He wanted one home base — a heated space where he could pull a vehicle inside during a Spiral Beach winter, get the wheels off at chest height, and stop kneeling on frozen gravel. The Mobile Mechanic Who Needed a Fixed Base
This customer had been running mobile for about four years. Tires, brakes, suspension, the occasional alignment referral — all of it out of a van with a floor jack and a set of stands. That model works until it does not. Rain, wind off the lakes, and a February cold snap can wipe out a week of scheduled work. He also started losing jobs he could not take: anything that required a vehicle to sit overnight, anything where a wheel stud snapped and he needed a real workspace, anything involving rust that needed heat and patience.
So he leased a 32×44 steel building on the edge of town with a four-inch slab and 13-foot sidewalls. His plan was one lift, one air compressor, one wheel balancer, and a tire changer along the back wall. That is a completely reasonable autolift garage. What he did not know was whether his slab could take a two-post, whether his ceiling was tall enough for a clearfloor model, and whether he should be spending money on 10,000 lb capacity when he was only ever lifting half-tons and crossovers. Those are the three questions almost everybody asks us, and they are all answerable in about fifteen minutes with a tape measure and a slab drill.
Slab, Ceiling, and Power: The Three Numbers We Check First
We measured the slab first. Four inches of nominal pour usually means three and a half inches of real concrete once you account for finishing, and most two-post manufacturers spec a minimum of four inches at 3,000 PSI under the columns. We core-tested in two spots near where the columns would land and found closer to five inches with wire mesh — a pleasant surprise, and typical of newer Iowa pole and steel buildings where the contractor thickened the perimeter and the interior pour got generous.
Ceiling came next. His trusses gave him 12 feet 8 inches of clear height at the lowest point, with a purlin running right where a clearfloor overhead beam wanted to sit. That ruled nothing out, but it did mean we needed to position the lift between purlins rather than under one. Power was the last item: he had a 100-amp panel with room for a 20-amp 240V single-phase circuit, which covers any of the two-post models we would recommend for this kind of autolift garage. If he had only had 120V available, we would have gone with a 110V power unit — they exist, they are slower, and they are fine for a one-man operation doing eight to twelve vehicles a week.
Model Comparison: SPO10 vs. SPOA10 vs. a 12,000 lb Column
We put three options in front of him. First, a Rotary SPO10 — a 10,000 lb symmetric two-post with a bottom-connected floor plate. Cheapest to install, lowest overhead requirement, and the drive-over plate is a non-issue if you are used to it. Second, a Rotary SPOA10 asymmetric with an overhead beam. The asymmetric column rotation and shorter front arms let you open the doors of a car much wider, which matters if you are getting in and out of a vehicle twenty times a day. Third, a Challenger CL12 at 12,000 lb capacity, for future-proofing against three-quarter-ton and one-ton work trucks.
His actual work was passenger cars, crossovers, and half-ton pickups — nothing that came close to 10,000 lb. But the argument for stepping up to 12,000 lb was never really about capacity; it was about arm reach and column spacing. Wider columns and longer arms make a big difference when a lifted F-250 rolls in with aftermarket rocker steps. We laid out the trade-offs honestly: the 12K costs more, needs more slab, and needs more ceiling. For an autolift garage focused on tire rotation and wheel work, we told him the asymmetric 10K was the better buy, and he agreed.
Why Wheel Work Changes the Lift Decision
A lot of buying guides treat every two-post the same. They are not the same when your primary job is getting four wheels off fast. With tire and wheel work, you spend your day at the hub, not under the car. That means arm pad height, arm swing clearance, and lift speed matter more than maximum rise. A lift that goes up in 45 seconds versus 60 seconds does not sound like much until you multiply it across twelve vehicles a day, five days a week.
Arm configuration matters even more. Three-stage front arms let you reach a short-wheelbase car’s front pickup point without stretching, and they retract far enough to get a long-wheelbase truck balanced. We also pushed him toward truck adapters from day one rather than as an afterthought, because on any autolift garage doing mixed work, the difference between a proper 3-inch adapter stack and a stack of scrap plywood is the difference between a safe lift and a bad afternoon. Finally, we talked about swing arm restraints. On a lift that gets loaded and unloaded a dozen times a day, worn restraint gear teeth are the number one thing we find on service calls, and they are cheap to replace before they become a problem.
Installation Day in the Great Lakes Region
We staged the freight the day before. The columns came in on a semi to a yard about ten miles from his shop, and he had a skid loader with forks to move them the last leg — a detail worth planning, because a two-post shipment is not something two guys unload by hand. Once we had both columns inside, layout took about an hour: chalk lines, squaring diagonals, and confirming the drive-through width against his door opening so a customer’s dually would not clip a column on the way in.
Anchoring is where an experienced installer earns the fee. We drilled to depth, blew the holes clean, set 3/4-inch wedge anchors, and torqued to spec — then we shimmed the columns plumb, because a slab that looks flat almost never is. His slab had about 3/8 inch of fall across the bay, which is normal in an Iowa building designed to drain snowmelt toward the door. Shims fixed it. We ran the hydraulic lines, bled the cylinders, cycled the lift a dozen times unloaded, then loaded it with his own truck and checked synchronization and locks at every position. Total time from bare slab to a functioning autolift garage: about six hours, plus a walkthrough on daily inspection habits.
What It Cost and What It Returned
We do not publish exact pricing because freight, options, and slab work move the number too much. But for planning purposes, an asymmetric 10,000 lb two-post from a legitimate brand with professional installation typically lands in the mid four figures to low five figures once you include delivery, anchors, and adapters. Add a wheel balancer and a tire changer and you are looking at a second equipment purchase of similar magnitude. That is real money for a one-man operation.
Here is the math he ran, and it is worth repeating. Working mobile, he averaged three to four billable jobs a day with drive time eating the rest. With a lift and a fixed shop, he booked six to eight. Even at the same per-job rate, the lift paid for itself in under a year of added throughput, and that is before counting the jobs he simply could not accept before. He also stopped turning away winter work entirely, which in northwest Iowa is a third of the calendar. What We Would Tell the Next Person Building One
If you are planning an autolift garage in northwest Iowa or anywhere else, do three things before you shop. Measure your true clear height at the lowest obstruction, not the peak. Find out what your slab actually is — thickness, PSI if you can get it, and whether there is post-tension cable or in-floor heat, because both change the anchoring plan completely. And be honest about the heaviest vehicle you will actually service, not the heaviest one you can imagine.
