A service manager at a dealership in Council Bluffs called us last spring because he wanted a second 2 post car lift dedicated to tire rotations and wheel work, and he wanted it in the bay closest to the tire machine. Simple request. The problem was that bay had a 10 ft 6 in ceiling under a duct run, 4-1/2 inches of slab over radiant tubing, and a floor drain exactly where the passenger-side column wanted to sit. None of that killed the project, but all of it changed the model, the anchor layout, and the install date. This article walks through the actual numbers we measure before we quote a job, so you can survey your own bay before you spend a dollar.

Start With Ceiling Height, Not Capacity
Almost everybody starts the conversation with capacity. We start with the tape measure pointed straight up. Overhead clearfloor models need real vertical room: a 10,000 lb overhead unit typically wants 12 ft to 12 ft 6 in of clear ceiling, and the overhead beam itself sits somewhere in the 11 ft 8 in to 12 ft range depending on the manufacturer. A Rotary SPOA10 overhead is roughly 12 ft 2 in tall at the beam. If your lowest obstruction is a sprinkler head at 11 ft 4 in, that model is out before we talk about anything else.
That Council Bluffs bay had 10 ft 6 in under the duct, which pushed us to a baseplate design where the equalization cables and hoses run across the floor in a low ramp instead of over the top. Baseplate columns on a 10,000 lb unit are commonly in the 9 ft 6 in to 10 ft range, so the vehicle roof becomes your limit rather than the structure. For tire and wheel work that is fine, because you rarely need to raise a car to full height to spin wheels. We also measure the lowest point across the whole travel path, not just above the columns. Garage door tracks, opener rails, light fixtures, and unit heaters have all forced last-minute changes on jobs we quoted from photos. Measure five points, write them down, and note which one is lowest.
Concrete: Thickness, Strength, and Age
Concrete is where most residential and light-commercial projects get uncomfortable. The published minimum for most 10,000 lb two post units is 4 inches of 3,000 PSI concrete, and a lot of manufacturers now want 4-1/4 inches at the anchor to account for the depth the wedge anchor needs to seat. Four inches of good concrete with proper cure is adequate. Four inches of driveway-grade pour over soft fill with a saw-cut control joint running through your anchor pattern is not.
We had a customer in northern Missouri who told us his slab was “about 5 inches, maybe less.” We cored it. It was 3-3/8 inches in the middle of the bay and 4-1/2 near the door where the pour started. That job became a pair of 4 ft by 4 ft by 12 in footing pads, cut and poured, cured seven days before we set columns. Cost him a couple weekends and some ready-mix, and it is the reason his lift will still be square in fifteen years. If you have radiant tubing in the slab, say so early. We can usually locate tubing with a thermal camera on a cold morning and shift the anchor pattern an inch or two, but we cannot fix a punctured PEX line after the fact. Age matters too: fresh concrete needs a full 28-day cure before anchors go in, and we will not set a lift on a green pour no matter how good the schedule looks.
Bay Width, Column Spacing, and Door Swing
The spec sheet number that matters most for daily usability is the drive-through width between columns. Symmetric 10,000 lb units usually give you around 8 ft 2 in to 8 ft 6 in between posts; asymmetric designs narrow that a bit but let you set the vehicle further back so doors clear the columns. For a dealership doing wheel work on everything from a Fiesta to an F-250, we generally push toward a wide asymmetric or a versymmetric arm design so the tech is not fighting door clearance forty times a day.
Overall bay width is a separate number. A two post unit with 8 ft 6 in between columns still needs roughly 12 ft of bay to be comfortable, because you need room outside each column for the tech, a tire cart, and a torque wrench swing. The Council Bluffs shop had 13 ft 4 in wall to wall, which was tight but workable once we moved a parts rack. One customer in eastern Iowa had a loft on one side and a wall on the other with a 16 ft door, and we ended up rotating the whole layout ninety degrees so the arms swung into open floor. Measure wall to wall, then measure again at 4 ft off the floor where cabinets, benches, and air lines actually live. Those are usually the real constraint, not the drywall.
Power, Air, and Where the Cord Actually Reaches
Most two post units ship with a 208-230V single-phase motor drawing in the 20 to 30 amp range at startup, and they want a dedicated circuit on a 30 amp breaker. Some commercial models are available in three-phase, which is worth taking if you already have 208 or 480 three-phase in the building because the motor runs cooler and the starting draw is gentler. Nothing on a 2 post car lift should share a circuit with a compressor or a welder.
Where the power comes down matters as much as the amperage. The power unit mounts on one column, and the factory cord is short. On the Council Bluffs job the nearest 230V drop was 22 feet away on the wrong side of the bay, so the electrician ran a new drop off the panel and landed it 3 feet above the power unit on the column side. That is a two-hour job before the lift arrives and a half-day headache after it is anchored. Air matters too if you are using an air-actuated single-point safety release, which most modern designs are. You need roughly 30 PSI at the column, and a 1/4 in line teed off your shop air is plenty. We have installed units where the customer forgot air entirely and had to reach up and pull the release manually on every cycle for a month. Plan both utilities on the same drawing as your anchor layout.
The Site Survey We Actually Run
Our survey takes about forty minutes and produces one page. We record: lowest overhead obstruction and its location, ceiling height at four points, bay width wall to wall and at bench height, floor slope in inches per ten feet, slab thickness at the proposed anchor points, control joint and expansion joint locations, floor drain and trench locations, existing electrical service and distance to the nearest usable drop, air availability, door width and header height, and the largest vehicle the shop expects to lift.
Floor slope is the one people skip. Shop floors are often pitched a quarter inch per foot toward a drain, and over an 8 ft 6 in column spread that is a two-inch difference. Two post columns must be plumb and the carriages must be level to each other, which means shimming one base plate. Manufacturers allow a limited shim stack, commonly up to a half inch of steel shims under a base, and beyond that you are grinding or repouring. We measured 1-1/8 in of fall across the Council Bluffs bay and ended up grinding the high side rather than stacking shims. When a shop tells us they want a quote from photos, we will give a ballpark, but the number we stand behind comes from the survey. Choosing a 2 Post Car Lift for High-Cycle Wheel Work
Tire rotation and wheel work is one of the hardest duty cycles a lift sees. It is not about weight; it is about cycles. A dealership express bay might run thirty lift cycles a day, which is thousands per year, and every one of those cycles works the equalization cables, the lock latches, and the arm restraint gears. That is why we steer high-volume shops toward commercial-grade equipment with serviceable cable sheaves, greasable lock pivots, and arm restraints that can be re-pinned rather than replaced as an assembly.
For that Council Bluffs bay we landed on a 10,000 lb baseplate design with drop-end arms so the tech could get pads under a lowered performance car without stacking blocks. We also specified taller screw pads up front, because dealership work means a mix of unibody pinch welds and truck frames within the same hour. When you are choosing a 2 post car lift for this kind of work, ask three questions: how long are the cable and lock assemblies stocked, how many minutes does a cable change take, and is the unit ALI certified. Availability of a replacement cable in two days versus two months is the difference between a bay down overnight and a bay down for a quarter. Installation Day, Start to Finish
A straightforward two post install runs six to eight hours with two techs when the prep is done. We uncrate and stage, snap chalk lines from the customer-approved layout, verify column spacing and squareness diagonally, drill anchors with a rotary hammer and vacuum shroud, set and torque anchors to the manufacturer spec (usually in the 90 to 110 ft-lb range for a 3/4 in wedge anchor), plumb both columns with shims, install the overhead beam or baseplate cover, route hoses and equalization cables, fill and bleed the power unit, then cycle the empty lift five to ten times while adjusting lock synchronization.
Then we load-test with a real vehicle and verify both carriages reach lock height within the tolerance the manufacturer allows, usually a fraction of an inch. We check that all four locks audibly engage on the same descent step, that the single-point release drops all locks simultaneously, and that the overhead shutoff bar cuts the motor when tripped. Finally we walk the shop through daily and monthly checks and hand over the manual, the ALI documentation, and our card.
