Concrete, clearance, and the Waukee shop layout

Ceiling height matters just as much. A four-post storage lift with an eight-foot vehicle underneath needs about 12 feet of interior clearance before you hit a truss or a light fixture. Waukee’s 14-foot walls gave us room to breathe. In one Ankeny fleet garage we walked through last year, sprinkler pendants dropped to 11 feet 6 inches and killed a four-post plan; the customer went with a scissor lift instead. We sketch the whole bay in CAD before quoting so the fleet manager can show his boss a real drawing, not a sales rendering. A safety-first walkthrough for annual state inspections
Annual state inspections in Iowa aren’t federal DOT theater — they’re a real checklist a state examiner runs against your fleet. Concrete first — six-inch pour minimum for a fleet bay, 4,000 PSI mix, with the anchor zones marked before the finisher trowels. Second, rough-in the electrical to the lift’s chosen wall corner. A 220-volt single-phase circuit for most home and light-commercial lifts, and 208-volt three-phase for a heavy-duty commercial four-post. Third, install the lift itself before the walls are insulated and closed up, because getting a 3,800-pound piece of steel through a finished man-door is a bad afternoon.
Fourth, air lines and fluid drops second-to-last, so we know exactly where the lift’s runways ended up before drilling the ceiling. The Waukee build ran in exactly that order and took about a week from concrete cure through commissioning. We tell fleet managers to plan on a two-week window from lift delivery to first vehicle up, and to schedule that window around a period when at least one bay is already inspection-capable elsewhere. Brand and configuration recommendations for municipal fleets
We’re brand-honest with fleet buyers. For municipal storage-and-service duty, we recommend Rotary or Challenger on the commercial four-post side, and BendPak or Atlas on the lighter home-storage side when the fleet is smaller and the budget tighter. Waukee went with a Rotary SM122 nine-thousand-pound four-post because their heaviest truck approached the eight-thousand-five-hundred-pound mark and they wanted margin. Configuration questions go beyond brand. Runway length matters: a standard 172-inch runway won’t hold a long-wheelbase F-350 without overhang. Extended 189-inch or 198-inch runways solve that. Rolling jacks are the second big decision — a fleet running brake work and suspension service every week gets one air-over-hydraulic rolling jack per bay, minimum. Drip trays keep the floor clean when a vehicle sits up in storage between service intervals. Alignment turnplates matter only if the fleet does its own alignments; most municipal shops send that work out and skip the plates. We ask fleet buyers ten questions before we quote — vehicle types, weekly duty cycle, ceiling height, whether they’ll be doing exhaust work — and the answers point to a specific model.
Installation, ALI certification, and the paperwork trail
Every car lift for storage we install for a municipal customer ships with ALI-Gold certification documentation, and we hand that paperwork to the fleet manager on the day of commissioning. ALI (the Automotive Lift Institute) is the standards body that governs lift design and testing in North America. Its gold-label certification is a third-party validation that the lift meets ANSI/ALI ALCTV standards for capacity, safety, and durability. Municipal purchasing offices often require ALI certification in the RFP, and we make sure the paperwork is on file before the first vehicle goes up. Installation itself takes our crew a full day for a four-post, plus a return visit two weeks later for the mandatory post-install torque check. We shim the runways level to within a sixteenth of an inch across the full length, because a lift that sits crooked wears cables unevenly and shortens service life by years. We commission the hydraulics by cycling the lift five times through its full range with a test vehicle, verifying every lock engages cleanly and the descent rate falls within spec. Then we hand the fleet manager a laminated daily-inspection card, a maintenance schedule, and our shop’s phone number written on the side of the lift itself in permanent marker. That last touch feels small until you need it at 6 a.m. before a shift starts.
Ongoing maintenance schedules and when to call us
A car lift for storage that lives ten or fifteen years does so because it gets maintained, not because it’s magical steel. We teach municipal shops a maintenance rhythm that fits into their existing safety-inspection cadence. Daily: visual walk-around, lock-engagement check, hydraulic reservoir sight-glass read. Weekly: cable tension check by hand at the mid-lift point, plus a quick look at sheave and roller wear. Monthly: torque-check anchor bolts to spec (Rotary calls for 90 foot-pounds on their four-post anchors; other brands vary).
