A while back a weekend hobbyist up in northeast Iowa emailed us about putting an auto lift in a new 30×40 pole building with a concrete floor and roughly 12-foot sidewalls. He wanted to do his own maintenance — differential fluid, brakes, oil — on passenger vehicles under 7,000 pounds, and he wanted to store one car up top with another parked underneath. That is one of the most common requests we get, and it is also the request where the most money gets wasted, because the answer depends almost entirely on the building. Here is the pre-purchase checklist we walk through with home shop owners before anybody spends a dollar on freight.

Step 1: Decide whether you’re servicing or storing — the answer changes everything

The hobbyist above wanted both, which is fine, but the two goals pull in opposite directions. Storage wants a four-post: drive on, raise, park a second car underneath, walk away for six months with no anchor concerns and no worry about the vehicle shifting. Service wants a two-post: wheels hang free, suspension drops, nothing blocks your access to the underbody, and pulling a differential cover or dropping an exhaust is straightforward.

For differential fluid specifically, a four-post works fine — you’re not pulling wheels, you just need to get under there with a drain pan and a fill pump, and the runways don’t get in your way. Brakes, wheel bearings and suspension are where a four-post gets annoying, because you’ll be reaching for a rolling bridge jack every time. Our honest recommendation for a mixed-use home shop: if storage is half the reason you’re buying, get the four-post and add a bridge jack later. If you truly plan to do wheels-off work most weekends and storage is a bonus, get the two-post and give up the stacking. Step 2: Measure the slab, then verify it

New pole building concrete is usually good news, but “usually” isn’t a spec. A two-post needs anchors into a minimum of four inches of properly cured 3,000 PSI concrete, and a lot of pole barn floors get poured at four inches nominal — meaning some areas are four and some are three and a half where the grade dipped. A four-post is more forgiving because the load spreads across four base plates and many home models don’t require anchoring at all for storage duty, but it still wants a flat, level, sound slab.

Three things to check before you order. First, thickness: drill a test hole with a hammer drill in an out-of-the-way spot and measure. Second, cure time — if the pour is less than 28 days old, wait. Third, control joints and slab edges. Anchors need to sit a minimum distance from any joint or edge, typically several inches, and the column positions are not negotiable once you’ve picked a model. If your slab has a seam running right down the middle of the bay you want to use, tell us before we quote. Fixing a slab is a saw-cut and a footing pad, which is a day of work. Discovering the problem with a column half-installed is a much worse day.

Step 3: Answer the 220V question honestly

“Do I need 220V?” is the single most frequent question we get from home shop buyers, and the short answer is: usually yes, and you should plan for it either way. Most two-post and four-post power units in the 8,000 to 12,000 pound class run a single-phase motor that can be wired for 220V, and while some are convertible to 110V, running one on 110 means slower rise, more heat, and a motor working harder than it should for the life of the machine.

If your pole building already has a subpanel — and most new 30×40 builds do — adding a dedicated 220V circuit with the correct breaker and wire gauge is straightforward electrician work, and it’s far cheaper to do it while the building is still fresh than to fish conduit later. Put the receptacle on the correct side. The power unit mounts on one specific column depending on the model, and if you guess wrong you’re running a cord across the bay forever. We tell customers to hold off on the electrical until they’ve picked a model, then we send the exact voltage, amperage and mounting side so the electrician does it once. Getting power right is the cheapest part of a good install and the most annoying thing to redo.

Step 4: Do the real ceiling math, not the brochure math

Twelve-foot sidewalls sound like plenty and often are, but sidewall height is not clearance. In a pole building with trusses, your usable height at the peak may be more than 12 feet and at the sidewall may be less once you account for purlins, a girt, a light fixture or a hanging heater. Measure the lowest obstruction anywhere the vehicle or the carriage will travel, not the tallest point of the ceiling.

Then subtract. For a four-post storage setup you need the height of the car on top plus the runway height plus a few inches of margin, and you need the car underneath to clear the raised runways. Two mid-size sedans stack comfortably under 12 feet; a lifted pickup on top and an SUV underneath will not. For a two-post, the question is different: how high can you raise a vehicle before its roof meets something, and does that leave you a comfortable working height? Anywhere from 60 to 70 inches of pad height is where most people can stand upright under a car. If your ceiling only allows 48 inches of rise on the vehicle you actually own, you’ll be crouching, and a mid-rise scissor might serve you better for less money and no ceiling drama at all.

Step 5: Plan the floor around the auto lift, not just the auto lift

A 30×40 building feels enormous until a car is up in the air and you’re trying to walk a floor jack past it. Before ordering, chalk the footprint on the slab, including column positions and the drive-on approach, then walk it. Can you open a car door fully on both sides? Can you get a tire and wheel out past the column without turning it sideways? Is there room behind the machine for a bench, or did you just block your own workspace?

Also think about the stuff that shares the bay. Where does the compressor go, and can you route air without crossing the drive path? Where’s the drain, if you have one, and does the auto lift sit uphill or downhill from it — because a differential drain that runs toward your bench instead of away from it is a small recurring misery. Northeast Iowa winters mean vehicles come in wet and salty, so plan for water on the floor under a raised car and for the runway drip trays if you go four-post. Ten minutes with chalk saves years of working around a bad layout. We do this exercise with customers on site whenever we can, because on paper everything fits and in a real building it rarely does.

Step 6: Know what installation actually involves before it shows up

Freight is the first surprise. A two-post arrives on a pallet weighing well over a thousand pounds, on a truck without a liftgate unless you specified one, and it needs to come off in your driveway. If you don’t have a tractor with forks or a skid steer, say so up front — we bring equipment. Second surprise is time. A straightforward two-post install with good concrete and power already run is generally most of a day including leveling, cable adjustment, shimming the columns plumb, and cycling the machine through its full travel under load.

The parts people skip are the parts that matter: shimming each column truly plumb, torquing anchors to the manufacturer’s spec with a real torque wrench, adjusting equalizer cables so the carriages rise evenly, bleeding air out of the hydraulic system, and verifying every lock engages and releases on both sides. A DIY install that skips the torque spec or leaves the cables uneven will work for a year and then start clicking unevenly, and by then it’s a service call. We install these for a living across northeast Iowa and up through the Waterloo and Decorah areas, and we’d rather do it right the first time than come fix it. Step 7: The five-minute call that saves the whole project

Here’s the checklist condensed. Slab thickness, cure age, and joint locations. Panel location, available amperage, and whether 220V exists. Lowest ceiling obstruction across the full travel path, not the peak. Tallest and heaviest vehicle you’ll actually put on it, plus whatever you might buy in five years. Door track position if there’s an overhead door in play. Storage versus service priority. Freight unloading capability. That’s seven answers, and with those seven we can tell you exactly which auto lift fits and which one will disappoint you.

The hobbyist with the 30×40 building ended up with a four-post rated well above his 7,000-pound target, because headroom allowed it and storage was half his reason for buying. He added a rolling bridge jack the following year for brake work and hasn’t looked back. That outcome came from measuring first and ordering second.
