A third-generation family garage owner from Urbandale wanted to build a home-garage inspection bay in his own detached shop so his son could learn the trade the same way he had. He called us for a technical deep-dive on auto lifts for home garage installs sized around annual state safety inspection work — which is a specific workflow with its own dimensional requirements. What follows is the deep-dive we walked him through, with real building dimensions, real lift specs, and the reasoning behind each decision. The Building: 32×48 with 13-Foot Sidewalls

Our Urbandale owner had built a 32×48 pole barn behind his house specifically to serve as an eventual second shop. Sidewalls were 13 feet, concrete was a 5-inch pour with #4 rebar on 12-inch centers, and he had a 200-amp electrical service run to a subpanel. That’s better foundation prep than 90 percent of the home garages we install in. Which means the building itself wasn’t a constraint on any of the auto lifts for home garage options we might have recommended.

The workflow he wanted around a lift was based on his experience running the family shop: a clean walk-around perimeter of at least 36 inches on all four sides, a pull-through path from garage door to a rear walk-out for pushing broken vehicles out, and a dedicated tool wall along the north sidewall. That workflow constrained where the lift bay could sit inside the building. We used chalk lines to mock up three possible positions before drilling anything, and we settled on the position that gave 42 inches of walk-around on the driver’s side.

Real Dimensions: Column Footprint and Clearances

A standard Rotary SPOA10 2-post lift has a column outside-to-outside width of approximately 132 inches with symmetric arms, a column-to-column drive-through width of 100 inches, and a footprint depth (front of column to rear of column) of 24 inches per column. Those are the numbers to plan around, not the nominal marketing dimensions. For inspection work where you’re going to walk around the vehicle repeatedly, you want at least 24 inches of clearance from the outer edge of each column to any wall or workbench.

In our Urbandale build, the lift bay ended up 156 inches wide (132 column outside plus 12 inches of walk-around on each side) and 240 inches long (24 inches of column depth plus 216 inches of vehicle envelope). That’s a 13×20-foot dedicated lift bay footprint inside the 32×48 building, which leaves generous space for a tool wall, a workbench, and a parts storage area. Auto lifts for home garage bays should be planned with these actual dimensions rather than with rough marketing footprint numbers, and this walkthrough is why.

Ceiling Height and Overhead Path

13-foot sidewalls in a pole building typically give you 12 feet 6 inches to the bottom of the trusses, and 11 feet to the bottom of any lighting or ceiling fan you install. A standard overhead 2-post cross-tube sits at 11 feet 10 inches — which fits under a 12-foot 6-inch truss bottom with 8 inches of margin but conflicts with an 11-foot lighting fixture.

In the Urbandale build, we relocated two ceiling lights to sit outside the lift bay envelope rather than above it. That’s a $60 electrical adjustment that took 30 minutes and eliminated any risk of catching a light with a lifted vehicle’s roof antenna. This is the level of detail that separates a professional installation from a driveway-delivery installation. On auto lifts for home garage projects where the building is otherwise well-prepped, these small overhead adjustments are almost always the difference between a smooth install and a hassle. We plan them out before the crane truck arrives.

Anchor Pattern and Torque Values

Powers wedge anchors on a Rotary SPOA10 use eight 3/4-inch anchors per column, spaced according to the manufacturer’s anchor pattern template. Each anchor is torqued to 150 foot-pounds in a criss-cross pattern in three stages: 50 foot-pounds first pass, 100 foot-pounds second pass, 150 foot-pounds final. The final torque is verified with a calibrated torque wrench, not a rattle gun.

In the Urbandale build, all sixteen anchors torqued to spec on the first pass — which is what you’d expect from a fresh 5-inch pour with proper mix. In lower-quality slabs or older concrete, we sometimes see anchors spin at 100 foot-pounds and never reach spec, which means the anchor has stripped the concrete and needs to be relocated. On auto lifts for home garage installs, we always drill and torque each anchor before moving on to the next column so we can catch a bad hole before it becomes a bad install. Annual Inspection Workflow: What Actually Happens on the Lift

Annual state safety inspections in Iowa cover brakes, suspension, steering, lights, exhaust, and tires. Almost every check point on that list is done from underneath the vehicle. Which means the lift needs to hold the vehicle at head-height (roughly 6 feet under-vehicle clearance) for 20 to 30 minutes at a time while a technician walks methodically through the inspection points.

That workflow demands stable mechanical safety locks. On a Rotary SPOA10, the safety ladder clicks every 2.5 inches through the full stroke, which lets you set the vehicle at exactly the height where a specific inspection is easiest. It also demands arm restraints that hold under an accidental bump — which is why gear-driven restraints are non-negotiable. In our Urbandale build, we picked a Rotary SPOA10 because it’s the model his father used at the family shop for 25 years, and it’s the model we still stock parts for today. Auto lifts for home garage inspection work is a two-decade decision, and picking a machine with a proven parts pipeline is more important than picking one with the newest marketing copy.

Electrical, Air, and Fluid Routing

The Urbandale build got a 20-amp dedicated single-phase 220V circuit for the lift motor, a 3/8-inch compressed air line routed through the driver-side column with a coiled drop at 8-foot height, and a fluid catch pan area under the passenger-side of the vehicle envelope. All three routings were planned before we started drilling anchors, because retro-fitting any of them later means either a wall-hanging hose or a floor-crossing hazard.

The electrical is a $200 to $400 electrician cost depending on run length. Our owner had it pre-wired to the sub-panel, so we simply landed the lift motor circuit. The air line was $180 in parts and 90 minutes of install time. The catch pan area was free — just a marked-off floor space that stays clear of tool carts. On auto lifts for home garage installs where the owner is also building the shop around the lift, these three routings should be planned on the same drawing as the lift itself, not added later.

Total Cost and Handover

The complete Urbandale build came in at $6,200 turnkey installed. That included a Rotary SPOA10 symmetric 10,000 lb 2-post ($4,100), freight ($480), turnkey install labor ($950), anchor materials ($95), air-line kit routed through the column ($220), truck adapter stack ($220), a truck-height alignment adapter set ($100 as a promotion), and a one-year service package included at no extra charge.

Our owner and his son were both present for the handover, which we do on every install — because two sets of eyes on the acceptance test catches things one set will miss. We ran the lift through five full empty cycles, tested every lock position, tested every arm restraint, and walked through the annual maintenance checklist together.
