A guy up near the Iowa Great Lakes emailed us a few years back with a request we get almost weekly: he was putting up a 30×40 pole building with a concrete floor and twelve-foot sidewalls, he wanted to do his own maintenance, and he wanted to store one car up top with another parked underneath. Nothing over 7,000 pounds. That is the classic first-time autolift garage question, and the answer has more moving parts than most people expect — capacity, ceiling height, lift type, and the one thing almost nobody asks about until later, which is what the thing will be worth when you sell it. Start With Your Building, Not With the Lift

Every good home lift decision starts with three measurements: finished ceiling height at the lowest obstruction, slab thickness and strength, and usable floor area clear of doors and posts. A 30×40 pole building with twelve-foot sidewalls, like the one that Great Lakes customer described, is close to ideal. It gives you room for a four-post to raise a sedan high enough to park another car underneath, and it gives a two-post enough height to work standing up under most passenger vehicles.

Where people run into trouble is the attached garage with a nine-foot ceiling and a garage door opener rail hanging down in the middle of the bay. In that space a full-rise lift is off the table and you are looking at a mid-rise scissor or a portable option. Nine and a half to ten feet is the practical threshold where a full-rise two-post starts to make sense for working on cars, and you want twelve feet or better if stacked storage is the goal.

Slab is the other gate. Most residential pole barn pours in Iowa are four inches, sometimes with fiber mesh, sometimes not. Four inches of solid 3,000 PSI concrete will carry a typical home-duty two-post or four-post. What it will not carry is a slab poured over soft fill, or one with a control joint running right where an anchor wants to go. We check that before anything gets bolted down, because the anchoring is the part of an autolift garage build that you cannot un-do cheaply.

Suspension and Shock Work: What Access You Actually Need

The single most common reason first-timers buy a lift is suspension work. Struts, shocks, control arms, bushings, ball joints — all of it is miserable on jack stands and straightforward on a lift. But not every lift type gives you the same access, and this is where buyers get burned.

For suspension and shock replacement you want the wheels hanging free. That points to a two-post, which lifts by the frame or pinch welds and leaves the suspension unloaded and the wheels off the ground with nothing in your way. It is the correct tool for the job, full stop. A four-post lifts by the tires, which means the suspension stays loaded and the wheels stay on the runways — great for oil changes, exhaust, and storage, useless for pulling a strut unless you add a rolling bridge jack.

That bridge jack is the compromise a lot of home users land on, and it works. You drive onto the four-post, roll the jack under the crossmember or the axle, lift one end, and now you have wheels-free access on that axle. It costs a few hundred dollars, it adds a step to every job, and it is not quite as convenient as a two-post. But if you also want to park a car underneath — which the Great Lakes customer did — the four-post plus bridge jack is usually the right answer. Deciding between them is the biggest fork in the road for a first autolift garage, and it is worth a phone call before you order.

Capacity: Why 7,000 Pounds Is Rarely the Right Number

Almost every first-time buyer names a capacity that matches the heaviest vehicle they own right now. Seven thousand pounds sounds generous when your daily driver is a 4,200 lb sedan. It is not generous. It is exactly enough, which means it is not enough.

Vehicles get heavier. A half-ton crew cab pickup with a diesel and a topper can push 7,500 pounds before you put anything in the bed. An EV crossover, which more and more of our customers own now, carries a battery pack that adds a thousand pounds over the gas equivalent. And if you ever sell the building or the lift, the next owner’s vehicle list is not your vehicle list. We steer nearly every home buyer toward 9,000 or 10,000 pounds minimum on a two-post and 8,000 to 9,000 on a four-post. The price difference between a 7,000 lb unit and a 9,000 lb unit is real but modest, and the capability difference is significant.

The other thing capacity buys you is margin. A lift running at eighty percent of rated capacity every day wears faster than one running at fifty percent. Cables stretch sooner, seals go sooner, and the whole thing feels less solid. Buying a size up is the cheapest insurance in the entire project, and it is the number one piece of advice we give when someone is planning their first autolift garage and trying to shave cost off the equipment line.

Resale and Trade-In: What Holds Value and What Does Not

Here is the part almost no first-time buyer asks about, and it deserves attention because a lift is one of the few shop tools with a genuinely healthy used market. People move. They downsize. They finish the project car and sell the barn. Used lifts change hands constantly across Iowa and the Great Lakes region, and the spread in what they bring is enormous.

What holds value: recognizable brands with parts availability. A BendPak or Atlas four-post in good condition with clean cables and an intact data plate will typically bring somewhere in the range of fifty to seventy percent of its original price even after several years of light home use. Rotary and Challenger commercial units hold even better because shops will buy them. What does not hold value: no-name imports with no serial plate, no manual, and no parts channel. Those often sell for scrap-adjacent money because a buyer knows they will never source a cable or a lock dog for it.

Documentation matters more than people expect. Keep the manual, the original invoice, the ALI certification info if the model has it, and any inspection or service records. A used lift with paperwork sells faster and higher than an identical unit without. And condition of the wear items — cables, hoses, slider blocks, lock mechanisms — is the first thing a serious buyer inspects. Replacing a set of cables before you list an autolift garage setup for sale often pays for itself twice over in what the unit brings.

Portability, Removal, and Why That Affects Value

A four-post is the most resalable style of home lift for one boring reason: it can be moved. Add casters and one person with a helper can roll it out of a bay, break it down, and load it on a trailer in an afternoon. It is not anchored, so there is no concrete repair, no anchor holes to patch, no argument with a home buyer about whether the thing conveys with the property.

A two-post is a different story. It is bolted to the slab with eight or more anchors per column. Pulling one out leaves holes that need to be patched, and depending on how it was installed and how the anchors seized, removal can be a genuinely unpleasant job. That reality suppresses used two-post prices somewhat relative to four-posts, especially in the private-party home market. It does not make a two-post a bad buy — it is still the right tool for suspension work — but it is a factor in the total ownership math.

We have moved plenty of both. When a customer near the lakes sold his place and wanted his four-post to come along, it was a half-day job. When another customer needed a two-post removed from an attached garage before closing, it took longer and involved a concrete patch. If resale flexibility is high on your list for an autolift garage, that difference is worth weighing before you sign. Electrical, Air, and the Costs That Show Up Later

The lift price on the website is not the project price, and we would rather you hear that from us up front than discover it after the freight truck leaves. Most home lifts run on 208 to 240 volt single phase, which in a pole building often means a new circuit and possibly a subpanel. An electrician’s day is a real number and it belongs in your budget from the start.

Air is the other one. Many four-post and scissor lifts use a small air line to release the safety locks. If your building does not have a compressor and a line run to the bay, add that. It is not expensive, but it is one more thing that has to exist before the lift is usable. Freight is the third — lifts ship on pallets and most are too heavy for a residential liftgate delivery without planning. We coordinate that for customers rather than letting them find out on delivery day that nobody can get a 2,000 lb crate off a trailer.

Then there is installation itself. A four-post assembly is a doable weekend project for a mechanically confident owner with a helper and a forklift or engine hoist. A two-post is more involved because of the anchoring, the plumb requirements, and the overhead assembly. Putting It Together: A Realistic First Build

If we were speccing that 30×40 pole building today with the same requirements — passenger vehicles, storage on top and a car underneath, occasional suspension work — here is what we would land on. A 9,000 lb four-post with a wide, long runway configuration for parking flexibility, casters so it can be repositioned or eventually loaded on a trailer, and a rolling bridge jack so shock and strut work is still on the table. Twelve-foot sidewalls give enough overhead for a sedan up top and a low crossover underneath, though not for a truck over a truck.

If the priority flipped and it was ninety percent wrenching and ten percent storage, we would go the other way: a 10,000 lb two-post, anchored properly, with the slab verified first. Better access, faster cycles, less money per pound of capacity, and no runways in the way when the bay is empty. The storage capability just goes away.

Most people land somewhere between those two, and the honest answer depends on what you will actually do in the space over the next ten years — not what you imagine doing in month one.
