A mobile mechanic in western Illinois — Rock Island area, working out of a 30×40 pole building he had bought used — called us about turning his mobile operation into a stationary autolift garage. His hook was ceiling clearance: he had measured 11’8″ clear at the lowest tie beam and 12’2″ clear at the peak, with an overhead door that opened to 9’6″ of headroom. He was doing mostly wheel bearing work and light suspension, and he needed to know whether he could fit a proper lift under that ceiling. This article is the case study from his install — the measurements, the model we picked, and the way a low-ceiling autolift garage actually gets built in real life.

The building: 30×40 with 11’8″ clear
His pole building was standard western Illinois construction — 30 feet wide, 40 feet deep, with 12-foot side walls and a 9’6″ overhead door on the short wall. The tie beams ran perpendicular to the door about every 12 feet, which meant the lowest overhead point in the room was 11’8″ from finished floor to underside of beam. Peak clear at the ridge was 12’2″ but the peak was directly under the ridge, not usable for a lift because the columns need to sit under a beam-free area.
The slab was original to the building, unknown thickness. We tested by pulling a core sample in the corner and found 4.0 inches of 3,000 PSI concrete with light rebar — right at the edge of usable for a two-post. If it had come back at 3.5 or thinner, the whole autolift garage plan would have needed a cut-and-pour to bring the anchor zone up to 4.25 inches minimum. Slab first, always.
The workload: wheel bearings and light suspension
His mobile business was 60% wheel bearings, 20% suspension work — struts, control arms, sway bar links — and 20% miscellaneous under-car service. He was not doing exhaust, not doing driveline, not doing alignment. All of his work happens wheels-off, which pushed him toward a two-post from the start. He was not going to store vehicles overnight and he was not going to do tire rotations on-deck. A four-post would have been the wrong tool.
Wheel bearing work needs the vehicle high enough that the tech can stand under the hub with a slide hammer or press without bending. Standard tech reach is about 66 inches from floor to shoulder for the average adult, plus the tool length, so we target 60 inches of lift height for wheel bearing autolift garage builds. That is well within what a two-post can deliver even in a low-ceiling building.
Why a floor-plate two-post fit the ceiling
The critical decision was floor-plate versus overhead beam. A standard overhead two-post routes the equalizer cables over the top of the columns via a crossbar, which adds about 12’2″ to 12’6″ of required ceiling. His 11’8″ clear would not fit that, period. A floor-plate two-post routes the equalizer cables through a trench cover in the slab between the columns, which eliminates the overhead crossbar and drops the required ceiling to about 11’4″ for most models.
We specified a Rotary SPO10 floor-plate 10,000 lb two-post for his autolift garage. Column height on the SPO10 is 11’5″ to top-of-column, which sat about three inches under his tie beam. The trench cover for the cables was a 4-inch wide plate flush with the slab surface, which he chalked and taped so the cover wouldn’t get run over by a rolling jack. Total floor footprint was 12 feet wide by 10 feet deep for the columns and bay.
Door swing and drive-through geometry
Overhead door clearance was the second geometry check. His 9’6″ overhead door was tall enough to drive in every vehicle he served, but the door track hardware at the top ate about 8 inches of usable clearance in the first 18 inches inside the door — so the effective drive-in height was 9’6″ only after the vehicle was fully inside the bay. Any lifted truck with a roof rack or a light bar would have been a concern; his workload of stock passenger vehicles and light pickups fit comfortably.
Arm swing radius on the SPO10 is about 50 inches when the arms are set to load position and about 42 inches when locked under a vehicle. We laid out the column position so that the arms would clear his tool boxes and the wall on both sides with at least 24 inches of walk-around space. In a 30×40 building, the autolift garage occupies about a third of the floor area including walk-around, which left him plenty of room for a parts bench, a press, and a hydraulic bearing driver kit.
Install day and first cycles
We drove to Rock Island on a Thursday, unloaded the lift from a flatbed onto the slab with the customer’s own forklift, positioned the columns, drilled the anchor holes with a wet coring rig, set the anchors, connected the hydraulics and cables through the trench, and had the lift running by mid-afternoon. Total install time was seven hours plus a lunch break. We ran three empty cycles, three cycles with the customer’s own truck on the pads, and then walked him through the maintenance schedule.
His first paid job on the new autolift garage was a rear wheel bearing on a 2018 F-150 the following Monday. He clocked the job at 45 minutes floor-in to floor-out, which was about 25% faster than his best mobile time on the same job. Over the following month he added two more wheel bearing customers and dropped the mobile side of his business by about half — the shop was pulling in enough revenue to make it worth staying home.
Total cost and financing structure
The full autolift garage build — SPO10 floor-plate two-post, freight to western Illinois, trench cover, anchor kit, and install labor — landed in a range that his small-business line of credit covered comfortably. He did not use our 0% APR program because his existing credit line had better cash-flow terms for his specific situation. We are happy either way; the goal is that the lift is financed sanely and the payments do not choke the shop.
Freight to the Quad Cities from the manufacturer warehouse ran about 15% higher than freight to central Iowa because of the truck-loading logistics — the terminal we ship through prefers Iowa-bound freight and adds a surcharge for Illinois destinations. That is worth knowing if you are shopping a western Illinois autolift garage build; the sticker will be a couple hundred dollars higher than the same lift shipped to Des Moines.
