Why a Concrete Anchor Inspection Guide Matters More Than Most Shops Think

Every lift manufacturer we work with — Rotary, Challenger, BendPak, Atlas — ships their equipment with a specific anchor spec tied to slab thickness, concrete age, and rated capacity. That spec assumes the anchors are installed correctly and stay tight. In practice, a slab flexes under thousands of load cycles, vibration from air tools and impact wrenches travels through the floor, and thermal expansion in unheated bays loosens hardware faster than most techs expect. None of this shows up as a dramatic failure at first. It shows up as a quarter-inch of play in a post, a hairline crack radiating from a bolt hole, or a faint clicking sound during a lift cycle that everyone in the shop has learned to ignore.

We’ve been called out to inspect lifts that were installed a decade ago and never touched since, and more often than we’d like, we find at least one anchor that’s backed out enough to compromise the whole column. A proper concrete anchor inspection guide isn’t about being paranoid — it’s about catching the slow failures before they become fast ones. A lift that tips or drops isn’t a maintenance bill, it’s a person underneath a vehicle. That’s the whole reason this checklist exists.

Visual Signs to Look For Before You Touch a Wrench

Start every inspection with your eyes before your hands. Walk around the base plate of each post and look for rust streaking down from the bolt head — that’s often a sign moisture has worked its way into the hole, which weakens the epoxy or expansion grip over time. Look for concrete dust or fine cracking right at the edge of the base plate; this is one of the earliest visible signs that an anchor is moving slightly under load and chewing at the surrounding concrete. Any visible gap between the base plate and the floor, even a sliver, means the plate is not sitting flush and needs immediate attention.

Next, check the bolt heads themselves. A properly torqued anchor bolt should show no rotation marks, no rounded edges from a wrench slipping repeatedly, and no missing washers. If a shop has swapped anchors before without documenting torque values, that’s a red flag on its own. We also look at the concrete color around each anchor — darker staining usually means water intrusion, which is common in Iowa shops with floor drains near the lift bay or where snowmelt tracks in all winter. None of these signs alone means catastrophic failure is imminent, but two or three together mean it’s time for a hands-on check, not just a look.

The Hands-On Torque Check

Once the visual pass is done, every bolt gets checked with a calibrated torque wrench against the manufacturer’s spec — this is the core of any real concrete anchor inspection guide, because visual inspection alone can miss internal loosening. We go bolt by bolt, post by post, applying torque in the direction of tightening only, never backing a bolt out first to test it, since that can break the initial concrete bond even on a bolt that was fine. If a bolt turns freely past spec without resistance, that’s an immediate stop — the anchor has failed and the lift should not be used until it’s replaced.

A logged history lets you spot trends: if the same bolt keeps needing a quarter-turn every six months, that’s telling you something about the slab or the anchor type, not just about that one bolt. This is also where a lot of DIY inspections go wrong — a torque wrench that hasn’t been calibrated in years gives you a false sense of security. How Often Iowa Shops Should Run This Check

We recommend a full anchor inspection at least twice a year for shops running lifts daily, and quarterly for high-cycle commercial bays or dealerships. Iowa’s freeze-thaw cycle is genuinely hard on concrete — slabs poured even a few years apart can behave very differently depending on cure time, rebar placement, and moisture exposure, and all of that affects how anchors hold over time. A shop running a lift through a Des Moines winter with road salt tracked in on every vehicle is dealing with more corrosion pressure than a climate-controlled bay further south, and the inspection schedule should reflect that.

New installations deserve a tighter first-year schedule regardless of climate. We generally recheck torque on any lift we install within the first thirty to sixty days, because new concrete and new anchors settle together in that window, and a bolt that read perfectly on install day can read differently a month later. After that first check, most shops can move to the standard twice-a-year rhythm unless something in the visual inspection tells you otherwise.

When Anchors Fail the Inspection — What Comes Next

If a bolt fails torque spec or shows visible movement, the fix is rarely as simple as tightening it back down. A bolt that’s lost its grip in the concrete has usually damaged the surrounding material, and re-torquing without addressing that just delays the same failure. In most cases we’re drilling a new hole slightly offset from the original, cleaning it properly, and setting a new anchor to spec rather than reusing a compromised hole. Sometimes the issue isn’t the anchor itself but the load pattern on the lift — uneven weight distribution or exceeding rated capacity repeatedly stresses anchors in ways a normal inspection won’t fully explain until you understand the loading side.
