Why the site survey matters more than the model

Buyers usually spend weeks picking the model of car lift for house use and about fifteen minutes thinking about the garage. That is backward. The most expensive install mistakes we see in the Des Moines metro come from unsurveyed sites — a slab that turned out to be three inches instead of four, a garage door track that runs directly through the column footprint, or an overhead sprinkler line that sits eight inches lower than the ceiling drywall.

Before we quote install we visit the site or ask for a specific photo set: the four corners of the garage, a tape-measure shot at the ceiling, a shot of the slab edge where it meets the door, and one wide shot showing the door opening. Measuring ceiling clearance the right way

Ceiling height is the first number most owners give us, and it is the one most often measured wrong. The number that matters for a car lift for house install is the clear height from the finished slab to the lowest overhead obstruction — that is usually a garage-door track cross-brace, a light fixture, or a sprinkler head, not the drywall. In the Des Moines metro we routinely measure eleven-foot drywall on paper and find a nine-foot-eight garage-door track in the way.

Measure from slab to the lowest object in the swept area where the lift will sit. Do not round up. For an average passenger car and a mid-rise four-post you want at least ten and a half feet of clear height for comfortable exhaust and driveline access. For taller trucks and SUVs, add six inches. Slab evaluation from an installer’s eyes

A residential concrete slab has to carry every pound of the lift plus every pound of the vehicle through four small anchor footprints. Our slab evaluation for a car lift for house install checks four things: thickness, PSI, condition, and control-joint layout. Thickness we verify with a small core sample or by measuring at the garage-door threshold. PSI we estimate from the age and finish; 3,000 PSI is the common Des Moines residential pour.

Condition means we walk the slab, tap for hollow spots, and look at every visible crack. Control joints matter more than most owners realize — anchors cannot sit within twelve inches of a saw-cut joint. If the layout of the joints forces the lift columns onto a bad spot, we rotate the lift or add a small pour-back. This is why we survey before you buy: the wrong lift for your slab is a return-freight bill and a lost week.

Electrical and air routing before delivery

Almost every residential lift needs a dedicated 220-volt circuit at the power unit, and every serious car lift for house install we do in Des Moines is easier when the electrical is roughed in before the truck arrives. That is a twenty-amp breaker, an outdoor-rated whip if the power unit is exposed, and a plug in the corner where the power unit will live — usually the driver-front corner of the lift.

If you plan to run air tools while the lift is up, we suggest a simple retracting hose reel in the ceiling or a fixed line to the driver-front column with a small filter-regulator. None of this needs to be perfect before install day, but having the wires and lines pulled saves us hours of routing after the lift is bolted down. Access route from the truck to the bay

Freight companies drop a car lift for house shipment on the curb — not in the garage. Getting the crates from the driveway into the bay is our problem, and we plan it during the survey. A Des Moines-metro drive with a slight slope, a garage door with an opener spring that can be temporarily disconnected, and a wide enough driveway apron all matter. If the driveway is too narrow, we bring a smaller trailer and shuttle in.

Column crates on a four-post lift are about four hundred pounds each; the runway crates are heavier. We move them on hand trucks or, for a longer route, on rollers. If your garage sits below street level with a steep driveway we survey ahead and quote an appropriate crew size. The failure mode we prevent is a Friday delivery you cannot get inside the garage before Monday.

Anchor patterns and door interference

Every car lift for house install has a paper anchor pattern and a real one that gets adjusted for door interference. We overlay the manufacturer’s footprint on your slab, mark it in chalk, then check the driver-side column against the garage door opener rail and the passenger-side column against the wall. If you park a second car next to the lift you also want at least thirty-six inches of walk-around space on both sides.

Door interference is the most common surprise in the Des Moines metro. Sectional garage doors track back into the ceiling and often steal an inch or two right where the column top ends up. We fix this either by moving the lift back six inches from the manufacturer-recommended distance to the door, or by replacing the tracks with high-lift hardware. The survey catches this before you sign a lift order.
