An RV and trailer service shop in northern Missouri spent most of a winter deciding on automotive two post lifts, and the thing that nearly killed the project had nothing to do with capacity, brand, or price. It was a sixteen-foot overhead door that swung up on a standard track and ate the first two feet of ceiling for the full depth of the bay. The owner had measured to the peak of his building, felt good about the number, and only discovered the problem when we asked him to measure again with the door open. That single question moved his lift eleven feet deeper into the building and changed his whole floor plan. Here is how his first year went, from that phone call through his first annual inspection.

The Measurement Everybody Gets Wrong
When someone tells us their ceiling height, they are almost always giving us the number from a building plan or a measurement taken at the tallest point. Neither is the number that matters. The number that matters is the distance from finished floor to the lowest permanent obstruction anywhere over the footprint the lift will occupy — and that footprint is bigger than people think, because it includes the swing envelope of the arms and the height of the tallest vehicle you plan to raise. Lights, radiant tube heaters, sprinkler heads, ductwork, a hoist rail, and open door panels all count.
In this shop’s case, the peak was around fifteen feet, the truss bottom was at thirteen and a half, and the open door panel sat at eleven feet two inches for the first eleven feet of depth from the wall. He wanted a low-profile trailer and dually pickup in the air, which meant an overhead crossbar was going to be tight and the door was going to be a hard stop. We told him to measure at four spots in the intended bay with the door fully open and write the numbers down. That exercise takes fifteen minutes and it is the single highest-value thing you can do before shopping automotive two post lifts. It has saved more projects for us than any spec sheet ever has.
Door Swing, Track Type, and Two Ways Out
Overhead doors come in a few flavors and they behave very differently overhead. A standard-lift sectional door parks its panels roughly horizontally under the ceiling, stealing a foot or two of clearance for the depth of the door. A high-lift conversion raises the horizontal track so the panels park higher, which can buy back real clearance if your header allows it. A vertical-lift door — common in taller commercial buildings — runs the panels straight up the wall and takes essentially nothing from the ceiling in the bay. Roll-up doors coil at the header and are usually the friendliest of all for lift clearance.
This owner had two options and we priced both. Option one: convert the door track to high-lift, which involves new track, possibly a different spring package, and a door company’s time — a real cost, but it permanently unlocks the front of the bay. Option two: move the lift eleven feet back and set it clear of the door envelope entirely, which cost nothing but rearranged his parts shelving and his air drops. He chose option two, and honestly that is the right choice most of the time. Moving a lift on paper is free; moving a door track is not. We only push the high-lift conversion when the building geometry leaves no other place to put the columns, or when there is a second bay that also needs the front clearance.
Choosing Between Baseplate and Overhead
Once the columns moved back from the door, he had thirteen and a half feet of clear truss height, which put overhead models comfortably back in play. He still went baseplate, and his reasoning was specific to his business. He services travel trailers and enclosed cargo trailers, and while a two post is not the tool for the biggest of those, he wanted the option to run a tall box trailer or a cutaway chassis into the bay without ever thinking about a crossbar. Baseplate meant unlimited height above the vehicle forever, and the floor plate was an acceptable trade in a shop that already had a floor drain and a compressor line to walk around.
For most car-focused shops we lean the other direction. Overhead automotive two post lifts keep the floor clean, which matters when you are rolling transmission jacks and oil drains across a bay forty times a day, and the crossbar gives you a natural place to run the hydraulic line and the shutoff. If your tallest regular vehicle is a three-quarter-ton pickup and your ceiling clears twelve feet, an overhead is usually the nicer piece of equipment to live with. If you are unsure, or your vehicle mix includes anything tall and boxy, baseplate removes an entire category of future regret. Install Day in a Pole Building
Install went two days instead of one, and the reason was concrete. His slab measured just over four inches in the middle of the bay and closer to three and a half near the sidewall, which is completely typical of a pole building poured in one pass with no thickened edge. The column positions he wanted put one base plate in the thin zone. We saw-cut a squared pad at that column, broke out the thin section, drilled and doweled into the existing slab, and poured to depth. Then we waited for cure before setting anchors, which is what turned a one-day job into two.
The rest was routine. Columns stood with a skid loader, shimmed plumb front-to-back and side-to-side, anchors drilled and torqued to spec, equalizer cables routed and tensioned so both carriages arrive at the same height, hydraulic line run and bled, power supply confirmed at the correct voltage and breaker size. Then a cycle test empty, a cycle test loaded, and a check that the safety locks engage together at every position on the way up and hold on the way down. That last step is not optional and it is the one DIY installs most often skip. We handed him the manual, walked him through the daily visual check, and pointed out where the serial tag lives so that when he needs a cable or a lock kit five years from now, the parts call takes two minutes instead of twenty.
The First Round of State Inspections
His real business case was annual state inspections on trailers and small RVs, and that is where the lift paid for itself faster than he expected. Before the lift, inspecting brakes, bearings, suspension, and undercarriage lighting on a tandem-axle trailer meant a floor jack, stands, and a creeper on a cold concrete floor. Standing up and walking around a raised unit cut his inspection time by more than half, and more importantly it cut the number of things he missed. When you can see the whole underside at eye level, you find cracked leaf spring hangers and chafed wiring that you would never spot lying on your back.
There is a limit, and we were clear about it up front. Automotive two post lifts are designed to pick up a vehicle by its frame or pinch welds at four points, and that geometry works for pickups, vans, cutaways, and many single-axle trailers with a proper frame. It does not work for a long tandem-axle travel trailer where the load balance sits far off the arm centers, and it is not a substitute for a set of jack stands and a low-rise for certain unibody work. He kept his floor jacks and added a mid-rise scissor the following spring for quick wheel and brake jobs. The two post handled the heavy inspections and the drivetrain work, which is exactly what it should be doing.
Capacity, and Why He Went Bigger Than the Math Said
The heaviest thing through his door on a regular basis was around 7,000 lb. By pure arithmetic a 9,000 lb lift covers that with margin, and plenty of shops in his position buy exactly that. He bought 12,000 lb instead, and we agreed with the decision for two reasons. First, capacity headroom is cheap relative to the total project cost — the price gap between a 10,000 and a 12,000 lb unit is a small fraction of what you spend once you count freight, concrete work, and install. Second, load distribution on trailers and cutaway chassis is uneven, and a nameplate rating assumes a reasonably balanced load across four arms.
The other capacity factor people overlook is arm reach and pad height. A 12,000 lb class lift generally comes with longer arms and taller screw pads or truck adapters, which is what you actually need when the frame rail sits ten inches above the floor on a lifted chassis. That is a usability upgrade, not just a strength upgrade. We have watched shops buy the minimum capacity that satisfied their spreadsheet and then spend the next two years fighting with stacked blocks on the pads. Year One Maintenance and What Comes Next
Twelve months in, we came back for his first annual inspection. Cables had taken their initial stretch, which is normal, so we re-tensioned the equalizer system and rechecked lock synchronization. Anchor torque was still good. One arm restraint gear showed light wear from being cycled hard with a trailer tongue off center, and we noted it for watching rather than replacing. Hydraulic fluid level was down slightly with no visible leak, which is typical for a first-year unit. Total visit was under two hours, and it is the cheapest insurance in the building.
What he does daily matters more than what we do annually. Look at the cables where they enter the sheaves, listen for a lock that clicks late compared to its partner, watch for oil weeping at the cylinder rod seal, and keep the arm restraint teeth free of grease and grit.
