A quick-lube franchise operator in east-central Iowa called us in the middle of a build-out last spring, and the question he asked is the one we hear most: what does an autolift garage actually cost, start to finish, once you count concrete, power, freight, and the install crew — not just the sticker on the lift? He had two bays framed, a third slab still curing, and a lease clock running. We drove out from Ames, walked the slab with a tape measure and a rebar scanner, and gave him a number he could take to his bank. This article is that conversation written down: real sequencing, real cost tiers, and the mistakes that cost the most money when they get caught late.

Why Exhaust and Driveline Work Drives the Lift Choice

Quick-lube work sounds like it lives under the drain plug, but the money in a modern service bay increasingly comes from exhaust and driveline jobs — flex pipe, cat-back sections, center support bearings, U-joints, and the occasional transfer case reseal. Those jobs need the whole underbody open from the front crossmember to the tailpipe hanger, and they need it open at chest height so a tech can run a torch or a sawzall without kneeling. That single requirement rules out a lot of equipment. A mid-rise scissor gets you to brake and tire height but leaves the driveshaft tunnel out of reach. A four-post with runways under the tires blocks the exact area you need for exhaust hangers and center bearings.

That is why nearly every quick-lube autolift garage we build ends up with clearfloor two-post lifts as the primary bays. A Rotary SPO10 or a Challenger CL10V3 with asymmetric arms gives you clean access to the entire underside, doors that still open at the pillars, and rise speeds fast enough that a tech is not standing around. For the operator in east-central Iowa we specced two clearfloor two-posts in the front bays and left the third bay flat for tire and alignment work later. If your ticket mix leans heavily toward oil, filters, and exhaust, the two-post is not a compromise — it is the correct tool, and the extra ceiling height it demands is the only real cost you pay for it.

Sequencing the Build: What Has to Happen Before the Lift Arrives

The most expensive mistakes in a garage build-out are sequencing mistakes, not equipment mistakes. We have shown up to slabs poured at 3.5 inches, slabs with post-tension cable exactly where the anchor pattern needs to go, and buildings where the overhead door track sits four inches below the lift’s overhead beam. Every one of those is fixable, and every one costs real money to fix after the fact. Before anything ships, the order should be: finalize lift model and footprint, hand the anchor drawing to your concrete contractor, pour to spec, rough in power and air, then schedule freight and install within a few days of each other so nothing sits on a trailer or in the weather.

Concrete is the non-negotiable item. Most commercial two-posts want a minimum of four inches of 3,000 PSI concrete, and many spec sheets ask for more depending on capacity and column height. If your slab is already down and you do not know what is in it, we can core-test or scan it before you commit. Power is the second item — most commercial units run 208/230V single phase, some three phase, and an electrician pulling conduit before the slab is finished saves you a trench later. Air lines for impact tools should be roughed in at the same time. Do these three things in order and the actual install becomes a one-day event instead of a three-week saga.

Cost Tier One: The Lift Itself

Equipment is the number everybody fixates on, and it is genuinely the largest single line, but it varies more than most buyers expect. A quality 10,000 lb clearfloor two-post from Rotary or Challenger sits in the mid four figures to low five figures depending on column height, arm style, and whether you want a lift-pad or adapter package. Step up to 12,000 or 15,000 lb capacity for heavier pickups and vans and you move up a tier. Add three-phase power, extended-height columns for a taller building, or a synchronized dual-lift setup and you add again. Overhead versus baseplate matters less to price than it does to ceiling clearance.

Where we push back on customers is the temptation to buy the cheapest thing that lifts. In a commercial autolift garage running six to fifteen cars a day, the lift is a production tool that will cycle thousands of times a year. Cables, sheaves, latch mechanisms, and lock assemblies on a value-tier import are not built for that duty cycle, and the parts availability three years out is a coin flip. We stock parts for the brands we sell, which means a broken cable on a Tuesday is a Wednesday fix, not a two-week shutdown. On a shop billing labor hours out of that bay, one lost week costs more than the price gap between a bargain lift and a proper one. That math has never once come out the other way in our experience.

Cost Tier Two: Freight, Rigging, and Getting It Inside

Freight is the line item that surprises people. A two-post lift ships as a heavy, awkward crate — columns, carriage assemblies, arms, power unit, and hardware — often a thousand pounds or more per unit. Common-carrier LTL freight to a commercial address in east-central Iowa is manageable, but a residential or limited-access delivery, a liftgate requirement, or a driver who cannot get a 53-foot trailer down your approach all add charges. If your building does not have a dock or a forklift, say so up front. We would rather build that into the quote than have a driver sitting in your lot charging detention while somebody hunts for a skid loader.

Rigging inside the building is the other half. Columns have to be walked or rolled into position, stood up, and held plumb while anchors go in. On a clean slab with a wide overhead door that is straightforward. In a converted pole building with a narrow entry and a low header, it takes planning and sometimes disassembly. We handle this on our own installs, but if you are coordinating separate vendors, make sure somebody owns the last hundred feet. Budget a low four-figure allowance for freight and rigging on a single commercial two-post, and more if your site has access constraints. It is not glamorous money but it is real money, and leaving it out of the pro forma is how build-out budgets blow up.

Cost Tier Three: Installation, Anchoring, and Certification

Installation on a properly prepped slab is usually a single day per lift for a two-person crew: layout, drill and set anchors, stand and plumb columns, set the overhead or baseplate assembly, hang arms, plumb and wire the power unit, bleed the hydraulics, cycle and test, torque anchors to spec, and run the lock engagement check. Add time for shimming an out-of-level floor, for cutting and patching concrete if the existing slab fails inspection, and for coordinating the electrician’s final connection. Installation on a commercial unit typically lands in the low-to-mid four figures per lift in Iowa, and that number goes up with concrete remediation.

The item people skip is the initial inspection and the annual thereafter. ALI guidance and OSHA general-duty expectations both point toward periodic inspection by a qualified inspector, and your insurance carrier may ask for documentation. We build that into the handoff on every install so you start with a paper trail. Budget a few hundred dollars a year per lift for inspection and routine maintenance — fluid, cable adjustment, lock function, anchor torque check. On a two-bay quick-lube that is a rounding error against a single day of downtime, and it is the difference between an autolift garage that runs clean for fifteen years and one that develops a cable failure nobody saw coming. We would rather sell you the inspection than the emergency repair.

What a Two-Bay Autolift Garage Actually Totals

Stacking those tiers for the east-central Iowa operator: two 10,000 lb clearfloor two-post lifts, freight to a commercial address, a two-day install with anchoring and testing, electrical rough-in by his own contractor, and a set of truck adapters and drip trays. All in, he landed in the range you would expect for a serious two-bay commercial setup — comfortably into five figures, but well under what he had penciled in from a national franchise equipment package. The difference came almost entirely from not paying a middleman markup and from us telling him which accessories he did not need.

The third bay he left flat, and that was the right call. He wanted tire and alignment capability eventually, and committing that slab to a specific lift before he knew his ticket mix would have locked him in. A year later he added a Rotary tire changer and balancer, and he is now looking at what goes in that bay for alignment. Building an autolift garage in stages is not a failure of planning — it is planning. Get the revenue bays producing first, learn what your customers actually bring you, then spend the next dollar where the demand is. How We Quote an Autolift Garage, and What We Need From You

When someone calls us about an autolift garage build, we ask five things: building dimensions including true ceiling height under the lowest obstruction, slab thickness and age if known, available electrical service, the heaviest vehicle you intend to lift, and your actual work mix. That is enough to spec equipment and give a real number. What we cannot do is quote from “I need a lift for my new shop” — not because we are difficult, but because the honest answer swings by a factor of two depending on those five answers. Send photos of the space. Photos catch things measurements miss, like a truss layout or a mezzanine you forgot to mention.
