We get more first-time home garage buyer calls than any other single caller type, and the same handful of questions comes up every week: what lift do I need, how thick does my slab have to be, what about rebar, will it clear my ceiling, and what does the whole autolift garage build actually cost when I finish. Start With the Slab, Not the Lift

Every autolift garage conversation in the Des Moines metro starts with concrete. If you are building new, this is easy: pour four inches minimum with 3,500 PSI mix and a mat of number four rebar on twelve-inch centers, or fiber-mesh alternative if your local code allows. For a two-post lift up to 10,000 lb, four inches is fine on a properly prepped subgrade. For a four-post that will store one car above another, the slab load is spread across four caster pads and four inches is usually plenty. Anything heavier, or a heavy two-post above 12,000 lb, moves you into five or six inches.

If the slab is already poured and you do not know what is in it, get a coring done before you buy the lift. A concrete testing company can pull a two-inch core, measure thickness, and often estimate rebar presence with a scanner. It costs less than a mistake. We have seen buyers anchor into an old 3.5-inch slab with no rebar, watch the anchor pull under load, and have to core-drill deeper anchors or pour a new pad. Get the answer up front and you will sleep better every time your car goes in the air.

Picking the Right Lift for Suspension Work

For a first-time buyer whose main job is suspension and shock replacement, the two-post asymmetric lift is the workhorse. Arms swing under the pinch welds, the whole underside is open, and you can pull a strut without gymnastics. Rotary and Challenger both build 9,000 to 10,000 lb asymmetric two-post units that fit a passenger-car autolift garage perfectly. If your ceiling is under twelve feet you want a low-ceiling model with a lower overhead beam or a floorplate configuration.

A four-post lift is the other legitimate answer. It gives you drive-on storage, one car above one below, plus it makes wheel-off suspension work possible if you buy a rolling bridge jack for the runways. Four-post is easier for a nervous first-time owner because the car is captured on rails and the anchors are less critical. The tradeoff is footprint: a four-post eats more floor space and blocks side access. For a 30 by 40 pole building, either fits comfortably. For a two-car attached garage, the two-post usually wins on space.

Ceiling Height and Overhead Clearance

Ceiling height is the single most common show-stopper in a Des Moines autolift garage build. Most Rotary and Challenger two-post units want twelve feet of clear height above the concrete to raise a full-sized SUV to the mechanic-friendly working position. Some low-ceiling models drop that requirement to eleven feet or even ten-and-a-half feet, but you give up a few inches of maximum lift height. Measure from the finished floor, not the joist, and account for garage door tracks, HVAC drops, and light fixtures. We have seen more than one buyer discover a track sitting six inches lower than they measured.

For a four-post used for storage, the number is different. You need enough height to fit the tallest car on the runways plus the shortest car underneath, plus a foot of clearance to the ceiling. Most home garages that comfortably store a passenger car on top of a passenger car want thirteen feet of clear ceiling. That is why pole buildings with twelve-foot walls are so popular for a first-time autolift garage in the Des Moines area: you get a real fourteen feet at the peak and stack cars without stress. Anchors and Anchor Torque

The lift is only as good as its anchors. Every install we do uses the manufacturer-specified wedge anchor at the specified embedment depth, torqued to the specified value with a calibrated wrench. Skip any of those steps and you have a legal liability, not a lift. A first-time autolift garage owner does not need to know how to install anchors, but they do need to know why the installer is doing it a particular way. If you plan to install the lift yourself, budget for a hammer drill, a proper vacuum bit set for cleaning the anchor hole, and a torque wrench that reaches the anchor spec. Do not use an impact gun to seat wedge anchors: you will strip the concrete around the anchor and pass the torque check but fail the pull-out check later. Follow the manual line by line. If any anchor will not torque to spec, stop and call us before you finish the raise. That single phone call has saved dozens of home shops from a bad first day.

Real Total Cost for a Home Build

Real numbers for a first-time home build: a solid 9,000 lb asymmetric two-post from a mid-tier commercial brand lands in the low-four-figure range for the lift itself when we run a sale, mid-four-figure at MSRP. A four-post home-storage model with jacks runs the same neighborhood. Freight to Des Moines from our dock is a few hundred dollars, curbside; add a bit for liftgate. Installation, if you have us do it, is a flat fee that varies by lift model but generally sits in the low four figures. If you self-install, subtract that line but budget for the drill, torque wrench, and a helper for the day.

Electrical for a home autolift garage is usually simple: a dedicated 220V single-phase circuit from the panel to a disconnect at the column. If your panel has capacity and you can pull the run yourself under a homeowner permit, it is a couple hundred dollars in materials. If you need a licensed electrician, budget accordingly. All-in for a solid working home setup that will do suspension and shock replacement for the next twenty years is a four-figure to low-five-figure number. Suspension Work Ergonomics

The whole point of an autolift garage over a floor jack is ergonomics: you stand upright, you can walk under the car, and you can swing a torque wrench without lying on cardboard. For suspension work in particular, the two-post gives you unobstructed wheel access at chest height. Buy the lift once and every future strut, control arm, and shock swap takes a fraction of the time it took on the floor. Add a decent pit-style parts tray or magnetic hardware dish and a good work light and the ergonomic gain compounds.

One thing we push every first-time buyer to add: a set of stack-adaptors or tall pinch-weld pads. Most modern unibody cars need an inch or two of adapter to clear the rocker cladding, and a stubby pinch-weld pad puts the arm right against the plastic. Rotary and Challenger both ship a standard set with the lift, but a taller aftermarket set is fifty to seventy-five dollars and saves your rockers over the life of the lift. Common First-Time Mistakes to Avoid

The most common first-time autolift garage mistake we see is buying on price alone. A no-name eBay lift with no US parts support is cheaper on day one and a nightmare on year three when a hydraulic hose bursts and you cannot find the fitting. Buy a brand we stock parts for. Rotary, Challenger, BendPak, and Atlas all have real parts networks and real warranties. Second most common mistake: undersizing the lift. A 7,000 lb lift technically handles a passenger car, but when you drop a truck on it for a friend, you are over the rating. Buy 9,000 lb minimum for a mixed home garage.

Third: skipping the arm restraint check. Every two-post has an arm restraint gear that locks the arms against the columns when the lift raises.
