Last fall we ran a site survey for a mobile mechanic in central Iowa who was finally getting off gravel driveways and into a rented bay, and the autolift garage he had in mind almost did not fit the building he had already signed a lease on. He had the lift picked, the money ready, and a date on the calendar. What he did not have was a slab thickness number, a clear ceiling measurement, or a panel with room for another circuit. That job turned into a useful teaching case, because every problem he hit is one we see repeatedly across Story, Boone, Polk, and Marshall counties. Here is exactly how the survey went, what we found, and what it cost him to fix before install day.

The Customer and the Problem He Was Solving

This tech had run a mobile service van for six years doing brakes, suspension, diagnostics, and a steady stream of annual safety look-overs for regular customers before plate renewal. The van model worked until it did not. Roadside jack stands are miserable in an Iowa January, wheel-off work in a customer’s driveway is slow, and there is a whole category of jobs — exhaust, fuel lines, transmission service, anything requiring sustained under-car time — that he was simply turning away. Renting a small commercial bay and putting one good lift in it turned those refusals into revenue.

His requirements were narrow and clear, which made our job easy. Passenger cars, crossovers, and half-ton trucks. Occasional three-quarter-ton. Wheels off constantly. One bay, one lift, maximum access. That is a 10,000-pound asymmetric two-post, full stop. A four-post would have been wrong for him — great for storage and alignment, poor for the brake and suspension work that pays his bills. We spec’d a clearfloor two-post so nothing crossed the floor between the columns, which matters when you are rolling a transmission jack or a parts cart through a dozen times a day. Getting the equipment choice right takes ten minutes of honest conversation. Getting the building right took considerably longer.

Step One: Measuring the Slab, Not Guessing at It

The landlord said the floor was six inches. The landlord was repeating what he had been told in 2004. We drilled two test holes in the proposed column locations and found roughly four and a quarter inches in one spot and just under four in the other, over compacted fill with no visible rebar. That is right at the manufacturer’s minimum and below where we like to be for a 10,000-pound unit that will cycle multiple times a day, every day.

Slab thickness is only part of it. We also looked at concrete condition — cracking, spalling, oil saturation, and distance to control joints and the slab edge. One proposed column position sat about fourteen inches from a saw-cut joint, and anchors set that close to a joint can pull. So we shifted the whole footprint about two feet toward the center of the bay, verified the vehicle approach still worked with the overhead door, and then recommended cutting and pouring two footing pads at roughly 4×4 feet by 8 inches deep, 3,000 PSI minimum, tied into the existing slab. A local concrete crew did it in a morning for a few hundred dollars in material and labor. Twenty-eight days later we anchored into something we trusted. For an autolift garage that has to carry a working load daily, that is not an upsell — that is the difference between a lift you forget about and one that keeps you awake.

Step Two: Ceiling Height, Door Tracks, and Overhead Obstructions

He measured his ceiling at fourteen feet and figured clearance was a non-issue. It nearly was. The trap in leased bays is never the peak height — it is everything hanging below it. In this building there were sprinkler heads, a run of conduit, two rows of shop lights, and a sectional door track that arced back into the bay and sat lower than the ceiling by more than three feet at its highest point.

We mapped all of it. A clearfloor two-post needs enough height for the overhead crossbar plus the shut-off bar, and you need to raise a full-size pickup to full height under it without touching anything. Once we plotted the door track we found the lift had to sit a little deeper into the bay than he had originally chalked, which in turn changed where the power drop needed to land. We also moved two light fixtures — a ninety-minute job for an electrician — so a raised truck bed would not smash them. This is exactly why we do the survey with a tape measure instead of over the phone. Every time we skip that step somebody ends up cutting a hole for a crossbar or living with a lift that cannot go to full height. In a working autolift garage where the lift runs twenty times a day, losing eight inches of rise is a permanent daily annoyance.

Step Three: Power, Air, and the Electrical Panel

The bay had a 100-amp subpanel with two open slots and an air compressor already on one of them. His two-post power unit was a 220V single-phase motor drawing well under what the panel could give, but the run from the panel to the lift’s column was almost sixty feet, which pushed the wire gauge up. We had him bring in a licensed electrician for a dedicated circuit with a disconnect within sight of the power unit — code in most jurisdictions and just plain smart when you are troubleshooting.

Air matters too. Most two-post lifts release their mechanical locks pneumatically, so you need a regulated air line at the lift. His compressor was undersized for continuous use but fine for lock releases, and we ran a quarter-inch line along the column with a quick-disconnect. Two details people miss: verify motor voltage before you order, because 208V three-phase and 230V single-phase are not interchangeable and swapping a motor after delivery is a headache; and confirm rotation direction on three-phase units at first power-up. We also recommended a surge-protected outlet nearby for a work light and a battery charger, since the whole point of an indoor bay is not running extension cords across a wet floor in March. Small stuff, but it is what separates a shop that flows from a shop that fights you.

Step Four: Install Day and the Two-Hour Rule

With the pads cured, the lights moved, and the circuit pulled, install day was uneventful — which is the goal. Two of our guys, a rotary hammer, a laser level, and about five hours from freight unload to first test lift. Columns set and shimmed plumb, anchors torqued to the manufacturer’s spec in sequence, overhead assembly squared, cables run and equalized, hydraulics bled, arms installed and restraints checked, then a full cycle test unloaded followed by a loaded cycle with his own truck.

The rule we give every customer: budget two hours after the crew leaves to actually learn the machine before you take a paying job on it. Run it to every lock position. Listen to what a proper lock engagement sounds like. Find the pinch weld positions on the three vehicles you see most. Practice setting the arms so nothing contacts a rocker panel or a plastic sill cover. Locate the manual lock release and the emergency lowering procedure and do them once. We also walk through the daily and monthly checks before we pack up. Ownership of an autolift garage is not complicated, but the habits you build in the first week are the ones you keep for a decade. Guys who learn the machine cold have fewer damaged rockers and far fewer service calls.

What the Whole Autolift Garage Prep Actually Cost Him

Here is the honest accounting, in tiers rather than exact figures. The lift itself was the large majority of the spend — a 10,000-pound commercial two-post in the mid four figures, plus freight on a heavy pallet. Professional installation added a fraction of the equipment cost. Concrete pads ran a few hundred dollars. Electrical, including the dedicated circuit, disconnect, and moving two fixtures, came in under a thousand. Miscellaneous — air line, fittings, drip trays, a set of truck adapters, a decent torque wrench — added a few hundred more.

Prep work landed at roughly fifteen to twenty percent on top of the lift price. That is typical. When somebody tells us they have budgeted only for the equipment, we tell them to add twenty percent for the building side and they are usually close. It is also money that stays with the building rather than the machine, so if he moves in three years the pads and the circuit stay put and the lift comes with him. He was back to full production the following Monday and has told us he covered the entire prep cost in the first six weeks of indoor work — largely on jobs he used to turn down. What We Would Tell the Next Mobile Tech Going Indoors

Do the survey before you sign the lease, not after. Lease terms are negotiable when you are still shopping and immovable once you have signed. If a landlord will not let you drill anchors or cut pads, that building is not a candidate no matter how good the rent looks. Get the slab thickness in writing or drill test holes yourself — a rotary hammer and a tape measure settle the question in five minutes and remove the single biggest variable in the whole project.

Second, buy capacity you will grow into. The difference between a 9,000 and a 10,000-pound unit is small on the invoice and large on the day a customer shows up with a loaded three-quarter-ton. Third, order early. Freight schedules and concrete cure times do not compress, and a 28-day cure will wreck an aggressive timeline if you did not plan for it. Fourth, keep a small parts shelf: a spare set of arm pins, extra anchor bolts, hydraulic fluid, and a lock-release air fitting. Cables are the item most likely to strand a working bay, and we stock them for every major brand.
