The Myth: “Overhead Lifts Are Always Better for Import Work”

We hear this constantly during dealership construction planning: overhead lifts are the “premium” choice, so every bay should get one regardless of ceiling height or use case. That’s not true, and it’s an expensive assumption to build around. Overhead-style 2-post lifts do keep the floor clear of a crossbar, which is genuinely useful when you’re rolling long diagnostic cable bundles or working under a car with a technician standing on both sides. But they need real overhead clearance — often 14 feet or more depending on the model and mast height — and if your dealership construction drawings didn’t account for HVAC ductwork, sprinkler heads, and lighting fixtures in that zone, you’ll be cutting into a finished ceiling to make it fit.

Baseplate lifts, meanwhile, get dismissed as the budget option, which sells them short. For brake service and rotor swaps specifically — the bread-and-butter work in most European specialty bays — a baseplate configuration gives you a lower overall footprint, simpler anchoring into a standard slab, and no overhead obstruction concerns at all. The real decision isn’t which one is “better,” it’s which one matches your ceiling height, your slab thickness, and the actual jobs your techs run day to day. We tell every shop the same thing during a construction consult: bring us the use case, not a brand preference, and we’ll tell you which configuration actually fits your building.

Why Brake and Rotor Bays Have Different Needs Than General Service

A bay dedicated to brake service and rotor swaps doesn’t need the same lift profile as a bay doing engine and transmission work. Rotor changes are fast, repetitive, and benefit from quick, symmetrical arm swing so a tech can get in and out without repositioning the vehicle twice. During dealership construction, this is where we push shops to think about lane width and arm reach together, not separately — a lift with generous arm reach crammed into a narrow bay defeats the purpose.

We also see shops undersize capacity for this exact use case. European SUVs and performance sedans with air suspension or heavy AWD hardware are frequently heavier than techs expect, and skimping on a 9,000 lb-rated lift to save a little on the equipment line item during construction bidding ends up limiting which vehicles that bay can service at all. Right-size the lift to your actual fleet mix, including the heaviest vehicle you expect to service in the next five years, not just what’s in the shop today.

Ceiling Height and Structural Steel: The Detail Architects Miss

General contractors are good at buildings. They are not always good at automotive lift clearances, and that gap shows up constantly in dealership construction projects we support. An architect will spec a ceiling height that looks generous on paper, then a structural beam, a duct run, or a fire suppression main ends up sitting exactly where the lift’s fully raised height needs to clear.

We ask for the structural drawings early — before steel goes up — specifically so we can flag conflicts between beam placement and lift columns. This is especially critical with overhead-style lifts, where the crossbeam and its overhead clearance requirement is the single most common point of failure in a construction project. Baseplate lifts sidestep most of this problem since there’s no overhead structure to clear, which is one more reason we often steer brake-and-rotor bays toward that configuration when ceiling height is tight or uncertain during early design phases.

Anchoring Into New Slab vs Retrofitting Existing Concrete

One advantage of ground-up dealership construction that shops don’t always take advantage of: you get to spec the slab thickness and cure time around the lift anchoring requirements instead of working around whatever concrete already exists. We recommend a minimum slab thickness and full cure period specific to each lift model, and during new construction that’s simply a line item in the concrete scope — cheap to get right, expensive to fix later.

Shops that skip this step and pour a standard slab without lift anchoring in mind often find out during equipment install that the concrete doesn’t meet the manufacturer’s minimum spec, which can mean saw-cutting and re-pouring isolated pads after the fact. We coordinate directly with the general contractor on anchor bolt patterns and slab specs for every lift going into a new building, so the flooring crew pours it right the first time instead of guessing.

Sequencing the Install So It Doesn’t Delay Your Opening

Lift installation is one of the last trades into a new shop, but it can’t be an afterthought in scheduling. We’ve seen dealership construction timelines slip because lifts were ordered late, arrived after electrical rough-in was already closed up, or conflicted with air line and equipment runs that were installed without coordinating hose reel and compressor placement first.

Our approach is to lock in lift models and bay layout during the design phase, order equipment with enough lead time for manufacturing and freight, and schedule our install crew for the window right after flooring and before final inspection. That sequencing keeps your opening date intact and avoids the expensive scramble of trying to fit lift anchoring into a building that’s already been signed off by inspectors for other trades.

Getting Financing and Bid Scope Right From Day One

Dealership construction budgets typically bundle lifts in with general equipment, which makes it easy for the lift line item to get squeezed when other trades run over. We recommend getting a detailed, itemized lift quote early in the process — broken out by bay, by model, and by installation labor — so it’s defensible when the general contractor or ownership group starts trimming the budget.

We also encourage shops to loop in financing conversations early. Multi-bay builds with 8, 10, or more lifts represent a real capital outlay, and lenders and equipment finance companies want to see a clear scope before they’ll commit terms.
