A service manager at an Iowa City dealership called us last spring with a problem that had nothing to do with a broken machine. His techs were losing eight to ten minutes per tire rotation just walking around equipment, and he wanted to know whether a new 2 post car lift would fix it or whether the bay itself was the issue. It turned out to be the bay. His columns sat 11 feet 6 inches apart in a stall that was 13 feet wide, the balancer was jammed against the back wall, and every wheel had to travel the long way around. We spend a lot of our week on exactly this kind of layout math across central and eastern Iowa, and the dimensions matter more than the brand badge on the column.

Start With the Bay Envelope, Not the Lift Model

Before anyone picks a model number, we measure four numbers: clear bay width wall-to-wall, clear ceiling height at the lowest obstruction, slab thickness, and the distance from the front of the stall to whatever sits behind it. Those four numbers eliminate about half the catalog immediately. A standard symmetric two-post with 12 feet of column spacing wants a minimum bay width of 14 feet if you expect a technician to walk a 22-inch wheel past an open door. Fourteen is workable. Fifteen is comfortable. Thirteen means somebody turns sideways every trip, and over a shift that is real labor cost.

Ceiling height is where dealership stalls get tricky. Clearfloor overhead models typically need 12 feet minimum, and the overhead beam itself eats several inches you may not have accounted for. One lead we handled up in North Dakota was capped at 139 inches of usable height, which pushed the whole conversation to a baseplate design. Baseplate keeps the crossbar on the floor, so ceiling height stops being the limiting factor, but now you have a channel your rolling jack and creeper have to cross. Neither answer is universally right. In an Iowa City tire bay where the same tech does forty rotations a week, we usually push toward overhead if the building allows it, because the floor stays clean.

Column Spacing and Door Swing Math

Most symmetric two-post units land somewhere between 11 and 12 feet of drive-through clearance between columns. Asymmetric designs rotate the columns roughly 30 degrees and shift the vehicle rearward so the driver door clears the front column. That distinction sounds academic until you watch a technician try to get out of a modern crew cab with the front doors caught on a symmetric column. On a tire and wheel bay it matters less than on a general repair bay, since the car is usually already empty when it goes up, but service writers pull cars in and out all day and they notice.

Expandable top-beam models solve part of this. BendPak’s XPR-10S, for example, lets you set the beam for either wide or narrow drive-through, and several Rotary and Challenger units offer similar flexibility in the base configuration. We measured one Iowa City bay where moving the anchor pattern eight inches toward the back wall gave the shop enough room to park the balancer inside the stall instead of across the aisle. That single change cut about six minutes off a four-wheel rotation. When we lay out a 2 post car lift for a wheel-heavy operation, we are really laying out the triangle between the lift, the tire changer and the balancer, and we want all three legs under fifteen feet.

Concrete: The Number Nobody Wants to Hear

Manufacturer specifications for a 10,000 lb two-post generally call for a minimum of four inches of 3,000 PSI concrete, and many call for more once you go above 12,000 lb. We hear “about five inches, maybe less” a lot. A customer down in northern Missouri told us exactly that, and it is an honest answer, but it is not one we can anchor to. Slab thickness varies across a single stall, especially in buildings that have had trenches cut and patched over the decades.

Core testing is cheap relative to the alternative. We drill, measure actual thickness, and check for rebar and post-tension cable before a single anchor goes in. If the slab is short, the fix is a footing pour — typically a four-by-four or five-by-five pad per column, cut out and replaced at the correct depth with proper cure time. Yes, it adds days to the project and it adds cost. It also prevents the failure mode nobody recovers from. Iowa freeze-thaw cycles are hard on older shop floors, and we have pulled anchors out of slabs that looked perfect from the surface. If you are installing a 2 post car lift into a building older than about 1990, budget for the possibility that the floor is the real project.

Designing the Bay Around Tire and Wheel Workflow

A general repair stall and a tire stall have different geometry. In a tire bay, the technician makes four trips per vehicle carrying something heavy and awkward. Everything you do to shorten or straighten those trips pays out every single ticket. We like to see the changer and balancer on the same side of the stall as the compressor drop, the wheel cart staged between the columns at the rear, and no cord or hose crossing the walk path.

Arm configuration matters here too. Telescoping arms with drop-end geometry let a tech reach factory pinch-weld points on a low sedan and still swing wide for a three-quarter-ton pickup without swapping adapters. Double-telescoping screw pads add reach without adding stacked blocks, which is where a lot of near-misses come from. For a dealership that sees a fixed mix of one manufacturer’s vehicles, we sometimes recommend a dedicated adapter set staged on a hook at each column rather than a shared cart. Small thing. It removes a walk. When we help an Iowa City shop plan a new stall around a 2 post car lift, we walk the tech through a mock rotation before the anchors are drilled, because moving a wall-mounted balancer is easy and moving anchor holes is not.

Capacity: Matching the Lift to the Actual Fleet

We ask every shop the same question — what is the heaviest vehicle you will ever put on this? The answers range widely. One homeowner in the Ankeny area told us nothing over three tons, mainly personal maintenance, maybe not even monthly. A shop up in Grand Forks said 6,000 lb was their ceiling. A fleet manager on a recent call thought they “probably had everything” and wanted 14,000 lb capacity to be safe.

For a dealership tire and wheel bay in Iowa City, 10,000 lb covers passenger cars, crossovers and half-ton pickups with margin. Step up to 12,000 or 15,000 lb once three-quarter-ton and one-ton trucks become routine, and understand that higher capacity usually means taller, heavier columns and a different anchor and concrete spec. Do not buy capacity you will never use just for peace of mind — the extra column mass eats bay space and the taller carriage can conflict with your ceiling. But do not undersize either. A rated capacity assumes even load distribution, and a dually with a service body loaded on one side is not an even load. We would rather spec one class up than watch a shop learn that lesson. Our rule of thumb: take your heaviest realistic vehicle, add 25 percent, then round up to the next standard rating.

Power, Air and the Utilities Nobody Budgets For

The lift price on a quote sheet is rarely the installed cost, and the gap is almost always electrical. Most two-post power units run single-phase 208-230V and want a dedicated circuit — typically 30 amp for a 10,000 lb unit, more for larger. If your bay has one 20-amp receptacle shared with a battery charger and a shop vac, an electrician is part of the project. Three-phase is available and runs quieter and cooler in a high-cycle dealership bay, but only if you already have three-phase service to the building.

Air matters too. Every automatic lock release we install is air-actuated, and it needs a clean, dry supply at the power unit column. We have chased “lift won’t come down” service calls that turned out to be a moisture-fouled air line in an unheated Iowa building in February. Add a drop with a water separator at the column and that problem disappears. Run the power and air conduit before the anchors go in, either overhead on the beam or through the ceiling, so nothing crosses the floor where a wheel cart will roll over it. Commissioning, Training and the First Year

Once the anchors are torqued and the columns are plumb within manufacturer tolerance, the real work starts. We cycle the unit unloaded, bleed the hydraulics, verify equalization between carriages, test every mechanical lock through its full travel, and then load-test with an actual vehicle. Anchor bolts get re-torqued after the first several cycles, because they will settle. We hand over the manual, the ANSI/ALI inspection guidance, and a laminated daily checklist for the bay wall.

Training is where dealerships get the most value. Techs who came up on one style of arm often bring habits that do not translate — stacking blocks, skipping the lock click, or setting pads on a plastic rocker cover instead of a rated point. Fifteen minutes at handoff prevents most of that. After year one, plan on an annual ALI-certified inspection, cable and chain checks where applicable, and fresh hydraulic fluid on the manufacturer’s schedule.
