A third-generation family garage in Council Bluffs asked us to spec a 2 post car lift they could use ten months a year for repair work and turn into seasonal storage from December through February. The building was original 1970s block, poured slab, and the ceiling was the classic uneven-sag you see in older commercial garages. This one is a technical deep-dive with the actual dimensions we measured, the numbers we compared them against, and the decisions we made. The Council Bluffs garage we walked into
The building had two bays. Bay one had a tall header at the roll-up door, roughly 11 feet 9 inches to the underside of the header, and the ceiling sagged another six inches near the back wall where the truss chords crossed. Bay two was newer, poured five years later on a monolithic addition, cleaner slab, and a flatter 12 foot 4 inch clear ceiling. The owner wanted the 2 post car lift in bay two because of the newer slab, but he needed to know the vehicle he pulled into bay one could still drive through into bay two on a rainy day. That constraint drove almost every decision we made.
Ceiling height math for a 2 post car lift
Overhead-beam configurations need vertical space equal to the tallest vehicle you plan to lift plus the beam plus the shutoff mechanism plus the beam-to-ceiling clearance. On a typical 10,000 lb overhead lift, the overall column height runs 143 to 145 inches. Bay two at 148 inches gave us three to five inches of grace. Not much. A baseplate configuration, sometimes called a floorplate, ties the columns at floor level instead of overhead, and the tallest column point drops to about 137 inches. Under 12 feet of usable ceiling, baseplate almost always wins.
Door swing and drive-through clearance
The roll-up between bay one and bay two was 108 inches wide and 118 inches tall at the finished opening. A Ford Super Duty crew cab needs about 79 inches of vehicle width plus mirrors, and a Suburban with tow mirrors folded in clears at roughly 82 inches. Both fit the 108-inch opening with room to spare. Height was tighter. A lifted three-quarter-ton with a topper can pass 96 inches easily. The 118-inch header meant no lifted vehicle taller than roughly 9 feet 8 inches. That was fine for this shop. If your building has a 96-inch or 100-inch door, you are effectively excluding lifted trucks from ever entering the lift bay, no matter what lift you buy.
Column footprint and bay layout
A 10,000 lb clearfloor lift takes a footprint of roughly 12 feet 2 inches column-to-column outside, with drive-through spacing between the columns of about 9 feet at the pad reach. That is the number that matters. A three-quarter-ton pickup with side steps needs closer to 100 inches of clear drive-through. If the columns are only 108 inches apart center-to-center, you have about eight inches of side-mirror wiggle room per side. That is enough for a careful driver, not enough for a busy shop with rotating techs. We shifted the column layout to bias the walk-around toward the tool cabinet wall so the tightest side was the passenger side. Small choices like that make a shop feel workable a year in.
Seasonal storage — how the 2 post car lift changes the workflow
From December through February the owner wanted to double-stack. That is where a 2 post car lift changes a family garage. A four-post is safer for long-term stacked storage, but the two-post fit the year-round workflow better and could store a lightweight sedan or hatchback overhead for ninety days with wheel chocks and safety-lock verification. We do not recommend indefinite storage on a two-post because the arm restraints and pads are designed for load and unload cycles, not continuous suspended load. But a ninety-day winter park on a light car with the safety locks fully engaged and periodic inspection is workable. Communicate this clearly with your insurance carrier.
Overhead vs baseplate for this exact building
We specified a baseplate configuration in bay two. Baseplate keeps the ceiling clear for lighting, HVAC ducting, and the roll-up track that clipped through the bay corner. The tradeoff with baseplate is the equalizer bar runs along the floor between the columns, which means the drive-through is not perfectly flat — there is a low ridge in the middle. Most vehicles clear it. A ground-effects sports car does not. The family shop worked mostly on trucks, SUVs, and mainstream sedans, so the ground clearance concern did not apply. Every building has one right answer for the overhead-versus-baseplate call. Do not let a salesperson push you the other way.
What we specified and why
The final spec was a 12,000 lb baseplate asymmetric configuration, ALI Gold certified, with three-stage front arms and two-stage rear arms, drop-end front pads for low sedans, and truck-height stackable adapters for the pickups. The slab tested at 5.25 inches of 4,000 psi with number-four rebar on 16-inch centers, well above the manufacturer minimum. Anchors were five-eighths wedge, six inches embedded, torque-verified at install and re-checked at 90 days. Total install ran one day with a two-tech crew.
