Why a Site Survey Checklist Matters More Than the Lift Spec Sheet

Manufacturer spec sheets tell you what a lift needs in a perfect world. A site survey checklist tells you what your actual building will allow. Those two things don’t always match, and that gap is where most installation headaches come from. We’ve seen shops order a two-post lift based on the brochure’s footprint, only to discover the overhead I-beam runner for their crane sits exactly where the lift’s arms need to swing.

Running through a site survey checklist first means we catch these conflicts on paper instead of on install day, when a crew is standing in your bay with a truck full of steel and nowhere to put it. It also protects your budget. Concrete coring, electrical upgrades, and structural bracing are all things we can plan for and price accurately when we know about them ahead of time. Surprises discovered mid-install almost always cost more than the same fix planned in advance. For us, the checklist isn’t paperwork for paperwork’s sake — it’s the difference between a one-day install and a three-day scramble.

Ceiling Height and Overhead Clearance

Ceiling height is usually the first thing that kills a lift plan, so it’s near the top of every site survey checklist we run. We measure from the floor to the lowest overhead obstruction directly above where the lift will sit — not just the ceiling deck, but HVAC ductwork, sprinkler heads, light fixtures, and any crane rail or conveyor. A two-post lift needs enough room for the vehicle to reach full rise plus the vehicle’s own height, and a four-post or alignment lift with a rack on top needs even more.

We also account for the increase in effective ceiling height caused by lift columns and overhead-mount cylinders, since those add several inches to the equation. In pole barns and older Iowa buildings especially, we frequently find the usable clearance is lower than what the building plans suggest because of added insulation, retrofit lighting, or truss bracing installed after the original construction. That’s exactly the kind of detail a site survey checklist catches before it becomes a problem.

Floor Slab Thickness and Condition

Every lift, from a home-garage four-post to a heavy-duty commercial two-post, anchors into concrete, so slab condition is a non-negotiable line item on our site survey checklist. We ask about slab age, thickness, and rebar or mesh reinforcement, and where records aren’t available we recommend a core sample. Most two-post lifts need a slab of a certain minimum thickness with adequate PSI rating, and older Iowa shop floors — especially ones poured decades ago or patched over the years — don’t always meet that bar.

We also look for cracking, spalling, expansion joints too close to anchor points, and any evidence of previous anchor holes from a prior lift. Anchor bolts need solid, uncracked concrete free of nearby joints to hold rated capacity, and installing into compromised slab is a safety issue, not just a cosmetic one. If your floor doesn’t pass, we’ll talk through options, including relocating the lift a few feet or planning a concrete pour, before committing to a spot that won’t hold up.

Electrical Service and Power Requirements

Power is another item that belongs on any serious site survey checklist, and it’s one people underestimate constantly. Most two-post and four-post lifts run on standard single-phase power, but heavier commercial units and some in-ground systems need three-phase service or a dedicated higher-amperage circuit. We confirm what’s actually available at the panel, not just what’s in the building somewhere, and we check the distance from the panel to the install point, because voltage drop over a long run matters.

We also flag whether a dedicated circuit is needed versus sharing with compressors, welders, or other heavy equipment already pulling load in the shop. In rural Iowa locations, we sometimes find the incoming service itself is undersized for adding a lift on top of existing equipment, which means a conversation with an electrician before installation day, not during it.

Bay Layout, Traffic Flow, and Clearances

A lift needs space around it, not just above and below it. Our site survey checklist includes door swing clearance, column spacing relative to adjacent bays, and enough room for a vehicle to pull in straight without clipping a post or an arm. We also think about how technicians will move around the lift while it’s raised, and whether tool carts, jacks, or other equipment can still pass through the aisle.

For shops running two or more lifts, we map the full floor plan together so bays don’t compete for the same swing space when both are in use. We also check overhead door height against a raised vehicle plus lift height, since it’s common to forget that a truck on a fully raised lift is taller than the truck itself.

Vehicle Types and Lift Capacity Matching

What you actually service should drive lift selection more than what fits budget-wise, and our site survey checklist always asks about vehicle mix before anything else. A shop doing mostly sedans and light trucks has very different width, height, and capacity needs than one running full-size duallies or box trucks. We ask about the heaviest, tallest, and widest vehicles you expect to lift, not just the average one, since the outlier vehicle is usually what causes a problem later.

We also factor in future plans — if you’re expanding into fleet work, medium-duty trucks, or RVs, it’s worth sizing up now rather than repeating an install in two years. Matching capacity and dimensions correctly on the front end through a proper site survey checklist keeps you from either overspending on capacity you’ll never use or underbuying and hitting a wall the first time a heavier unit rolls in.

Putting the Checklist Into an Installation Plan
