A small-fleet operator out of Waukee called us with a specific problem: fourteen vehicles, all under 6,000 pounds, all needing annual state inspections and the brake and suspension work those inspections turn up. He wanted a 2 post car lift in his own shop instead of paying a local garage by the hour every spring. His constraint was a 12-foot ceiling with a heater hung low on one side, which put the overhead-beam question front and center. We ended up quoting him two completely different configurations side by side — a baseplate unit and a clearfloor unit — and the comparison is worth walking through, because it comes up on nearly every fleet call we take in the Des Moines metro.

The Fleet Math That Justifies Buying In-House

Before we talk hardware, the money. Fourteen vehicles times an annual inspection, plus the follow-up work — pads and rotors on maybe half the fleet a year, an exhaust repair here, a wheel bearing there, tire rotations every few months — adds up to something like 120 to 180 shop hours a year for this operator. At outside labor rates in the metro, that is a five-figure annual line item, and it does not include the downtime of shuttling vehicles across town and waiting on somebody else’s schedule.

Against that, a properly installed 12,000 lb two-post plus install runs in the mid four figures to low five figures depending on brand and configuration. The payback math is not subtle. What surprises people is the second-order benefit: when the equipment is in your own building, small problems get fixed when they are small. A dragging caliper gets addressed the week a driver mentions it instead of six months later when it has cooked a rotor and a wheel bearing. Fleet operators who bring service in-house consistently report their per-vehicle maintenance spend drops even as their labor hours go up, because they stop deferring. That is the real argument, and it is stronger than the hourly-rate arithmetic. We have watched it play out in a half-dozen small fleets between Waukee and Ankeny.

Configuration One: The Baseplate Setup

Baseplate — sometimes called floorplate — runs the hydraulic lines and the equalizer cables through a steel plate across the floor between the columns instead of over an overhead beam. There is no crossbeam, so there is no height ceiling on the machine other than the columns themselves. For the Waukee shop with a low-hung unit heater on one wall, this was the obvious first option, and it is what we quote whenever a building has sprinklers, radiant tube heat, or a low deck.

The tradeoffs are real, though. You have a raised plate on the floor, roughly two to three inches tall, that you drive over every single time. Floor jacks, transmission jacks, creepers, and rolling toolboxes all have to negotiate it. Sweeping around it is annoying. And on a fleet where a driver who is not a technician might pull a vehicle in, the plate is one more thing to bump. On the plus side, a baseplate column set has no overhead shutoff bar to smack with a raised hood or a tall roof rack, and lifting height is limited only by your ceiling and your arms. For someone working on vans or high-roof service vehicles, that matters. A 9,000 or 10,000 lb baseplate unit is one of the most common configurations we install in Iowa outbuildings for exactly this reason — the ceiling wins the argument. We quoted a Challenger baseplate at 12,000 lb for the fleet and priced the concrete work separately.

Configuration Two: The Clearfloor Setup

Clearfloor runs everything overhead through a crossbeam. The floor between the columns is completely open — nothing to trip on, nothing to roll a jack over, nothing to sweep around. Once a shop has worked on a clearfloor unit, most of them will not go back. The overhead beam also carries the automatic shutoff bar, which stops the carriages before a roof or a raised hood contacts the beam.

The cost is height. A 12,000 lb clearfloor column set typically wants 12 to 13 feet of clear ceiling above the highest point of the beam, and that number is not negotiable. The Waukee shop measured 12 feet 2 inches at the joists and had a heater duct hanging to roughly 10 feet 8 inches over part of the bay. On paper the beam would have fit under the joists; in practice the heater would have had to move. We priced relocating it, and the number was not crazy — a few hundred in HVAC labor. That is where the side-by-side comparison got interesting, because moving one heater bought a permanently cleaner bay for the life of the building. He went clearfloor. Not everyone should. If your ceiling is genuinely 11 feet or less, or the obstruction is a sprinkler main you are not allowed to touch, baseplate is the right answer and there is no shame in it. What we push back on is people choosing a configuration off a website without measuring, then discovering the mismatch on delivery day. Measure to the lowest obstruction, not the joists.

Capacity, Concrete, and the 6,000 Pound Fleet

His heaviest vehicle was a loaded cargo van at just under 6,000 pounds. A 9,000 lb unit would technically handle that with margin. We still recommended stepping up, and here is why: a rating is a static number, but loading is not always symmetric, and fleets grow. Two years from now the same operator adds a one-ton with a service body and suddenly 9,000 lb is uncomfortable. The price delta between a 9,000 and a 12,000 lb column set is modest at purchase and impossible to recover later. We would rather sell the bigger machine once.

Concrete came next. He believed the slab was four inches. Cores told us three and a half in one spot and just over four in another, with no reinforcement — a pretty typical 1990s Iowa outbuilding pour. Four inches at 3,000 PSI is the published minimum for most 10,000 to 12,000 lb units, and a minimum is not a comfortable place to live. We cut and poured two footings, each roughly four feet square by twelve inches deep, tied with rebar, and let them cure a full week before anchoring. That added a modest cost and a week of calendar time, and it is the single most important thing we did on that job. Anchor pull-out is the failure mode nobody recovers from. If a supplier is willing to set a 2 post car lift on a slab they have not verified, that tells you what their service after the sale is going to look like.

Hydraulic Cylinder Seals: The Repair Most People Get Wrong

Fast-forward two years. He called with the symptom we hear more than any other: the lift raises fine, sounds normal, and then settles a couple of inches over a weekend. No puddle on the floor, reservoir at the right level, motor running strong. He had already bought a new power unit online, convinced the pump was tired.

It almost never is. When a 2 post car lift raises normally but will not hold, hydraulic fluid is bypassing internally, and there are three usual suspects. First, the cylinder piston seal — worn or nicked, letting fluid slip past the piston back to the low side. Second, the lowering valve or solenoid not seating, often because of a single o-ring or a piece of debris. Third, a check valve in the power unit itself. All three present identically from the outside, which is why guessing is expensive. Diagnosis is straightforward if you know the sequence: isolate the cylinder with the line clamped and see whether the drift stops. If it stops, the problem is downstream in the valving. If it keeps drifting, the cylinder seal is your answer. Twenty minutes of testing versus a few hundred dollars of parts roulette.

His was the piston seal, on the driver-side cylinder, at roughly 3,000 cycles. Entirely normal wear for a unit that spends Iowa winters in an unheated building where condensation gets into the reservoir.

Rebuild Kit or New Cylinder? How We Decide

A seal kit for a common Rotary or Challenger cylinder is an inexpensive part — typically well under a hundred dollars in components. A replacement cylinder is several hundred to over a thousand depending on model and bore. So the instinct is always to rebuild, and often that is right. But not always, and the deciding factor is the condition of the barrel and the rod.

Pull the cylinder and inspect. If the bore is smooth with no scoring you can catch a fingernail in, and the chrome on the rod is intact with no pitting, a seal kit will give you years. If the bore is scored, the new seals will shred against it within months and you will be back inside the same cylinder before the year is out. Pitted chrome on the rod does the same thing to the rod seal and will weep. Rust in the barrel from long-term water contamination is the other disqualifier, and it is common in unheated Iowa shops — which is why we always flush the reservoir and refill with fresh ISO 32 hydraulic oil whenever we open a system. On the Waukee fleet unit the barrel was clean, so we rebuilt it, flushed the reservoir, and reused the power unit he had needlessly bought as a shelf spare. What We’d Tell the Next Fleet Operator

Three things, in order of how often they get skipped. Measure to the lowest obstruction in the bay, not to the joists or the peak — that single number decides baseplate versus clearfloor before any other consideration. Verify the concrete with a core, not with a memory of what the builder said in 1998, and budget for footings if the number comes back thin. And buy one capacity step above your heaviest current vehicle, because fleets always get heavier and never get lighter.

After that, plan for maintenance from day one. Check the equalizer cables monthly, keep the anchor torque logged, watch the reservoir level, and flush the fluid every couple of years in an unheated building. A well-maintained 2 post car lift is a twenty-five-year machine; a neglected one is a five-year machine with an expensive middle. The Waukee fleet is on year four with one cylinder rebuild and nothing else, which is about right.
