Measure Your Ceiling the Way an Installer Would
Grab a tape and measure from the finished concrete to the lowest obstruction, not the highest point of the ceiling. In a typical Waukee attached garage that lowest obstruction is almost never the drywall. It’s a light fixture, a sprinkler head, a truss chord that dips, a bundle of romex stapled across the joists, or the garage door opener rail running right down the center of the bay. Write down that lowest number and then walk the bay corner to corner, because slab-to-ceiling distance often varies an inch or two across a single garage.
Once you have the real number, compare it to two different specs the manufacturer publishes: overall height and drive-thru clearance. Overhead models put a crossbeam with a shutoff bar between the columns, and that beam typically lands somewhere in the 11 to 12 foot range depending on the model and any extension kits. Baseplate models keep everything low, with the tallest point being the column itself, usually under 10 feet on a standard-height version. A 10-foot ceiling almost always pushes you toward baseplate. An 11 to 12 foot ceiling opens the door to overhead, which is what most of our Ankeny and Waukee residential customers end up choosing when the height is there because nothing crosses the floor between the posts.
Door Swing, Opener Rails, and the Things That Bite You
Ceiling height is the number everybody checks. Door travel is the one that surprises people. A standard sectional garage door on a curved track doesn’t stay flat against the ceiling; the top panel and the horizontal track hang down several inches, and the top roller travels back into the bay. If your columns sit forward of that track, no problem. If you’re squeezing the lift toward the door to keep the back of the bay open for a workbench, you can end up with a column top or an overhead beam sitting exactly where the door panel wants to be.
The practical fix is cheap and takes ten minutes. Open the door fully, then measure from the floor to the bottom of the open door panel and to the bottom of the opener rail. Mark the floor where the open door’s rearmost point lands. Then lay out chalk lines for the column bases and see if there’s a conflict. On several Waukee jobs we’ve moved the opener to a jackshaft-style unit mounted beside the door, which clears the center of the ceiling completely and buys back four to six inches of usable height. Some homeowners go the other direction and convert to a high-lift door track. Either way, plan it before the lift ships, not after the truck is in the driveway. What Suspension and Shock Work Actually Demands
Your use case changes what “fits” means. Suspension work is not oil-change work. You’re pulling struts out through the top of the wheel well, running an impact on lower control arm bolts, sometimes swinging a spring compressor, and you want the vehicle at chest or eye level for a good chunk of that time. That means you’ll be running the lift near full rise more often than a person who just changes fluids, and full rise is exactly where the overhead beam or column top matters most.
Two-post is genuinely the right architecture for this job because the wheels hang free. On a four-post the suspension stays loaded unless you add rolling jacks, which is fine for storage and alignment but awkward for a strut swap. So if suspension is your main use, a two-post is the correct call, and the question becomes which style. We also tell people to think about arm configuration. Symmetric arms center the vehicle between the columns and work well for older cars and trucks with a rearward center of gravity. Asymmetric setups rotate the columns and use unequal arms so you can open the doors further, which matters in a two-car garage where you’re climbing in to pull an interior trim panel or reach a strut tower nut. Concrete: Thickness, Cure, and Reinforcement
We ask about the slab on every call, and the answer we hear from homeowners ranges from “the builder said four inches” to “I have no idea.” Manufacturers publish minimums, and for most 10,000 lb two-post models you’re looking at roughly four inches of 3,000 PSI concrete as a floor, with some models specifying more and overhead configurations sometimes being more forgiving than baseplate because baseplate designs transfer more bending load into the anchors.
Verify rather than assume. Drilling a test hole in an inconspicuous spot with a hammer drill tells you the truth in five minutes: measure your bit depth when you break through to the base material. If you find three inches, don’t panic and don’t just anchor into it anyway. The standard remedy is a poured pad at each column location, typically a squared-off section cut out and replaced with thicker reinforced concrete, cured properly before anchoring. We’ve done this on farm shops and older Des Moines-area garages plenty of times. Also watch expansion joints and slab edges. Anchors need clear distance from a joint or the edge of the pour, and a column base that straddles a control joint is asking for cracking under load. Baseplate vs. Clear Floor for a Home Garage
This is the decision that trips up first-timers, so here’s the honest comparison. Baseplate models run the hydraulic hose and equalization cables through a low channel bolted across the floor between the columns. The whole assembly stays short, which is why it’s the answer for a 10-foot garage. The tradeoff is a small ramp-shaped hump you drive over and roll your creeper and toolbox over for the life of the lift. It’s a couple of inches tall. Some people never think about it again; others find it annoying when they’re sliding a transmission jack around.
Clear-floor overhead models put the same hardware in a beam up top, leaving a completely flat floor between the columns. That’s a real quality-of-life win in a shared garage where you park, sweep, and work. The cost is height, and the cost is also the shutoff bar you have to respect when raising a tall vehicle. Power, Anchors, and the Rest of the Install Checklist
Most residential-duty two-post units ship with a single-phase power unit that runs on 208 to 230 volt single phase. That means a dedicated circuit and a receptacle within reach of the power unit column, which in a typical Waukee garage means an electrician for an afternoon. Don’t plan on running it off a 120 volt outlet with an adapter; the motor won’t be happy and neither will your breaker. Some models are available in 120 volt configurations at lower capacities, so ask before you assume.
Then there’s the physical install. You need a way to stand the columns, which weigh several hundred pounds each. A forklift or telehandler makes it a two-hour job. Without one, plan on an engine hoist, a few strong friends, and patience, or hire it out. Anchor bolts go in with a rotary hammer, get torqued to spec, and then you shim the columns plumb before final torque, because a column that leans throws off the carriage and chews cables. After that you bleed the cylinders, cycle the lift several times unloaded, set the equalization cables so both carriages arrive at the same height, and verify every safety lock engages audibly on the way up. Buying Smart Without Overbuying
A lot of home-garage shoppers arrive with a budget in the four to five thousand dollar range and a target capacity of 9,000 or 10,000 pounds. For daily drivers, a project car, and half-ton trucks, that capacity is genuinely plenty; the heaviest thing in most Iowa home garages is a crew-cab pickup well under three tons. Where we push back is on chasing the absolute cheapest unit on a marketplace listing. The parts we get asked to source most often on off-brand equipment are cables, lock dogs, and power unit assemblies, and when the importer is gone, so is your parts supply.
Our advice is simple. Buy a brand with a real parts channel and a published service manual, size the capacity to the heaviest vehicle you actually own plus a margin, and spend your money on the configuration that fits your building rather than on capacity you’ll never use. A properly specified 2 post car lift is a fifteen-to-twenty-year purchase in a home garage, and the difference between a good experience and a bad one is usually the six inches of ceiling nobody measured.
