An autolift garage starts as a sketch on the back of a lumber receipt, and about half the people who call us are somewhere in that stage. A collector in central Iowa reached out to us a couple springs back with a 30×40 pole building, concrete already poured, twelve-foot sidewalls, and three vehicles he wanted off the floor for the winter. He wanted to store one car up top and park another underneath, and he wanted to be able to pull wheels and swap rotors without laying on a creeper. He also asked the question everybody asks eventually: should he buy used or buy new? We walked him through it, installed the lift that April, and were back out for service the following spring. This is what that first year actually looked like.

Why He Wanted the Cars Off the Floor in the First Place

The trigger wasn’t maintenance. It was square footage. He had a 1,200 square foot building and four vehicles, one of which only came out on nice weekends between May and September. Iowa winters mean that car sits nine months a year taking up a bay that could be doing something useful. Stacking two vehicles in one footprint is the single most common reason a collector calls us, and it’s a completely rational reason — you are effectively buying floor space at a fraction of what an addition would cost per square foot.

The maintenance side came second, but it mattered. He had been doing his own brake work on jack stands for twenty years and his knees were done with it. Rotor swaps on jack stands mean lifting one corner, pulling one wheel, and repeating four times while the car sits at an angle you don’t fully trust. On a four-post with a rolling jack, all four wheels come off at once at chest height and the whole job takes a fraction of the time. Once we explained that a storage lift could double as a real service platform with the right accessory package, the decision stopped being about parking and started being about the shop he actually wanted.

The Used vs New Question, Answered Honestly

We sell both, and we service both, so we don’t have a dog in this fight. Here’s the framework we gave him. Used makes sense when three things are true: the lift is a brand still supported by a parts pipeline, you can physically inspect it standing and cycling before money changes hands, and the seller has the ALI label, the manual, and ideally the original anchor pattern documented. A twelve-year-old Rotary or Challenger four-post that meets all three is a genuinely good buy — those frames outlive their cables and their power units, and both of those are replaceable.

Used stops making sense fast when any of those legs is missing. We get calls every month from someone who bought an off-brand lift out of a closing shop for what felt like a steal, then found out the cylinder is a proprietary size nobody stocks and the slack-safety mechanism is a design that was recalled. At that point the savings evaporate. New buys you a current ALI certification, a warranty, cables that haven’t been sitting under tension for a decade, and the ability to call somebody when a hose weeps. For a first autolift garage where the owner isn’t going to be diagnosing hydraulics himself, we usually lean new — and in his case we did.

Sizing the Lift to a 30×40 Pole Building

Twelve-foot sidewalls sound generous until you do the arithmetic. Take your total usable height at the lowest point — often a truss chord or a light fixture, not the ceiling — subtract the height of the vehicle going on top, subtract the height of the vehicle going underneath, and subtract the deck thickness of the runways. Most four-post storage lifts eat five to seven inches per deck. On twelve feet you can generally stack two sedans comfortably, a sedan over a truck with care, and two full-size trucks not at all.

We had him measure to the bottom of the trusses rather than the peak, which knocked almost a foot off his working number, and we measured his tallest vehicle with the antenna down. That exercise pushed him toward a slightly lower-profile deck than he’d originally picked out. We also looked at where the garage door tracks ran, because a lift positioned under an overhead door track is a lift you can only use half the year. Placement in an autolift garage is as much about the door, the workbench, and the walking path as it is about the lift itself. We laid it out with painter’s tape on the slab before we ordered anything, which took twenty minutes and saved a very expensive regret.

Concrete, Anchors, and What We Check Before Install Day

Every install starts with the floor. For a four-post the anchoring requirements are less demanding than a two-post because the load is distributed across four columns rather than fighting an overturning moment, but that does not mean you can set one on a three-inch driveway pour. We want a minimum of four inches of 3,000 PSI concrete, cured at least 28 days, with no expansion joints or control cuts running under a column base. His pole building had a nominal four-inch slab, and we core-tested in two spots to confirm before we scheduled.

The other thing we check is flatness. Pole barn slabs are frequently poured with a slope toward the door for drainage, which is great for melting snow off a truck and inconvenient for a lift. A quarter-inch of fall across the length of the runways is manageable with shims. An inch and a half is not, and we’d rather find that out with a laser level in February than with a lift half-assembled in April. His floor had about three-eighths of an inch of drop, which we handled with steel shim plates under two of the columns. Install itself ran a single day — unload, set columns, run cables, plumb the power unit, cycle it twenty times, and walk through the safety locks with him until he could hear the difference between a lock engaging and a lock passing.

The First Brake Job in the New Autolift Garage

About six weeks after install he did rear rotors and pads on the daily driver. He called afterward, mostly to tell us he’d finished the job in under two hours including cleanup, which on jack stands had historically been most of a Saturday. That’s the part nobody puts in the brochure — the time savings on routine work compound faster than you expect once the vehicle is at a height where you’re standing up.

A few practical notes from that job that apply to anyone doing brake service on a four-post. You need a rolling bridge jack to get the wheels off the runways; without one you’re only getting under the car, not into the suspension. Set the jack under the manufacturer’s lift points, not the pinch weld, and let the safety locks on the lift itself take the load before you crawl under. Keep a torque wrench in the shop and use it on the lugs — hand-tight from an impact at chest height is how warped rotors get blamed on cheap parts. And bleed the brakes with the vehicle level on the locks rather than at full extension, because a lift parked mid-travel on hydraulic pressure alone is a habit that eventually bites somebody. He picked all that up in the first month.

Maintenance Through the First Iowa Winter

An unheated pole building in central Iowa swings from ninety-five degrees and humid in July to fifteen below in January, and hydraulic equipment notices. The first cold snap he called because the lift was rising slowly and groaning on the way up. That’s almost always fluid viscosity, not a fault. Standard AW-32 hydraulic oil gets thick below about twenty degrees; the fix is either an AW-22 in unheated buildings or simply cycling the lift empty two or three times before you load it so the fluid warms and moves.

The rest of the first-year maintenance list is short but non-negotiable. Inspect the lifting cables every three months for broken strands, corrosion at the sheaves, and even tension across all four corners — an autolift garage that lives through freeze-thaw cycles will show cable stretch in the first season as everything seats in, and one round of re-tensioning at the six-month mark is normal. Check fluid level with the lift fully lowered. Grease the sheave pins. Look at the slack-safety cable that runs across the deck and make sure nothing has knocked it out of alignment. And get an annual inspection — we do them across central Iowa and it’s a fraction of the cost of a cable failure. He’s on our spring rotation now, same week we do a handful of other shops nearby.

What We’d Tell the Next Collector Building One

Budget for the accessories in the original number, not later. The rolling jack, the drip trays, the caster kit, and a set of approach ramps together add a meaningful chunk to the ticket, and they’re the difference between a parking structure and a working shop. People who skip the bridge jack to save money almost always buy one within a year, and they pay more for it standalone. Same with the caster kit — if there is any chance you’ll want to reposition the lift when the building layout changes, it’s cheaper to order the casters up front.

Second, think about power and lighting before the lift goes in. Most single-vehicle four-post units run on 110V, which is convenient, but an autolift garage benefits enormously from a dedicated 20-amp circuit rather than sharing with a compressor and a space heater. Overhead lighting needs to be placed where a vehicle at full height doesn’t block it, and any fixture directly over the lift is a fixture you will eventually hit. Finally, buy from someone who will still answer the phone in year four.
