marginal concrete and are the safer choice when the slab shows any signs of prior distress. They add about $80 per lift to the install cost and about ninety minutes to the install time. The math is easy.
New wedge anchors work fine on healthy concrete; we set them on the two lifts in the newer section without hesitation. The trick with either style is torque verification. Every installer should return within a week and re-check anchor torque on every lift they set, because concrete under load exhibits a phenomenon called anchor creep, where the initial torque relaxes as the substrate settles. A five-minute re-check with a torque wrench catches any anchor that has drifted below spec, and re-torquing is a thirty-second fix if you catch it early. Utilization tracking and the ROI conversation
The dealership manager asked us how to justify the capital expense to his general manager. Our answer was to run a two-week utilization log before the install and another two-week log after. Log which lift each vehicle uses, the elapsed time under load, and whether the tech had to wait for a bay to open. Before the install their utilization was pegged at ninety-six percent on the two-posts, with a documented four-hour average wait time on peak days. After the install and the storage strategy change, utilization dropped to about seventy-eight percent and average wait went to twenty minutes.
That is the kind of number a general manager can put in a capex justification.
