An existing slab assessment is the first thing we do before we ever unload a lift off the truck, and it’s the step most garage owners don’t think about until it’s too late. We’ve walked into shops across Iowa where someone bought a nice two post lift, tried to set it on a 30 year old slab with hairline cracks running through it, and ended up with a lift that rocks, alarms that won’t stop chirping, or worse, anchors that pull loose under load. Why an Existing Slab Assessment Comes Before Everything Else

Every lift manufacturer, whether it’s Rotary, Challenger, BendPak, or Atlas, publishes a minimum concrete thickness and cure time for their anchors to hold rated capacity. A four to six inch slab of properly cured concrete is the baseline most residential and light commercial lifts need. Anything less, and you’re not installing a lift, you’re installing a liability. That’s why an existing slab assessment isn’t optional paperwork for us, it’s the difference between a lift that holds a vehicle safely for twenty years and one that fails an anchor pull test in month three.

We’ve seen shops skip this step because the floor looked fine to the eye. Concrete can look flat and solid while hiding a web of surface cracks, old expansion joints, or a thin topping slab poured over gravel instead of a proper footing. Our existing slab assessment catches what a visual walkthrough misses, because we’re not guessing, we’re measuring, coring, and checking against the actual anchor specs for the lift going in that bay.

What We Actually Measure During the Visit

Our process starts with a thickness check, usually by coring a small test hole or checking blueprints and pour records if the shop has them. We’re looking for a minimum of four inches for most two post and four post lifts, with six or more recommended for heavier commercial and heavy-duty rated equipment. We also check for rebar or wire mesh reinforcement, since anchor bolts drilled into unreinforced slabs behave differently under cyclic load than slabs with proper reinforcement.

From there we walk the whole bay looking for existing cracks, spalling, expansion joints, and any signs of previous anchor holes from an old lift. A crack running within a few inches of a planned anchor point can compromise the whole column’s holding power, even if the rest of the slab is solid. We also check the slab’s age and cure status, because concrete poured within the last thirty days hasn’t reached full strength and anchors set into it won’t hold rated capacity yet. This full picture is what a real existing slab assessment delivers versus a quick glance and a guess.

Cracks, Joints, and Spalling: The Red Flags We Look For

Not every crack is a dealbreaker. Fine surface cracks from normal shrinkage during cure are common and usually don’t affect anchor performance far from the crack line. What concerns us is structural cracking that runs deep, spalling where the surface is flaking and exposing aggregate, or any spot where the concrete sounds hollow when we tap it, which usually means delamination underneath. We map all of this out during the visit so we know exactly where anchors can and can’t go.

Expansion joints are another item we flag every time. Anchors placed too close to a joint don’t get the full grip they need because the joint interrupts the continuous slab. We adjust lift placement, sometimes just shifting a column position by a foot or two, to keep every anchor in solid, continuous concrete. This is a judgment call that comes from having installed lifts in old Iowa farm shops, converted pole barns, and everything in between, and it’s exactly the kind of detail that separates a real existing slab assessment from a rubber stamp inspection.

Restoration Shops and Older Slabs: A Special Case

Older buildings often have slabs poured decades ago for a completely different purpose, sometimes for storage or light parking rather than lift-rated loads, and that history matters when we’re deciding whether the floor can take a new two post or four post system.

In these cases our existing slab assessment sometimes concludes that the floor needs a new footing poured for the lift columns specifically, rather than relying on the whole slab. It’s a bigger job upfront, but it’s far cheaper than replacing a slab after a lift has already failed an anchor test or, worse, tipped under load. We’d rather tell you the hard truth in the driveway before the lift ships than after it’s bolted down.

What Happens When the Slab Doesn’t Pass

If our existing slab assessment turns up a floor that isn’t ready, we don’t just walk away and leave you stuck. We talk through the options: patching and reinforcing specific anchor zones, pouring a new footing pad sized to the lift’s footprint, or in some cases recommending a different lift style that spreads load differently, such as a mobile column lift that doesn’t require the same fixed anchor pattern as a traditional two post. Every one of these paths gets priced out in ranges so there are no surprises.

We’ve had customers assume a failed assessment means they can’t get a lift at all, and that’s rarely true. It usually just means a different installation plan. A four post lift, for example, distributes weight across a wider footprint and sometimes works on a slab that wouldn’t support a two post safely. Matching the lift to the slab, rather than forcing the slab to match the lift, is the whole point of doing this work up front.

Documentation We Leave Behind

Every existing slab assessment we perform comes with a written summary: measured thickness at several points, condition notes, photos of any cracking or joints, and our anchor placement recommendation. This isn’t busywork, it’s what you hand to your insurance carrier, your landlord if you’re leasing the building, or a future buyer if you ever sell the shop. It’s proof the lift was installed on a floor that was actually checked, not assumed.

We keep a copy on file too, so if you call us in five years wondering why a column feels slightly different or you’re adding a second lift in the next bay, we already have the baseline data for that slab. That kind of record is worth more than people expect until the day they need it.
