Every year a handful of first-time buyers in central Iowa call us with the same starter question: is a home car lift for garage even realistic for my two-stall attached garage? Usually the answer is yes, sometimes with modifications, occasionally no. This is the straightforward buyer’s guide we’ve written up over the years and refined every time a new customer surprises us with a new constraint. It covers ceiling height, overhead door swing, concrete, electrical, budget and the practical question of getting your car through an annual inspection with a lift in the way. Ceiling height: the number that decides everything
Ceiling height is the single most important dimension for a home car lift for garage. Measure it at the exact spot the lift will sit, not at the peak of the roof or the highest point of the garage. Suburban Iowa garages typically run 8 to 10 feet at the ceiling. Eight feet is a hard no for a full-size two-post or four-post — you’d hit the ceiling before you lifted anything usable. Nine feet works for a mid-rise scissor lift only. Ten feet works for a low-profile four-post at partial lift height, and eleven feet opens up the full range of home lifts.
Our central Iowa first-time buyer had a nine-and-a-half-foot ceiling in his 2005 attached garage — a common suburban build. That put him in the mid-rise-only category for a full lift, or a low-profile four-post if he was willing to only lift the vehicle to about 40 inches — working height for oil changes, not for standing under. If your ceiling is under 11 feet, this constraint drives the whole shopping process. Above 11 feet, the world is your oyster; below, you’re picking from a smaller menu of options.
Overhead door swing and clearance behind it
The overhead door is the second dimension that catches first-time buyers. Standard suburban overhead doors are 7 or 8 feet tall and 16 feet wide. When they roll up, they curve back into the ceiling on tracks that extend 12 to 15 feet into the garage. If your home car lift for garage is positioned within that track path, the door will hit the lift as it rolls open. That means the lift has to sit behind where the door lands — usually 8 to 12 feet back from the front wall of the garage.
Central Iowa suburban garages are typically 20 to 22 feet deep. If the door tracks eat 12 feet, that leaves 8 to 10 feet of usable install space at the back — barely enough for a four-post that’s 15 feet long. That’s the calculation that pushes some buyers to a two-post (which is more compact front-to-back) or to a mid-rise scissor (which is even more compact). The first-time buyer we worked with in central Iowa had a 22-foot deep garage, which gave him just enough clearance for a four-post if we angled the columns and used the front wall as the fixed side. Two-post or four-post for a first-time buyer
The two-post-versus-four-post question depends on what you’ll actually do on the lift. First-time buyers often overestimate their service ambition and underestimate their storage need. If your realistic use is oil changes twice a year, rotating tires and storing a project car for the winter, a four-post is probably the right home car lift for garage — it lifts easier, stores safer and asks less of your concrete. If your use is regular under-vehicle work — brake jobs, exhaust, transmission — a two-post is faster to work under.
The central Iowa buyer wanted to do brake jobs and oil changes on his daily driver plus store a project Miata for the winter. That’s actually a mixed-use profile. We recommended the four-post because the project car storage was the higher priority, and brake jobs on a four-post with a bridge jack are only slightly slower than a two-post. If you had to pick one lift as your first home lift, four-post is the safer bet — it stores as well as it lifts, and the concrete requirements are less strict. Two-post is the right pick only if service is the main use case for you.
Concrete condition and how to check it yourself
Concrete is where a lot of first-time home car lift for garage buyers get surprised. You need at least 4 inches of 3,000 psi concrete for most 8,000-lb lifts, poured over well-compacted subgrade. Suburban Iowa homes from 1990 forward typically meet this spec, but older garages or homes with cracked slabs can fall short. Check your concrete with three tests: measure the thickness at a drainage hole or edge, look for major cracks running through the intended lift footprint and identify any expansion joints that would land under a column.
Our central Iowa first-time buyer had a 2005 pour with clean concrete, 4-inch thickness confirmed at a drain edge, and one expansion joint that ran between the intended column positions rather than through them. Textbook. If your concrete looks questionable, we offer a $0 site inspection where we’ll hammer-test the slab, measure with a rebar-finder for reinforcement and give you a straight answer. Skipping this step and buying a lift for bad concrete is how first-time buyers end up with wobble in year three. Spend the hour on concrete inspection before you spend the money on a lift.
Electrical service in a suburban Iowa garage
Suburban Iowa garages from the 1990s and 2000s typically have a 20-amp 120V receptacle circuit and maybe a 20-amp lighting circuit. That’s not enough for a full-size home car lift for garage. You’ll need to run a 240V single-phase 30-amp circuit from your main panel to a dedicated receptacle in the garage. Depending on the distance and finish, that’s a $400 to $900 electrician cost. Most homeowners can handle scheduling it, and licensed electricians handle the permit paperwork.
The central Iowa buyer’s panel was 200 amps with plenty of open breaker slots, and his garage was 40 feet from the panel with an accessible attic run. His electrician quoted $550 for the full install including permit. That’s on the low end of the range and reflects a clean installation path. If your garage is detached, or if your main panel is already loaded, expect to pay more or plan a sub-panel upgrade. Get an electrician’s quote before you order the lift — sticker shock on the electrical side has killed more than one lift purchase after the fact.
Budget bands: entry, mid and premium
Home car lift for garage pricing falls into three rough bands. Entry-tier lifts (Atlas, some import brands) run $2,500 to $4,500 for the lift itself, plus $600 to $1,200 for install and freight. Mid-tier lifts (BendPak, Challenger home line) run $4,500 to $7,500 with install and freight adding $800 to $1,500. Premium-tier lifts (Rotary, Challenger commercial-rated home units) run $7,500 to $12,000 plus $1,000 to $2,000 install. Add electrical work if needed. Total budget for a full turnkey home lift lands somewhere between $4,000 and $15,000 depending on choices.
The central Iowa buyer landed at the mid-tier: a BendPak 8,000-lb four-post at about $5,800 with freight, install at $1,000 and $550 for the electrical upgrade — roughly $7,350 all-in. That’s a fair number for a lift that will run 20 years with basic maintenance. Entry-tier is fine if the budget is tight; you trade some warranty and some parts pipeline for the savings. Premium-tier is worth it if you’re going to actually work on cars weekly. Match the tier to your realistic use, not your aspirational one.
Annual state inspection prep with a lift in the garage
Iowa doesn’t require an annual state safety inspection for passenger vehicles, but some registrations — antique, salvage-rebuilt or commercial-classified — do trigger inspections. If your home car lift for garage doubles as your inspection prep workspace, a four-post is ideal because it holds the vehicle steady for a full underbody walk-around. You can inspect brake lines, exhaust hangers and undercoating without any of the working-under stress of a two-post lift.
Our central Iowa buyer had one antique registration that required an inspection every three years. He used the four-post for the inspection prep — dropping the car to about 48 inches (mid-lock position), walking under with a flashlight and a mirror, checking every brake line and fuel line, tightening what needed tightening and then documenting the whole walk-around before the inspection appointment. That’s the kind of routine use that a home four-post makes easy and that a jack-and-jack-stands setup makes miserable. If inspection prep is any part of your use case, weight the buying decision toward a four-post with easy underbody access. The time savings across a decade of ownership add up faster than the initial price difference.
