A municipal fleet manager working out of a new maintenance building in Ankeny called us last summer with a good problem: he had budget approval for a 2 post car lift, a fresh building shell, and a construction crew ready to work. What he did not have was a sequence. Concrete first? Electrical first? Lift arrives before the electrician? After? The order of operations matters more than people realize, and getting it wrong is how a lift install turns into a change-order parade. This is the sequencing plan we sent him — the order we recommend to any fleet or shop planning oil changes and general fluid service in a new bay from the ground up.

Step One: Confirm the Bay Footprint Before Anyone Pours Concrete

Before the concrete truck arrives, the bay footprint has to be locked. A 2 post car lift needs a minimum clear-floor width between columns of about 10 feet 6 inches for symmetric configurations and 11 feet for asymmetric. The column footprint itself is roughly 12 to 14 inches square. Add three feet of walk-around clearance on each side and you get a bay width of roughly 14 feet minimum, 16 feet comfortable. Depth of the bay wants to be 24 to 28 feet — enough to fit a full-size vehicle plus a service technician’s workspace at both ends.

The Ankeny manager had a shell that was 26 feet wide by 40 feet deep, so plenty of room for two bays side by side. We laid out the column positions on his floor plan first, marked exactly where each of the four anchor points would land, and only then approved the concrete pour. Getting the layout right on paper before concrete is cheaper than moving a column two feet after the slab is cured. Never let the concrete crew show up with only a rough sketch — always have the column footprint dimensioned on the plan before the pour date.

Step Two: Pour Concrete to the 2 Post Car Lift Spec

Concrete is the most permanent thing in the build-out, so we specify it deliberately. A commercial 2 post car lift wants 4.25 inches minimum of 3,000 PSI concrete under each column. For a fleet bay in Ankeny that will see 12,000-pound utility trucks daily, we recommend 6 inches of 4,000 PSI concrete with a mat of #4 rebar on 12-inch centers, thickened to 8 inches under each planned column location. Yes, that is more than the minimum. Yes, we recommend it every time. The extra concrete costs a rounding error on the project budget and lasts forever.

The pour needs 28 days of cure time to reach design strength before anchors go in. Some fast-cure concrete blends shorten that to 14 days, but we do not shortcut this. A quality install team will refuse to anchor into green concrete, and rightly so. The Ankeny bay poured in late June, cured through July, and we scheduled the lift install for early August. That thirty-day gap is not wasted time — it is the interval when the electrician does their part of the work.

Step Three: Electrical Rough-In While Concrete Cures

The concrete cure window is when the electrician earns their money. We hand the electrician four pieces of information: the exact model of 2 post car lift, the manufacturer’s electrical spec sheet, the floor plan with the powerpack column marked, and the measured run distance from the panel to the column location. For most 10,000 to 12,000-pound commercial columns, that is a 30-amp two-pole circuit on 10 AWG copper, terminating at a disconnect within sight of the power column.

In the Ankeny build, the fleet manager’s electrician pulled the circuit through conduit stubbed up out of the slab at the powerpack column footprint. He also stubbed in a compressed air line and a floor drain line to the same location, because the powerpack column ends up being the utility hub for the bay. Doing that rough-in during the concrete cure window means the trades do not stumble over each other later. When the lift install crew arrives, the disconnect is live, the air is plumbed, and the drain is under the slab waiting for the trench cover.

Step Four: Lift Delivery and Storage

A 2 post car lift ships on a pallet weighing 1,600 to 2,200 pounds depending on the model. The Ankeny fleet bay had a forklift available for unloading, which is the easiest scenario. If the customer does not have a forklift, we can quote liftgate delivery, which adds cost but works. The pallet needs to sit indoors between delivery and install day. Water, humidity, and cold do the columns no favors, and a two-week outdoor sit will start rust bloom on the arm bolts before anyone even opens the crate. Plan the delivery window so the concrete is fully cured and the electrical rough-in is done before the truck arrives.

We coordinate the delivery date with the certified installer’s schedule so the pallet sits inside for a week or less. That reduces the odds of the crate getting bumped by other trades. In Ankeny the pallet sat for four days. Nothing dented, nothing rusted, install went smoothly. Step Five: Certified Install and Commissioning

Install day is one crew, one long visit. Our ALI Certified Installer arrives with a mag drill, a torque wrench, a laser level, and the manufacturer’s installation manual open on the tailgate. He sets the powerpack column first, drills anchors, plumbs the column with the laser, and torques the anchors to spec — usually 100 foot-pounds for a half-inch wedge anchor in 3,000 PSI concrete. Then he sets the free column, plumbs and anchors that side, connects the equalizer cables, and mounts the overhead shutoff bar.

Commissioning takes about ninety minutes after mechanical assembly. He cycles the empty 2 post car lift multiple times, checks safety lock engagement on both columns at every detent, verifies hydraulic pressure at full lift, and adjusts cable tension until the columns rise in sync. Then he loads a test vehicle and cycles again under load. Everything passes or he does not sign the commissioning paperwork. In Ankeny, the whole install and commissioning took seven hours, and the fleet manager watched the entire process because he wanted to know his equipment.

Step Six: Safety Training and Documentation

After commissioning, the certified installer runs a short safety-and-operation walkthrough with every technician who will use the lift. Not a training class — just a walkthrough. He shows the primary lift controls, the safety lock release, the emergency lowering procedure, the pad selection matrix for different vehicle types, and the daily and weekly inspection checklist. All of this is documented in the commissioning packet that stays with the equipment for the life of the lift.

For a municipal fleet, that documentation packet is worth its weight in gold. When the state labor inspector visits, the fleet manager pulls out a folder with the ALI Gold certification, the certified installer’s signed commissioning paperwork, and the safety training log for each tech. The inspector nods and moves on. Skipping this step is how a shop ends up with a citation. We hand it over every time, no exceptions. Related reading: ALI Gold certification background.

Step Seven: First Ninety Days of Operation

A new 2 post car lift breaks in over the first thirty to ninety days. Cable tension settles, hydraulic seals seat, and the equalizer system finds its rhythm. We ask fleet customers to check cable tension at 30 days and again at 90 days. If the columns start rising out of sync — one climbing faster than the other — that is the equalizer cable stretch that always happens on a fresh install. Ten minutes with a wrench and the columns come back into level.

The Ankeny fleet manager called us at day 45 with a slight sync issue. We walked him through the cable adjustment on the phone, he tightened both sides a quarter turn, and the columns came back into balance. That is the entire first-year maintenance load on most fleet installations. The rest is just clean the pads, wipe the columns, and change the hydraulic fluid at year two.
