Waukee grew fast. A lot of the housing stock west of Alice’s Road went up during boom years when framing crews and concrete crews were both stretched thin, and residential garage slabs are one of the easiest places to shave a little. The building code minimum most builders shoot for is four inches of concrete at somewhere around 3,000 to 3,500 PSI, and in practice that four inches can wander. We have drilled test holes in three-year-old attached garages and found five and a half inches near the overhead door and three and a quarter inches back by the foundation wall, because the subgrade was crowned and nobody screeded it flat.

That variance matters because a two-post column concentrates enormous load into a footprint about the size of a dinner plate. When a 4,500 lb pickup is in the air, the anchors on the loaded side are not just holding weight down — they are resisting a tipping moment that tries to pull the front anchors straight up out of the slab. Thin, low-PSI, or cracked concrete lets those anchors cone out. So before you shop, rent or borrow a rotary hammer, drill four test holes where the columns will sit, and measure with a bent piece of welding rod. Twenty minutes of work tells you more about your project than any spec sheet.

The Numbers Manufacturers Actually Require

Most manufacturers of a 10,000 lb clear-floor two-post spec a minimum of four inches of 3,000 PSI concrete, and many now call for four and a quarter inches to leave room for a proper anchor embedment. Once you climb to 12,000 or 15,000 lb capacity, that jumps to six inches at 3,000 PSI or better, and some heavy models want the slab reinforced. Baseplate designs — where a steel plate runs across the floor between the columns instead of an overhead beam — are often a little more forgiving on anchor pull-out because the plate ties the two columns together, but they do not let you cheat thickness by much.

Age of the pour matters too. Concrete keeps gaining strength for years, so a twenty-year-old slab that was poured at 3,000 PSI is likely stronger today than a fresh one. But rebar changes the failure mode in a way that is worth real money. Plain concrete under anchor tension fails brittle: a cone of material pops loose and the anchor comes with it. A slab with #4 rebar on 18-inch centers holds that cone together, redistributes the load, and gives you a warning crack instead of a sudden release.

Welded wire mesh is a step down but still helpful, provided the crew actually pulled it up into the middle of the pour instead of leaving it lying on the gravel where it does nothing. Fiber-reinforced mix is great for controlling shrinkage cracking and does almost nothing for anchor pull-out. Manufacturers generally want a minimum of six inches from the center of an anchor to any free edge, expansion joint, or control joint, and honestly we like to see more.
