Owners look at a two-car attached garage and assume it will fit whatever lift they can afford, and then they discover on install day that the ceiling is nine feet – not ten, not eleven – because a header runs across the top of the garage door opening. Or they discover the slab was poured at three and a half inches instead of four. Or the door opener rail runs directly through where the equalizer beam wants to live.
None of these are unusual. All of them are unfortunate to discover on install day. What we tell every southern Minnesota home buyer is that the site survey is not optional. Measure the ceiling. Measure the slab. Measure the door opening height with the door open. Note where the electrical panel is, whether you have a 220-volt outlet nearby, and where the floor drain is if there is one. Send all of it to us before we quote anything. Homework first, shopping second. That is the order that saves regret.
The three-number check: concrete, ceiling, door
The three numbers that determine whether a home garage can host a lift are concrete thickness, ceiling clearance, and door opening height. Concrete needs to be at least four inches thick with reasonable compressive strength – most residential slabs poured after about 1990 hit that number, but slabs from older builds sometimes do not. Ceiling clearance needs to be at least eleven feet for a comfortable overhead configuration on most home lifts, or ten feet if you go clearfloor. Door opening height determines the tallest vehicle you can drive in unraised.
If any of those three numbers falls short, we tell owners honestly before we quote. A three-and-a-half-inch slab is not automatically a deal-breaker – some manufacturers rate their home units for that thickness with the right anchors – but it changes the anchor spec and it lowers the safety margin. A nine-foot ceiling probably rules out any full-rise lift, but a mid-rise scissor might still fit. A short door opening simply limits your vehicle mix. We would rather tell you these things at quote time than have you find them out at install day.
A real site survey for a southern Minnesota garage
The site survey we did for this southern Minnesota home buyer took about forty-five minutes over a video call. He measured. We watched. We asked questions. Ceiling height at the lowest point was ten feet six inches, which is workable for a clearfloor unit. Slab was a four-inch pour with rebar visible where a small chip had come off the edge – good enough. Door opening was a standard seven-foot single door, which limits his vehicle mix to sedans, mid-size pickups with the top of the cab under seven feet, and his small collector car. He had a 220-volt outlet on the side wall already for a welder. Everything worked.
What we found that he had not thought about was drainage. His garage had a small floor drain in the middle of the bay – right where one column wanted to sit. We moved the whole install layout six feet toward the front of the garage to avoid the drain, which meant losing a small amount of front-of-vehicle working room but gaining the ability to actually mount the columns. Choosing capacity for a home 2 post car lift – be realistic
Home buyers almost always over-spec capacity, and it is usually because they include a dream vehicle in their mental math. This buyer’s family pickups were both half-tons at around 5,500 pounds curb weight, and his collector was a small classic under 3,500 pounds. His actual heaviest realistic vehicle was 5,500 pounds. Even with a full tank of gas and a bed full of tools, he tops out at about 6,000 pounds. A 9,000-pound-rated 2 post car lift covers that comfortably. A 10K covers it with margin. He does not need a 12K, and he certainly does not need a 15K.
We quoted him a 9K commercial-grade home unit and a 10K commercial-grade unit side-by-side, so he could see the tier difference honestly. The 9K was several hundred dollars cheaper. The 10K had marginally more column height, which for his ten-foot-six ceiling was actually not a benefit because he could not use the extra rise anyway. He picked the 9K. Right call. If his fleet had included a heavy three-quarter-ton work truck, the answer would have flipped. Match capacity to the vehicles you actually own, not the ones you might buy in five years.
The differential fluid job that sold him on it
The first job he did after install was a differential fluid change on the older of the two family pickups. It had probably not been serviced in years, and the fluid came out looking about how you would expect – dark, gritty, and smelling of hot metal. On jack stands or on ramps, this job is a mess.
