When a service manager at a franchise dealership in western Illinois called us last spring, he had three empty bays and quarterly budget approval, but he was two weeks from a state inspection with no clear answer on whether his eleven-foot ceiling would clear an overhead lift. That call is exactly why so many auto lifts installed in western Illinois shops end up as baseplate two-posts rather than the overhead configuration a technician would prefer. We measure every bay before we quote, because a dealer who orders the wrong lift twice pays for two shipments and two crews. This article walks through the real dimensions we check, door by door, joist by joist, before we ever ship a crate.

Ceiling Height: The Number Everyone Gets Wrong

Almost every shop owner tells us their ceiling is taller than it actually is. They cite the ridge or the peak, when what matters is the lowest structural obstacle between the lift columns. On a 12-foot side wall in a pole building with 2×12 trusses, your effective clearance can drop to 10-foot-6 at the lift location, and that changes everything about which model you can run.

For overhead two-post auto lifts installed in a shop with true 12-foot clearance, you have room for the standard Rotary SPO12 or Challenger CL10 with a raised vehicle at about 79 inches of underside height. Drop your ceiling to 11 feet flat and you are on the edge of baseplate territory, where the crossbeam disappears from the ceiling entirely. We bring a laser measure to every western Illinois site survey and record three numbers: lowest obstacle in the column line, lowest obstacle in the drive-through zone, and lowest obstacle in the arc when the lift is raised with a truck on it. A dealership tech who plans to service crew cabs needs the third measurement most, because the top of the cab is what actually rises.

Door Swing and Bay Access Around the Lift

The second number that kills lift installs is how far the overhead door swings inward when it opens. Most dealer service bays run a 10-foot or 12-foot sectional door, and the top panel travels backward six to twelve inches into the bay as the door rolls up. If a column of your two-post sits inside that arc, the door hits the column, or worse, sits on it and bends the tracks over the next month.

We stake out the column footprints in blue tape before we drill anything. Then we cycle the door with the tape in place. If the top panel touches, we reposition the columns another eight inches deeper into the bay, which is why we always want at least 30 inches of clear space behind the columns. That extra reach is also where the arm operator stands when they run the low-pad arms under a lifted SUV, so nobody is fighting the door and the tech at once. A dealership foreman we work with in the Quad Cities lost half a bay when a first-time installer set columns nine inches too shallow and the overhead door fought the lift for a full year before he called us to move it.

Overhead vs Baseplate for Low-Ceiling Shops

Once the numbers are on the floor, the real conversation starts. Overhead lifts run the equalization cables and hydraulic lines across the top crossbeam, which is nice for a clean floor but eats about 14 inches of ceiling height. Baseplate lifts run those lines through a low bar cast into the concrete, so nothing sits above the columns.

For most western Illinois dealer bays we quote, a ceiling under 11 feet flat pushes us straight to baseplate. That means a Rotary SPOA10 or a Challenger E10 with a floor plate rather than an overhead crossbar. Techs sometimes push back on baseplate because they roll tool carts across the bay and the low bar is a trip point, but a bright-yellow bar and a wheel-friendly bevel solve that. The tradeoff is real, so we walk through it honestly during the quote. Overhead is cleaner for shop floor traffic. Baseplate is the only option in a low-ceiling pole building or a converted service bay from the 1970s. We have quoted enough auto lifts installed under 11 feet to know which side of that line every shop lands on before the truck rolls.

What Western Illinois Concrete Slabs Usually Support

Most dealership bays in western Illinois were poured to a 4-inch minimum with 3,000 psi mix and either wire mesh or #3 rebar on 18-inch centers. That is the floor a Rotary or Challenger two-post is engineered for, so if your slab was built to code and cured properly, you are almost always fine to bolt down a 10,000 pound two-post.

Where we see problems is add-on bays, back-lot storage buildings, and pole barns where the pad was poured after the fact by a landscape crew. Those slabs can be three inches at the edges and unreinforced at the center. Before any auto lifts installed on our watch go into a slab we cannot verify, we core a two-inch plug or ask the customer to send a photo of the pour record. If we cannot verify four inches of proper concrete, we quote a saw-cut and re-pour of a 4×8 footing per column. That runs a few thousand dollars and buys 25 years of safety. A body shop in central Iowa learned this lesson when their first installer skipped the check and pulled a column out of an old barn slab three months in.

Utility Runs: Air, Power, and Anchor Placement

The lift itself is only half the install. Every two-post needs 208/230-volt single-phase power on a dedicated 30-amp circuit, and most dealer techs want a shop-air quick-connect within arm’s reach of the operator side. We coordinate the runs with the electrician and the compressor line before we ever set columns, because chasing an outlet up a finished wall after the fact costs more than doing it during rough-in.

Anchor placement is the last piece. Modern two-post lifts use six 3/4-inch wedge anchors per column, drilled 5-1/2 inches deep into cured concrete. If your slab has expansion joints or control cuts in the wrong spot, we shift the column line an inch or two to keep anchors at least six inches from any joint. That protects the concrete from spalling under the daily cycle of lifting a 6,000 pound sedan. We have had auto lifts installed on hundreds of slabs, and the ones that hold up for 20 years are the ones where somebody thought about anchor geometry before the first hole went in.

Realistic Timeline for Auto Lifts Installed by a Certified Crew

A typical two-post install for a western Illinois dealer runs one day on the ground once the crate arrives, assuming site prep is complete. Our crew shows up at 7 a.m., sets columns and the overhead or baseplate, drills and torques anchors, runs the cables and hoses, fills the reservoir, cycles the lift under a test weight, and calibrates the safety locks. We leave by 4 p.m. with a signed inspection sheet and the ALI-certified paperwork.

Where installs slip is the site prep. If the electrical is not run, if the concrete cure is under 28 days, or if the ceiling turns out four inches shorter than the customer said, we lose a day. We manage that by doing the site survey a week before the crate ships, so nothing is a surprise on install day. For a three-lift bank like the Parkersburg install we ran last summer, we schedule two consecutive days with a crew of three and get all three auto lifts installed, tested, and signed off before the weekend.
