When an RV and trailer service shop outside Waukee signed the paperwork on their first hydraulic lift automotive installation, the owner told us the only thing he was worried about was the price. It turned out the price was the easy part. What nearly derailed the project was thirteen inches of ceiling clearance and a set of overhead doors that swung into the exact airspace the lift needed. We are an Iowa-based installer and parts distributor out of Ames, and we have measured enough shop buildings across the Des Moines metro to know that the building dictates the lift far more often than the budget does. Here is how that first year went, start to finish.

The Site Visit That Changed the Order

The shop had originally spec’d a two-post overhead unit because that is what they had seen at every dealership they had ever worked in. Overhead two-post lifts put a beam across the top of the columns, and that beam eats clear height. Their building measured just under twelve feet from slab to the bottom of the bar joists, which sounds generous until you subtract the overhead beam, the lift’s own rise, and the height of a lifted travel trailer frame. Once we ran the numbers on the tallest unit they routinely serviced, the overhead configuration was out before we finished the walk-through.

What made it worse was the door situation. Two of the three bays had sectional overhead doors whose tracks and torsion tube ran directly through the space where a column would have gone, and the third bay had a swing door that opened inward across roughly four feet of floor. We see this constantly in metro-area buildings that were built as warehouse or storage space and later converted to service work. The doors were installed for a building with no lifts in it. So the first real decision of the project was not which brand of hydraulic lift automotive equipment to buy — it was whether to relocate a door, re-track it to a high-lift configuration, or move the lift. We ended up doing two of the three.

Ceiling Height Math Nobody Does Until It’s Too Late

The clearance calculation people skip has four numbers in it, not two. Start with your true clear height, measured to the lowest obstruction in the lift’s footprint — not to the roof deck, and not to the average joist. Lights, unit heaters, sprinkler heads, conduit, and exhaust reels all count. Then add the height of the tallest vehicle you service, measured at its actual tallest point rather than the spec sheet. Then add the maximum rise of the lift. Then add a working buffer, because a technician needs room to swing an air hammer and a trailer needs room to not scrape a sprinkler head.

For an RV and trailer shop the tallest-vehicle number is brutal. A small travel trailer with a roof AC unit can be well over ten feet on its own wheels. Raise it eighteen inches and you have consumed a twelve-foot building. That is why this shop landed where most trailer shops land: a four-post with a modest working rise for suspension and axle work, plus a set of mobile column units for the tall stuff that has to come up on its own wheels. Mobile columns take the ceiling out of the equation entirely because they lift only as high as you tell them to, and they store against a wall when you are not using them. It is a less glamorous answer than a full-rise two-post, but it fit the building, and fitting the building is the whole game.

Door Swing, Column Placement, and Traffic Flow

Once we settled the vertical problem, we spent an afternoon with chalk on the floor solving the horizontal one. Column placement on a four-post is not just about the vehicle — it is about the door leaf, the door track, the drive-on approach angle, and the path a technician takes with a floor jack and a transmission stand. In the Waukee shop, one bay’s inward-swinging service door meant the rear driver-side column would have blocked the door from opening more than halfway. Moving the lift eighteen inches toward the center of the bay fixed the door but pushed the drive-off runway toward a floor drain, which we then had to work around because you do not anchor a lift column through a drain line.

The other thing we chalked out was approach angle. A long trailer with a low tongue does not drive onto a four-post the same way a car does. If the runway approach ramps sit too close to the overhead door, the trailer has to be jackknifed to get lined up, and in a snowy Iowa January nobody wants to be doing three-point turns with a fifth wheel in a parking lot. We ended up orienting the lift so trailers could pull straight in from the widest bay and back out the same way. That decision cost the shop about two feet of usable side bench space and saved them what the owner estimates is fifteen minutes per trailer, every trailer, forever. Layout decisions compound. Get them right on paper before the anchors go in the concrete.

Concrete, Anchors, and What Iowa Freeze-Thaw Does

Their slab was an unknown. The building predated anyone the owner could ask, and nobody had a set of drawings. We cored a test spot and found roughly four and a half inches of concrete over compacted fill — enough for a four-post at the rated capacity they needed, but on the thin side of comfortable for a high-capacity two-post. Most manufacturers specify a minimum thickness and compressive strength for a reason, and no anchor bolt is stronger than the slab it lives in. When the slab does not measure up, the fix is a poured footing pad under each column location, which adds cost and a cure-time delay but is not optional.

The freeze-thaw factor matters here more than people from warmer states expect. Slabs in unheated or partially heated Iowa buildings move, and a slab with a control joint running through a column footprint will crack along that joint under repeated lift loading. We never set an anchor within the manufacturer’s minimum distance of a joint or a slab edge, and in this building that constraint moved one column pair another eight inches. Anchor torque also needs to be rechecked after the first month of use and then annually, because the initial seating of the anchor in green or older concrete can relax. Any hydraulic lift automotive installation is only as safe as its anchoring, and we document torque values on the install paperwork so the shop has a baseline for their annual inspection. First Suspension Job: Where the Layout Paid Off

Their first real test came about three weeks after commissioning: a tandem-axle travel trailer with shot shackle bushings and a customer who wanted new shocks and a leaf spring swap while it was in the air. On a four-post with the axle hanging free, that job is straightforward — set the trailer on the runways, put a rolling bridge jack under the frame, unload the springs, and work at chest height instead of on your back on a creeper. The owner told me later that the single biggest change was not speed but technician fatigue. Two guys finished a job in an afternoon that would previously have consumed a day and a half on jack stands.

Suspension and shock work is also where you learn whether you bought enough runway length and enough rolling jack capacity. A rolling bridge jack that barely reaches the frame rails on a wide trailer is a daily annoyance. So is a runway that leaves the rear axle hanging past the end of the platform. We spec’d longer runways than the shop thought they needed, and within a month they were using every inch of them. The other lesson from that first job: when you unload a suspension on a four-post, the vehicle’s weight distribution shifts, and you re-verify the lift is on its locks before anyone goes underneath. That habit is worth teaching on day one, not year three.

Hydraulic Lift Automotive Maintenance in Year One

Year-one maintenance on a new install is mostly about catching the things that shift as the equipment settles. In the first ninety days we came back twice. The first visit was a cable re-tension — four-post lifts equalize on cables and those cables stretch during break-in, so the runways were about a quarter inch out of level front to back. Ten minutes with a wrench. The second visit was a weeping hose fitting at the power unit that had loosened from vibration. Also ten minutes. Neither one was a defect; both are normal, and both would have become bigger problems if nobody had looked.

What the shop does now on their own is simple and effective. They wipe the cylinder rod and check the power unit fluid level weekly. They cycle each lift to full rise empty every Monday and listen for the locks clicking evenly at each position. They visually inspect cables for broken strands and check the slack-cable safety mechanism monthly, because a cable that snaps under load on a unit whose safeties are not verified is the failure mode we get called about most. We have had shops elsewhere run a fresh cable and have it snap because the underlying problem — a seized sheave or a bypassing cylinder letting the load land unevenly — was never addressed. What We’d Tell the Next Waukee Shop

If you are an RV, trailer, or truck shop anywhere in the Des Moines metro looking at your first lift, do three things before you shop for equipment. Measure your true clear height to the lowest obstruction, in every bay, and write it down. Photograph your door tracks, torsion tubes, and any inward-swinging leaf. Then list the three tallest and three longest vehicles you actually service in a typical month — not the outliers you take once a year, the real bread and butter. Those numbers eliminate most of the catalog for you and turn a confusing purchase into a short list of two or three real options.

The second thing we would say is that the install is not a commodity. Anchoring into an unknown slab, routing lines around drains, and setting columns clear of door hardware is where a lift install either becomes a twenty-year asset or a recurring headache. The Waukee shop is now heading into year two with a lift that has cost them almost nothing beyond fluid and a cable tension check, and they are already talking about a second bay.
