A third-generation family garage in southeast Iowa called us last year with a question we hear often: for restoration and metal work, should a 2 car lift for garage use be an overhead-style unit or a baseplate model? Their shop had been in the family for decades, doing everything from frame straightening to full body-off restorations, and their old lift was finally done. The answer wasn’t obvious even to a shop that’s been turning wrenches for three generations, because overhead and baseplate configurations solve different problems, and restoration work has its own quirks that a typical maintenance bay never deals with.

What Overhead Configuration Actually Means for a 2 Car Lift for Garage Bays

Overhead-style two-post lifts run a horizontal beam across the top connecting both columns, which adds structural rigidity and lets the lift handle heavier, less-centered loads without the columns flexing independently. For restoration shops doing frame work or pulling bodies off chassis, that rigidity matters — you’re often loading the vehicle asymmetrically, with weight shifted toward one end while a technician works underneath. An overhead beam keeps both columns working together instead of each one reacting on its own.

The tradeoff is ceiling height. Overhead units typically need 12 to 14 feet of clearance depending on capacity and lift rise, and older pole-building shops or converted barns common across southeast Iowa sometimes don’t have that clearance without cutting into the roof structure. We measure clear height at the actual working column location, not just the peak of the building, before ever recommending an overhead lift for a restoration bay.

Clear-Floor Baseplate Lifts and Why Restoration Shops Often Choose Them

Baseplate, or clear-floor, two-post lifts anchor each column independently to the slab with no overhead connecting beam, which means no height restriction from the beam itself and a completely open work envelope above the vehicle. For a restoration shop lifting bodies off frames or working on tall project vehicles, that open overhead space is often the deciding factor — you need room to hoist a body shell clear with an engine crane or overhead hoist without an overhead beam in the way.

The engineering tradeoff is that clear-floor lifts rely entirely on the concrete slab and anchor bolts for stability rather than sharing load through a top beam. That means the concrete spec matters even more. We generally want to see at least 4 inches of properly cured, unreinforced concrete for a clear-floor lift up to 10,000 lbs capacity, and closer to 5 to 6 inches with rebar for anything heavier or for shops planning to eventually move up in capacity. Restoration shops lifting heavier trucks or vintage vehicles with unusual weight distribution should lean toward the higher end of that range.

Real Dimensions: Column Spread and Rise for Body-Off Work

For restoration bays, we typically recommend a column spread of at least 128 inches, wider than a standard maintenance bay, because body-off work often means the vehicle sits differently on the arms than a normal drive-on lift cycle, and you need margin for adjusting pad position without hitting the columns. Maximum lift height matters too — many restoration jobs benefit from a taller rise, in the range of 72 to 75 inches, so a technician working standing up underneath a raised body doesn’t have to stoop.

Metal Work and Frame Access: What Restoration Techs Actually Need

Frame and metal work requires clear access to the rocker panels, floor pans, and frame rails, which means arm and pad placement needs to clear structural areas that a typical oil-change lift doesn’t worry about. Drop-end arms and adjustable pad height give restoration techs the flexibility to lift at factory pinch-weld points on a vehicle with heavy rust or missing structural sections, without needing custom adapter plates every time.

We also see restoration shops running a two-post lift alongside a rotating body cart or dolly system, using the lift purely to get the vehicle to working height before transferring weight elsewhere. If that’s part of your workflow, tell your lift supplier up front — it changes which arm configuration and pad style makes sense, and it’s the kind of detail that gets missed on a generic quote.

Storage and Second-Vehicle Use in a Restoration Shop

A lot of southeast Iowa shops we work with want a 2 car lift for garage space to double as storage during long-term restoration projects, keeping one vehicle raised and parked while a second sits underneath or alongside on the shop floor. That dual-purpose use changes the calculus on lift choice — a baseplate unit with a wide column spread lets you park underneath more comfortably than an overhead beam config with a lower clearance point.

If long-term storage is part of the plan, we also talk through lock mechanisms and how long a vehicle can safely sit raised on the arms versus using stands for extended parking.
