A first-time car lift automotive buyer in West Des Moines called us last spring with a very common problem: he’d cleared out half a two-car garage, poured a supplemental slab, and now had to decide between an overhead-style two-post and a baseplate two-post. He wanted to do tire rotations, wheel bearings, and occasional brake work on his own vehicles and the family fleet. His ceiling measured eleven feet even at the ridge. That’s the exact scenario where the overhead-versus-baseplate decision matters most, and it’s the number-one question we field from home-garage buyers across the metro. What overhead-style actually means in a home garage

An overhead-style car lift automotive design carries the hydraulic hoses and equalization cables across a crossbar at the top of the two columns. That crossbar is also the shutoff for the lift — if a vehicle rises too high, the roof of the vehicle contacts the crossbar and trips a switch that kills the motor. Overhead lifts are the shop-standard for a reason: they leave the floor between columns completely clear, which makes rolling a floor jack, a transmission jack, or an alignment head under the vehicle easier.

The tradeoff is ceiling height. An overhead needs roughly 12 feet of clear ceiling to fit a 10,000 lb lift with 74 inches of rise. If your ceiling is 10 feet, an overhead is off the table. Some manufacturers offer a low-ceiling variant that trims a few inches off the top, but you also lose several inches of rise. For our West Des Moines customer at 11 feet, we could fit a low-profile overhead with a 65-inch rise — enough for tire rotations, tight for standing under an SUV.

Baseplate lifts and the ceiling-height problem

Baseplate lifts run the hydraulic and cable lines through a plate at the floor between the two columns. There is no top crossbar. That means the ceiling can be as low as ten feet and you still fit a 10,000 lb lift with a reasonable rise. Baseplate is the answer for most true residential garages — the ones where a 12-foot ceiling was never in the drawings.

The downside of a baseplate is the floor plate itself. On a car lift automotive baseplate design, you cannot roll a floor jack straight across between the columns; the plate is in the way. For tire and wheel work that’s usually fine, since a jack isn’t needed. For transmission drops or clutch work, it’s a real inconvenience. Baseplates also transfer more twist force to the anchor bolts, which is why the slab spec matters even more. We require a minimum of 4.25 inches of 3,000 PSI concrete for a baseplate on a 10,000 lb lift; some manufacturers ask for 4.5. If your slab was poured in the eighties and never core-sampled, get it cored before you buy.

Ceiling, slab, and door — the three-measurement rule

Every home-garage car lift automotive quote we write starts with three measurements: lowest ceiling height, slab thickness, and door-track height. Ceiling is obvious. Slab we measure by drilling a small test hole in an inconspicuous corner (or coring it if the concrete’s old and unknown). Door track matters because most home garages have an overhead door on a track that hangs 8 to 14 inches below the ceiling. If your ceiling is 11 feet but the door track sits at 9-foot-6, your usable rise is the door-track number.

For our West Des Moines buyer, the door track was the limiting factor. His ridge was 12 feet but the track hung at 10-foot-4. That put him in a low-ceiling baseplate rather than the overhead he’d initially wanted. He didn’t love hearing it — he’d already picked out the overhead model online — but the alternative was a lift he couldn’t fully raise without the crossbar hitting the door track when the door was open. That’s the kind of measurement mistake we head off before you spend any money.

Tire and wheel work: what home garages actually do most

For a first-time home garage car lift automotive buyer, the honest majority of use is tire rotations, seasonal swap-overs, and wheel work. Alignment is a specialty use case that needs turnplates and slip plates and typically doesn’t happen at home. Brake work is common but takes less time on the lift than the buyer expects — most of it is standing at the wheel with the tire off.

For that use profile, a 10,000 lb lift with 65-72 inches of rise is more than enough. You don’t need 12,000 lb capacity for a Silverado; the truck weighs under 6,000 lbs curb. Overspending on capacity is the most common first-time mistake we see. The West Des Moines buyer ended up with a 10,000 lb asymmetric baseplate with 68 inches of rise and swing arms that fit a range from a Miata to an F-150. Electrical: what a home garage typically has

Most home garages in West Des Moines and the metro were built with 120V outlets and a single 240V outlet for a dryer or welder. A car lift automotive install typically needs a dedicated 220-240V single-phase 30A circuit. If you already have a welder outlet on a 50A circuit you can share it with a lockout, but a dedicated run from the panel is cleaner and safer.

Cost for that dedicated run varies. If your panel is in the attached garage, it’s a two-hundred-dollar afternoon. If your panel is in the basement of a split-level and you have to fish conduit through finished walls, it can climb toward four figures. Get the electrical quote before you finalize the lift. Some buyers discover the electrical adds more than they expected and downshift from a three-phase commercial lift to a single-phase home unit. That’s usually fine — home use rarely justifies three-phase — but it should be a conscious call, not a surprise. For the West Des Moines buyer, his panel was 15 feet from the bay and the run cost around $350.

Anchors, slab prep, and the day-of-install reality

Anchor-bolt installation for a home-garage car lift automotive job takes about two hours per column if the slab is good. Bad slab — hollow, cracked, thin, or unlevel — can double the time or force epoxy anchors instead of wedge anchors. Epoxy anchors are stronger in weak concrete but need cure time, which pushes your install into a second day.

On install day we bring a laser level, a slab thickness gauge, and a torque wrench. We plumb both columns within 1/16 inch, mark the anchor pattern, drill with a rotary hammer, blow out the holes twice, set the anchors, and torque to the manufacturer’s spec. Anchor torque is not a suggestion — under-torqued anchors work themselves loose in the first fifty cycles and over-torqued anchors crack the surrounding concrete. For our West Des Moines buyer we hit spec on all eight anchors, ran the lift through fifteen unloaded cycles, then five loaded cycles with a truck, and signed the manual off with him watching. That final walk-through is worth more than the paperwork.

What we’d tell any first-time home-garage buyer

If you’re a first-time home-garage car lift automotive buyer, spend the extra hour measuring before you spend any money. Ceiling, slab, door track, panel-to-bay distance, and vehicle mix. Write those five numbers down and share them with whoever quotes you. If a supplier gives you a price without asking for those numbers, they’re either shipping you a lift that won’t fit or they’re going to renegotiate on install day when reality shows up.

Second: don’t buy on capacity alone. A 10,000 lb lift covers 95 percent of what a home garage does. A 12,000 lb lift costs more, weighs more, and is often taller, which cuts into your usable rise. Third: buy overhead if you have the ceiling. Baseplate is a compromise, not a preference. Fourth: budget the electrical work as part of the total lift cost, not as an afterthought.
