Two Storage Configurations Fleet Operators Consider During Dealership Construction

When a small-fleet operator plans a new storage bay as part of a broader dealership construction project, the decision usually comes down to two layouts: single-cylinder hydraulic four-post lifts stacked in a row, or a mobile column lift system that can be repositioned and used for more than just storage. Both get vehicles off the ground and free up floor space, but they age very differently once the seasonal cycle repeats year after year.

We walk every fleet client through both options before their contractor finalizes floor plans, because the storage bay’s electrical rough-in, air line placement, and even ceiling height clearance depend on which configuration gets chosen. Retrofitting a mobile column system into a bay built for stationary four-post lifts is possible but expensive, so this decision belongs early in the dealership construction timeline, ideally before the building shell is finished.

Configuration One: Stationary Four-Post Lifts With Single Hydraulic Cylinders

A row of BendPak or Atlas four-post lifts with single hydraulic cylinders is the most common seasonal storage setup we install for western Illinois fleet operators. Each lift has one central cylinder that raises the platform, and the vehicle simply drives up and stays parked for the season. It’s simple, it’s affordable per unit, and it maximizes the number of vehicles you can store in a given footprint since the lifts sit close together in fixed rows.

The tradeoff shows up in the cylinder itself. A vehicle sitting raised for four to six months of winter storage puts sustained static pressure on the hydraulic seals inside that cylinder, and seals that are fine under normal daily cycling can develop slow weeping leaks under that kind of prolonged load. We’ve rebuilt cylinder seal kits on storage lifts more often than on lifts used for daily service work, simply because the seals never get the relief of a full down-cycle for months at a time. Budgeting for a seal kit replacement every two to three seasons is realistic for this configuration.

Configuration Two: Mobile Column Lift Systems for Flexible Storage

The second configuration we see specified in dealership construction plans is a set of mobile column lifts, typically four to six columns working in a synchronized set, that lift a vehicle at the wheels rather than under the frame or by a platform. These columns can be wheeled out of the way entirely when the storage season ends, turning the same floor space into working bay area during busy months.

Mobile columns use their own hydraulic cylinders too, but the load path and seal wear pattern differ from a stationary platform lift. Because mobile columns are frequently repositioned and re-engaged rather than left loaded in one static position for months, the seals see more varied pressure cycles but less prolonged static load. In our experience servicing these across Illinois and Iowa fleets, that translates to fewer full seal kit rebuilds over the same five-year window, though the columns themselves cost more upfront per vehicle stored.

Cylinder Seal Wear: What Five Years of Service Data Shows Us

We track service calls across both configurations, and the pattern is consistent. Stationary four-post storage lifts under sustained seasonal load average a full cylinder seal kit rebuild every 24 to 36 months, driven mostly by the polyurethane or nitrile seals losing elasticity under constant static pressure rather than from any manufacturing defect. Mobile column systems in comparable fleet storage use average closer to 36 to 48 months between rebuilds, largely because the load pattern varies more and the seals get periodic relief.

That said, the mobile column advantage narrows if the fleet operator leaves columns engaged and loaded for the entire storage season without cycling them at all, which some operators do simply out of convenience. If you’re planning dealership construction with mobile columns specifically to reduce long-term seal wear, build in a maintenance habit of cycling the columns at least once a month through the off-season. It costs nothing and meaningfully extends seal life on either configuration.

Rebuild Kits: What’s Actually Inside and When to DIY Versus Call Us

A hydraulic cylinder rebuild kit for either configuration typically includes the primary and secondary seals, a wiper seal to keep debris out of the bore, O-rings for the end caps, and sometimes a new wear band depending on the cylinder’s construction. For a fleet operator managing their own maintenance in western Illinois, replacing seals on a single-cylinder four-post lift is a manageable DIY job with the right kit and a clean shop bay, usually a half-day project per lift once you’ve done one.

Mobile column cylinders are a different story. Because the seal assembly sits deeper in the column housing and often requires partial disassembly of the lifting mechanism to access, we recommend fleet operators call us for that rebuild rather than attempting it in the field.
