When a dealership service manager in southeast Iowa calls us about a new car lift for the seasonal storage bay, the conversation almost never starts with brand. It starts with dimensions. Ceiling height, column footprint, concrete thickness, the width of the roll-up door, where the pad points fall on a Chrysler Pacifica versus a Ford Expedition. Site survey and install prep are what turn a good lift into a workable install, and they are what turn a bad site into a shrug and a partial refund. This piece is a technical walk-through of the numbers we measure, what we look for, and how it plays out on a real southeast Iowa dealership job we finished this spring.

What a site survey actually looks like

Our site survey is either a phone conversation with photos and a tape measure, or a truck visit if the job is large enough to justify the trip. We ask for ceiling height at four points across the bay, floor slope from front to back and side to side, the concrete age and thickness, the location of the nearest 220V panel, the width of the entry door, and whether there is a floor drain that might sit under a column pad. For a southeast Iowa dealership adding one car lift to a storage row, this typically takes twenty minutes and produces enough detail for us to spec the exact lift model, the anchor pattern, and the electrical run.

The site survey is where most install problems get killed early. Nine out of ten surprise issues we hear about from customers who bought online without a survey are things a fifteen-minute conversation would have caught. Sloped concrete beyond a half-inch across the column spread. A ceiling truss that hangs six inches below the flat drywall. A load-bearing wall right where the column needs anchors. Every one of those turns a smooth install into a change order and a week of delay. Do the survey first. It is free from us and priceless in avoided rework, especially on a dealership schedule where downtime is real money.

Concrete thickness: the four-inch rule and what breaks it

Every major two-post car lift installation manual specifies a minimum concrete slab of four inches at 3,000 PSI. That is the number to remember. Four inches, 3,000 PSI, no visible cracks near the anchor points. If your slab is three and a half inches, you are not installing on it. If your slab is four inches but old and cracked through, you are not installing on it. If you do not know what your slab is, we bring a slab locator to the survey and check the actual thickness at the intended anchor points before any quote goes final.

Southeast Iowa dealerships built in the 1970s and 1980s frequently have four-inch service-bay slabs that turn into three-inch storage-bay slabs where the pour was thinner. That is the exact spot the storage lift wants to go, and it is exactly where the anchor spec fails. The fix is either a rebar-tied concrete pad poured on top of the existing floor (six inches, engineered) or moving the lift into an adjacent service bay. Both work. Neither is free. This is the number-one reason we tell customers not to buy the car lift until after the survey, because if the concrete is wrong, the whole quote changes and you do not want to have already paid freight on a pallet you cannot install.

Real dimensions: 2-post footprint from a Rotary SPO10

Let us put actual numbers on the page. A Rotary SPO10 two-post asymmetric, which is the most common car lift we install for storage-plus-service dealership work, has a column-to-column inside width of about 110 inches, an overall height of just under 12 feet, and requires a rectangular anchor pattern of about 24 inches by 24 inches per column base. The columns themselves are roughly 8 inches by 12 inches at the base. Total footprint including working clearance is a bay 12 feet wide by 25 feet deep, minimum. That is what fits comfortably. Fourteen wide by 28 deep is what we recommend for daily service work with a tool cart.

Rise height puts the lift arms at roughly 74 inches from the floor at full extension. That means the vehicle’s rocker panels sit at chest height for a six-foot technician. The arms swing to a maximum reach of about 55 inches from the column, so vehicles up to about 118 inches of wheelbase get lifted cleanly. Anything longer needs the SPO12 or a truck-adapter kit that adds another 8 to 10 inches of arm reach. A southeast Iowa dealership servicing full-size pickups and SUVs almost always wants the truck-adapter arms up front, not as an afterthought when the first F-350 rolls in and will not pick up cleanly.

Real dimensions: 4-post footprint for storage

A four-post storage lift like the Rotary AR14 or the Challenger 44000 has different numbers. Overall length is about 220 inches, overall width about 106 inches, runway width 21 inches per side, drive-through width 47 inches inside. Overall height varies by model, but the low-ceiling versions sit at about 84 inches when lowered and 90 inches when raised, meaning a vehicle stored on the raised runways plus the lift structure itself needs about 14 to 15 feet of ceiling if a full-size pickup lives on the top level and another one parks underneath.

The four-post does not anchor into the concrete for most installations. It sits on rubber feet and takes advantage of its own weight and the vehicle sitting on top. That is a big advantage for a southeast Iowa dealership that leases space or plans to reconfigure the bay in five years. Move the lift, patch nothing. It is also why concrete thickness matters less for a four-post storage install than for a two-post service install. Four inches is still recommended, but a solid three-inch slab can host a four-post storage-only car lift without anchoring, provided the floor is flat and rated for the point load of the feet.

Utilities: power drop, air, and drain-back oil path

The power drop for a two-post lift is 220V single-phase, roughly 25 amps on a dedicated circuit. The disconnect should be within sight of the operator, mounted at chest height on the column nearest the powerhead. For a four-post, you are at 110V or 220V depending on model, and current draw is usually lower. Air lines are a nice-to-have on both. A quick-connect at each column makes rattle-gun work faster, but they are not strictly required for a lift itself to operate. Focus on the electrical first, air second.

The one utility item everyone forgets is the drain-back oil path if the powerhead sits low. Some two-post cylinders drain back through the pump on the way down, and if the pump is at the bottom of the column, that is fine. If the powerhead is mounted higher on the column, you need to plan a return line. This is not a car lift buyer’s problem: the installer handles it, but a good site survey confirms the powerhead location and the tank access before install day so nobody is fishing around behind a wall panel for a hydraulic line at 5:00 PM. Southeast Iowa dealership bays are often built with the electrical panel on the wrong wall relative to the lift location, so we plan the conduit run early.

Freight, unload, and set-day timing

Every car lift ships as one or two pallets on an LTL freight carrier. A two-post is one pallet, roughly 2,000 pounds, and needs either a loading dock, a forklift, or a truck with a liftgate to unload. A four-post ships as two pallets and is closer to 2,500 pounds. Southeast Iowa dealerships almost always have their own forklift, so we ship dock-to-dock and skip the liftgate charge. Small independent shops usually need the liftgate service and we quote it in from the start rather than surprising anyone with an accessorial charge later.

Set day is one working day for a straightforward two-post install, longer if the anchor holes hit rebar and we have to shift the drill pattern. A four-post set day is typically half a day. That includes uncrating, positioning, plumbing the hydraulic hose, wiring the disconnect, filling the tank, bleeding the cylinders, and cycling the lift three times through the safety locks. We do not leave until the lift is running clean and the arm restraints are engaging on every position. Southeast Iowa is a manageable drive for our set crew, so we usually stage the truck the night before and start early.
