When a western Illinois grain farmer called us last winter about auto lifts for home garage installation in a new 40×60 shop he had not even poured yet, we ended up walking through the same checklist we use with every farmer building a shop from scratch. The order of decisions matters. Get the slab wrong or the door opener in the wrong spot and you are stuck with a lift that fits nobody, or a lift that goes back on the truck. Item one: lock the lift model before you lock the slab
Every checklist for auto lifts for home garage installation starts with the lift decision, not the building decision, because the lift dictates the slab. A 9,000 lb Rotary two-post wants a specific anchor pattern with a specific concrete depth, and it is not the same as a 10,000 lb BendPak four-post that spreads the load over runways. If you pour the slab first without knowing which lift is going in, you will end up either boring anchors into thin concrete or paying for a much thicker pad than you needed everywhere else. Pick the lift, get the spec sheet with the anchor plan, and hand it to the concrete contractor. If you are unsure which lift you want, tell your contractor to pour the lift bay at 6 inches with rebar on 12-inch centers, and pour the rest at 4. That covers essentially every home-garage lift we sell, and the extra concrete under one bay is cheap insurance compared to jackhammering later.
Item two: measure ceiling before wall panels go up
The next item on the checklist is ceiling height, and the trick with a new farm shop is to measure to the lowest obstruction, not the peak. Truss bottom chord, purlin, garage door track, mounted heater, hanging light: whichever is lowest sets your usable ceiling. Auto lifts for home garage use typically want 11 to 12 feet clear if you plan to put an SUV all the way up. If you are storing on a four-post with a car underneath, add the two vehicle heights plus about eight inches for the runway and lock engagement. If the panels are not yet on, this is the time to have your builder set the door opener rail higher, or move a mounted heater to a corner. We have installed lifts where a garage door opener rail was the only thing keeping the arms from swinging free, and the fix was a $200 rail relocate that would have cost nothing before drywall went up.
Item three: power at the column, not on the far wall
Auto lifts for home garage service almost always run 220 volt single phase, though some larger models want three phase. The checklist item is not what voltage; it is where the outlet sits. A two-post has a power unit mounted at the top of one column, and the whip is usually only about eight feet long. If your electrician puts the outlet on the wall behind the lift twelve feet away, you either pay someone to extend the whip, run conduit up the column, or move the outlet. Tell your electrician exactly where the power unit will hang, on which column, and how high. On a four-post, the power unit typically sits at the front-left runway support; the outlet wants to be within six feet of that spot. Also plan a second dedicated 20-amp circuit within reach for compressor drops and lights; you will thank us the day you are running an impact and the lift at the same time.
Item four: door opening width and drive-through geometry
A farm shop with a 12-foot overhead door is standard, but that number describes the door, not the drive-through. Auto lifts for home garage installs need the vehicle to enter, clear the columns, and stop between the arms. A two-post typically wants 11 to 12 feet of interior clear width between column faces, and the columns themselves need six inches of clearance to any wall. If your door is 12 feet but the columns are set flush to the side walls, you cannot actually drive in without scraping mirrors. On our layouts we mark the columns with tape on the slab and drive a truck through the shop before install day, and we recommend farmers do the same. Also think about where the door lands when open: an overhead track can drop below the door opening and interfere with a lift arm at full raise. This is the number one field surprise we see, and the fix is always cheaper before drywall.
Item five: exhaust and driveline access dictates arm choice
Farm shops do a lot of exhaust and driveline work: pickups, service trucks, dually diesels, the occasional grain-cart running gear. That workload is the argument for a symmetric two-post over an asymmetric. Symmetric arms are the same length front and back, which lets you center the vehicle in the columns and access both ends of the exhaust and driveshaft freely. Asymmetric moves the vehicle back for door swing clearance, which is nicer for daily passenger-car service but tighter for exhaust work on a long pickup. If you have room and the primary use is farm-truck maintenance, symmetric is the honest answer. If you are also mounting the lift in a bay where you climb in and out constantly, asymmetric is fine. Some models offer versa-symmetric arms that switch. Tell us the mix of vehicles: half-ton pickups plus a dually, or just a single service truck, and we will match arm geometry to the mix rather than the brochure default.
Item six: install order relative to the rest of the build
Build-out sequencing is the item most builders skip. Auto lifts for home garage installs go smoother when the slab is cured (28 days is the ISO minimum for full strength), the electrician has energized the circuit, the overhead door is hung and operational, and drywall or insulation is up on the ceiling before the columns arrive. We have installed a lift in a shell building before, and it works, but the drywall crew has to work around the columns afterward and it always looks worse. On the other extreme, if you wait until the shop is fully finished including epoxy floor, the anchor bolts will chip the coating on install day. The right window is: slab cured, walls up and insulated, electrical rough-in done, drywall up, epoxy not yet applied. That is the sweet spot for install day, and it is worth telling your general contractor up front.
Item seven: parts and service after the check clears
The last item on the checklist is not about the install; it is about the next ten years.
