An EV specialty shop opening near the Iowa-Missouri border called us last year with a question we hear constantly: does an autolift garage built for EVs need to look any different than a shop built for gas trucks? The short answer is yes, in a few specific ways, but the bigger issue we ran into wasn’t the lift itself. It was the order everyone assumed things would happen in. The owner had already poured a slab, framed walls, and scheduled an electrician before calling us, and that sequence caused three separate problems we had to work around. The Myth: Frame the Building First, Figure Out the Lift Later

This is the single most common mistake we see with a new autolift garage, EV shop or not. Owners assume the lift is a piece of furniture you drop in after the building is done, like a workbench or a tool chest. It isn’t. A two-post lift needs a slab thickness and rebar layout engineered for the anchor pattern and the point loads it creates when a vehicle is lifted. If the concrete goes in before we know which lift model, arm configuration, and bay spacing you’re using, we’re often stuck telling a customer their slab isn’t rated for the equipment they already bought.

We ask every autolift garage customer for lift specs before the concrete truck shows up, not after. That’s not us being difficult, it’s because a 12,000 lb two-post lift and a 15,000 lb wide-body two-post lift have different footprints, different anchor bolt patterns, and different pad depth requirements. EV shops in particular tend to want wider arm reach for battery pack access underneath, which changes bay spacing. Get the lift picked first, then build the slab to match it, not the other way around.

Power Comes Before Drywall, Not After

Every 220-volt two-post or four-post lift we install needs power within about 50 feet of the install location, and that has to exist before we show up, not be an afterthought scheduled for later. We’ve walked into finished-looking shops where the walls are painted and the floor is epoxied, only to find out there’s no outlet anywhere near the bay. At that point you’re either running conduit through a finished wall or living with an extension cord setup that no inspector or insurance company is going to love.

For an EV specialty shop, this matters even more. Diagnostic equipment, battery service tools, and charging infrastructure all compete for panel capacity, so the electrician needs to know the lift’s voltage and amperage draw at the same time they’re sizing everything else, not as a separate afterthought once the panel’s already spec’d. Tell your electrician what type of outlet the lift needs, confirm it with us, and get that circuit roughed in before drywall goes up. It’s a five-minute conversation that saves a full day of rework later.

Sequencing Delivery, Access, and Install Day

The next mistake is treating delivery day like an afterthought. When we schedule an autolift garage install, we need to know if there’s a forklift on site, whether the bay doors are wide enough for freight, and if there’s a loading dock or if it’s curbside drop. A commercial two-post lift arrives on a pallet that weighs more than most people expect, and if nobody’s arranged equipment to move it off the truck, install day turns into a logistics problem before we’ve even opened a toolbox.

We also ask about concrete cure time. If the slab was just poured, it needs to cure fully before we can anchor into it, and rushing that step is how you end up with anchors that pull out under load. Build your install date around the concrete’s actual cure schedule, not around when you’d like to open. For shops near the Iowa-Missouri border juggling contractors from both sides of the line, this coordination step gets missed more than anything else, and it’s the easiest one to fix with one phone call before the pour.

EV-Specific Layout Considerations for Daily Maintenance

EV daily maintenance work is different enough from traditional service that it changes how we lay out an autolift garage. Battery packs sit low and wide, so techs need clear arm swing and enough lift height to work comfortably underneath without ducking around cross braces. We’ve steered several EV shops toward four-post drive-on configurations for certain bays specifically because the flat runways give better access for pack removal and don’t require finding lift points on a vehicle with a different frame layout than the gas trucks the tech is used to.

That said, two-post lifts still make sense for daily maintenance bays where speed matters more than pack removal, tire rotations, brake work, general inspections. The mistake we see is shops trying to force one lift type to do every job in the building. A well-planned autolift garage usually mixes lift types by bay function: two-post for daily-driver turnover, four-post or a mobile column setup for heavier EV pack work. Decide that mix before you frame walls, because bay width and door clearance depend on it.

Ceiling Height and Overhead Clearance Nobody Checks Early Enough

We’ve shown up to more than one shop where the building was framed with a ceiling height that works fine for a sedan but leaves almost no clearance once a two-post lift raises a full-size EV pickup or SUV to working height. This is an easy miss because most people picture the lift, not the vehicle sitting on top of it, when they think about clearance. Add the vehicle height, the lift’s max rise, and a safety margin, and compare that number against your actual ceiling height and any HVAC ductwork or lighting hung below the trusses.

For an EV specialty shop expecting to service larger battery-electric trucks, this number matters more than it did for a shop that mostly saw sedans. We tell every autolift garage customer to check overhead clearance against their tallest expected vehicle, fully raised, before finalizing truss height or hanging any overhead equipment. It’s a lot cheaper to move a light fixture during framing than to discover a clearance problem after the lift’s already anchored and the shop is open for business.

Getting the Down Payment and Scheduling Conversation Right

A practical piece of the build-out that gets overlooked is the business side of scheduling. We work on a deposit structure for most installs, with the balance due after the job’s finished and inspected, and we’re upfront about lead times so you’re not caught planning a grand opening around a date we can’t hit. Shops that call us early in their build-out, before concrete and before electrical, get scheduled with a lot more flexibility than shops that call us the week they want the lift running.
