Picking the right lift anchor types matters just as much as picking the right lift, and it’s a question we field almost every week from Iowa shop owners staring at a slab that’s older than their business. Anchor the columns wrong and you can end up with a lift that fails its first inspection, or worse, one that walks in the base under load. We’ve installed hundreds of two-post, four-post, and mobile column lifts across Iowa, and the anchor choice always comes down to three things: your concrete’s age and thickness, the lift’s rated capacity, and whether the manufacturer specifies a mechanical or adhesive system. Wedge Anchors: The Standard for Most Two-Post Lifts

Mechanical wedge anchors are the most common of all the lift anchor types, and they’re what ships standard with the vast majority of two-post lifts we install in Iowa garages, from home four-car buildings to commercial bay shops. A wedge anchor works by expanding a metal sleeve against the sides of a drilled hole as the nut is torqued down, creating friction and mechanical lock against the concrete. They’re fast to install, relatively inexpensive, and well proven for asymmetric two-post lifts where the load is mostly downward with some outward pull on the columns.

The catch with wedge anchors is that they’re only as good as the concrete around them. In older Iowa slabs — especially ones poured in the 1970s or 80s without much rebar — the aggregate can be inconsistent, and a wedge anchor can spin or fail to reach full torque if it lands in a void or a soft pocket. We always recommend pulling a core sample or at minimum checking slab thickness before committing to wedge anchors on any lift rated above about 10,000 lbs. When the concrete is in good shape and meets the manufacturer’s minimum thickness and cure-time specs, wedge anchors are a perfectly reliable choice, and they remain our default recommendation for most standard installs.

Adhesive (Epoxy) Anchors for Thinner or Older Slabs

When we run into a slab that’s thinner than the lift manufacturer wants, or concrete that’s cracked, patched, or simply old enough that we don’t trust a mechanical anchor to hold torque, we switch to adhesive anchors. These use a threaded rod or anchor bolt set into a drilled hole with a two-part epoxy or vinylester resin, which bonds the full length of the embedment rather than relying on friction alone. That full-length bond distributes stress more evenly through the surrounding concrete, which is why adhesive anchors are often the required lift anchor types for heavy-duty four-post lifts, alignment racks, and any equipment rated above 12,000 lbs.

Adhesive anchors do take longer to install because the resin needs cure time before the lift can be loaded — sometimes overnight depending on the product and shop temperature. We’ve had customers push back on that timeline, but rushing a chemical anchor before it’s cured is one of the fastest ways to end up with a lift that fails a load test. On the plus side, adhesive systems perform noticeably better in slabs with lower compressive strength, and they’re less likely to crack the surrounding concrete during installation since there’s no expansion force involved. If your building has an unknown concrete history, we lean toward adhesive every time.

Undercut Anchors for Maximum Holding Power

For the heaviest commercial and industrial applications — think 30,000 lb rotary lifts or in-ground cylinder installs — undercut anchors sometimes come into play. These anchors mechanically expand into a cone-shaped recess that’s cut into the bottom of the drilled hole, giving them a bearing surface that resists pull-out far better than a standard wedge anchor. They’re more labor-intensive to install because they require a special cutting tool to create the undercut profile, but for extreme load applications they offer holding values that neither standard mechanical nor adhesive anchors can match on their own.

We don’t spec undercut anchors often in typical Iowa shops, since most two-post and four-post lifts in the 9,000 to 18,000 lb range don’t need them. But when we’re installing heavy-duty equipment for a commercial fleet operation or a dealership service center, undercut anchors become part of the conversation, especially if the manufacturer’s engineering data calls for higher pull-out resistance than standard anchors can certify. If you’re not sure which of the lift anchor types your specific model requires, the installation manual will list minimum pull-out and torque values you can cross-reference against your anchor’s spec sheet.

Manufacturer Specs Always Win

No matter which of the lift anchor types looks best on paper, the manufacturer’s installation manual is the final word. Rotary, Challenger, BendPak, and every other brand we carry specifies exact anchor diameter, embedment depth, minimum edge distance, and minimum concrete thickness and compressive strength for each lift model. Deviating from those specs — even with a “better” or more expensive anchor — can void the warranty and create liability if something goes wrong. We’ve seen shops try to substitute anchors because of what was in stock locally, and it almost never ends well once an inspector or insurance adjuster starts asking questions.

This is also where slab prep matters as much as anchor selection. A pristine adhesive anchor installed in concrete that’s below the minimum thickness spec still isn’t a compliant install. Before we anchor anything, we verify slab age, thickness, and condition against the specific lift’s requirements, and we document that check for the customer’s records. Torque Specs and Why They’re Non-Negotiable

Choosing the right lift anchor types is only half the job — torquing them correctly is the other half, and it’s the step we see skipped most often by DIY installers. Under-torqued anchors won’t develop full holding capacity, while over-torqued anchors can crack the surrounding concrete or strip threads, both of which compromise the anchor just as badly as picking the wrong type in the first place. Every anchor manufacturer publishes a specific torque value for each diameter and embedment depth, and that number should be checked with a calibrated torque wrench, not eyeballed with an impact gun.

We walk every customer through torque verification during installation, and we recommend rechecking anchor torque after the first month of use since new concrete and fresh anchor installs can settle slightly under initial loading cycles.
