Picking an auto home lift when you also run a working shop is a different problem than picking one for a bare garage. A third-generation family shop we work with up in northwest Iowa needed an auto home lift the owner could use at his house on weekends, but the same configuration decisions apply to the shop bay he uses Monday through Friday for annual state inspections. Overhead versus baseplate is the first fork in the road, and the wrong pick locks you into a ceiling height, a clearance window, and an aesthetic you cannot walk back.

What overhead really costs you in ceiling height
An overhead auto home lift ties the two columns together with a crossbar at the top. That crossbar carries the hydraulic hose, the safety limit switch, and the equalization cables on some models. Real numbers from the Rotary SPOA10 family: overall column height sits right around 11 feet 6 inches, and the crossbar adds another inch and a half of hose loop clearance on top of that. In the northwest Iowa shop we spec’d, the original post-and-beam building had 12 foot 2 inch clear-to-joist, so overhead cleared with less than 8 inches to spare. That was fine for their sedan and half-ton inspection work, but they cannot lift a raised pickup to full height without the roof rack kissing the crossbar. A baseplate configuration on the same footprint gains roughly 18 inches of usable overhead space. If your ceiling is under 12 feet, or if you routinely see lifted trucks in for state inspection, baseplate is the safer call before you commit.
What baseplate costs you in floor sweep
Baseplate lifts route the cables and hydraulic hose across the floor between the columns. Manufacturers cover the tube with a low-profile ramp, but that ramp is still a trip hazard for a rolling toolbox and an obstacle for the transmission jack. On the Challenger E10 baseplate we installed on a similar Iowa job, the floor tube adds 3.25 inches of height across a 12-foot span and forces the technician to lift or roll a jack over it every single time. For a family shop doing annual inspections, that is dozens of transitions per day. Overhead keeps the floor clean and the workflow flat. The trade is that you cannot walk between the columns without ducking; baseplate keeps the top open so a tall tech does not spend the day bumping his head. Neither answer is wrong. The right auto home lift depends on what you drop on the floor and what you raise into the ceiling.
Column height, drive-through width, and inspection reality
Iowa annual state inspection work on light trucks means you need drive-through width and column reach both. Standard symmetric two-post columns are set on 141 inch center-to-center spacing on most 10K units, giving roughly 108 inches of drive-through between the inside faces. That is comfortable for a dually pickup but tight for a lifted 3/4 ton with mirrors extended. Asymmetric column posts twist 30 degrees inward, giving the door clearance you need to open a full-size crew cab without hitting the column. For a shop doing daily inspection work, asymmetric is the standard we recommend. Overall column height on a 10K asymmetric runs 11 feet 6 inches. On a 12K version it grows to 11 feet 10 inches. If you are building a shop, pour the slab for 12 feet 6 inches clear at minimum. If you are dropping an auto home lift into an existing building, measure to the lowest joist, subtract 6 inches for cross-bracing and lighting, and shop from there.
Anchor loads and slab thickness
Both overhead and baseplate lifts transfer the same rated load into the floor, but the anchor pattern differs. A typical 10K two-post uses eight 3/4 inch wedge anchors per column, four inches deep into a minimum 4.25 inch slab of 3000 PSI concrete. The northwest Iowa shop’s original slab was 4 inches, poured in 1978, and cracked in two places under the north column footprint. We poured a 5 by 5 foot reinforced pad tied into the existing slab with #4 rebar dowels on 12 inch centers, then set the columns. Home installs get skipped on this step constantly. A residential garage slab is often only 3.5 inches, and the underlying gravel base was not compacted for point loads. If you are pouring new, ask for 6 inches at 4000 PSI with fiber mesh. If you are retrofitting, get a slab probe done before your auto home lift arrives.
Locking mechanism differences worth knowing
The lock ladder inside each column is where an auto home lift proves it is safety-rated. Overhead configurations typically run twin lock ladders with a single overhead crossbar release; baseplate runs the same lock ladders with a floor-tube-routed release cable. In field service, the baseplate release cable is more prone to contamination from shop debris, and we replace those cables roughly 30 percent more often than the overhead versions. That does not make baseplate wrong. It means a baseplate owner needs to add a lock cable inspection to their monthly walk-around and keep the floor tube swept clean. The Rotary ladder locks click at approximately every 4 inches of rise; the Challenger PKS system on the CL10 clicks every 3 inches. Both meet ALI/ETL certification. If you plan to hold a vehicle at exactly the same working height day after day, count the click positions and buy the lift whose lock ladder puts you at your natural working shoulder height. Small detail. Saves your back.
Iowa install lead time and what we actually do onsite
An auto home lift order into central or northwest Iowa runs on a typical two to three week lead time from Auto Lift Services depending on freight lanes. Onsite install runs a full day for a single unit on an existing slab with power already run to the column. That is: unloading the crate, laying out the column footprint against your marked centers, wet-drilling the eight anchors per column with a rotary hammer and diamond bit, torquing to 90 foot-pounds per anchor, plumbing the columns to spec with a 4-foot level, running the equalization cables and setting cable tension, bleeding the hydraulic system, function-testing the safeties, and cycling the lift under load with a shop vehicle. Overhead versus baseplate does not change the install time meaningfully. What does change the time is slab prep, and whether we have to trench for 240 volt single-phase power to the column. How to decide today
If your ceiling is 12 feet or less and you might raise a lifted pickup, choose baseplate. If your ceiling is 12 feet 6 inches or better and you do daily inspection work with rolling toolboxes and transmission jacks, choose overhead. If you are in northwest Iowa or anywhere else in the state and want a real measurement done before you order, we drive out.
