A two-post or four-post lift is only as stable as the concrete and steel holding its feet to the floor. Every time a lift raises and lowers a vehicle, the columns transfer load through the base plates into the anchor bolts. Over a year of daily cycling, thermal expansion, minor concrete cracking, and vibration from impact tools all work against those anchors. Lift anchor annual maintenance exists specifically to catch that gradual loosening before it becomes a structural problem.
We’ve pulled anchor bolts on lifts that were less than five years old and found threads stripped from repeated impact-wrench tightening without a torque wrench to back it off. Then we torque-check every anchor to the manufacturer’s spec, not a generic number, because Rotary, Challenger, and BendPak all call out different values depending on bolt diameter and concrete strength. If a bolt turns easily past spec without resistance, that’s a red flag for either a stripped anchor or concrete that’s degraded around the sleeve.
We also look at the concrete itself. Spalling, spider cracking near the bolt holes, or a base plate that’s slightly raised off the floor on one corner all point to problems that torquing alone won’t fix. In those cases we relocate the anchor point a few inches over, or in worse cases we recommend a new concrete pad section before the lift goes back into daily service. We check for corrosion on the exposed bolt threads too, especially in shops that wash floors often or deal with road salt tracked in during Iowa winters. A rusted anchor bolt loses strength from the inside out, and it won’t show a problem on a torque check until it’s already failing.
Concrete Age and Cure Time Change the Picture
Anchors installed into concrete that hadn’t fully cured are a recurring issue we run into on new shop builds. If a lift went into the floor within 28 days of the pour, the concrete may not have reached full compressive strength when the anchors were originally set and torqued. We also see this with older slabs that have settled or shifted slightly over a decade of use. A Rotary SPO12 and a Challenger CL10 don’t necessarily use the same fastener size, and guessing at torque with a standard impact wrench setting is exactly how anchors get overtightened and stripped or undertightened and left loose. So is any visible crack in the concrete radiating from a bolt hole.
