A body shop foreman in Waterloo called us last spring with a problem we hear constantly: he had already ordered a lift for his new alignment bay, and nobody had checked the slab. Building an autolift garage is not a matter of picking a color and waiting for the freight truck. It is a site problem first and a product problem second. We are based in Ames, we install across Iowa every week, and the single biggest cause of delayed installs, cracked concrete, and angry phone calls is skipping the survey. This guide walks through exactly what we measure, what we ask, and what you should nail down before you spend a dollar on equipment.

Why the Slab Decides Everything in an Autolift Garage

Concrete is the foundation of the whole conversation, and it is the one thing you cannot fix cheaply after the fact. Most two-post lifts in the 10,000 to 12,000 lb class want a minimum of four inches of 3,000 PSI concrete, and plenty of manufacturers spec more than that. Heavier commercial units and anything approaching 15,000 lb will call for six inches or a purpose-poured footing pad. The Waterloo shop we mentioned had a 1970s slab that measured barely three and a half inches in the middle of the bay and less near a control joint. We found that out with a core sample and a hammer drill, not a guess.

Age matters as much as thickness. Fresh concrete needs a full 28-day cure before anchors go in, and we have walked away from installs where a contractor poured on a Friday and wanted a lift standing on Monday. Reinforcement, control joint locations, and what is buried under the slab all factor in. Radiant floor heat tubing is common in newer Iowa pole buildings, and drilling into a PEX loop turns a good day into a very expensive one. Ceiling Height, Column Clearance, and Overhead Obstructions

The second measurement we take is vertical. A standard clearfloor two-post lift with an overhead crossbar typically needs around 12 feet of ceiling to work comfortably, and the crossbar itself sits at roughly 11 to 12 feet depending on model. A baseplate design drops that requirement considerably, which is why we recommend it for garages with 10-foot walls or scissor trusses that eat headroom near the center. Four-post lifts and mid-rise scissors have their own numbers, and storage stacking changes the math again if you plan to park one vehicle over another.

Obstructions are the sneaky part. Light fixtures, unit heaters, garage door tracks, air lines, and the door opener itself all live in the exact space a rising vehicle wants to occupy. In one Cedar Valley shop we surveyed, the overhead door track ran directly through the arc of the driver-side arm at full rise. Moving the track cost a few hundred dollars in labor. Discovering it after the lift was anchored would have cost a full uninstall. We also look at the door opening width, because getting columns into the building is its own puzzle when they arrive banded to a pallet at eight feet long and several hundred pounds each. Measure the door, measure the aisle, and think about how the freight actually gets from the truck to the bay.

Power Requirements Nobody Budgets For

Almost every buyer budgets for the lift and forgets the electrician. Most two-post and four-post power units run 208 to 230 volt single phase, drawing around 20 to 25 amps at startup, and they want a dedicated circuit with a disconnect within sight of the unit. Commercial shops with three-phase service can spec a three-phase motor, which runs cooler and lasts longer under heavy duty cycles. Residential and light-commercial buildings frequently only have 100-amp service, and once you add a compressor, a welder, and a heater, that panel fills up fast.

We tell every customer to get an electrician out during the planning stage, not the install week. The quote for running a dedicated 230V line thirty feet across a shop is modest. The quote for upgrading a service entrance and adding a subpanel is not, and it can add weeks of utility coordination in smaller Iowa towns. Also plan the location of the power unit itself. On a two-post lift it lives on one column, and you want the disconnect reachable without walking under a raised vehicle. For a shop doing alignment work, factor in the extra draw from turnplates, lighting, and an alignment machine on the same wall. Getting the electrical layout right the first time is one of the cheapest pieces of insurance in an autolift garage build.

Alignment Work Changes the Requirements

A general service bay and an alignment bay are not interchangeable, and this is where the Waterloo project got interesting. Alignment work demands a level runway surface, front turnplates with recessed pockets or a raised approach, rear slip plates, and enough length to handle a crew cab pickup without the front wheels hanging off the end. That usually points to a four-post alignment lift or a scissor alignment platform rather than a standard two-post. Runway length in the 18 to 20 foot range covers most of what rolls into an Iowa shop, including three-quarter ton trucks.

Levelness tolerance is tighter than most people expect. A lift that is perfectly safe for brake jobs can throw off alignment readings if the runways are out of plane. We shim and verify with a laser during install, and we check it again under load. You also need to think about where the alignment machine cabinet and camera towers sit, and whether the bay has enough width for the tech to walk both sides with a wrench. If your building is 30 by 40 like a lot of the pole barns we work in, an alignment bay realistically consumes half the floor. Plan the traffic pattern before the equipment lands, because rearranging an anchored four-post is a full weekend of work.

What Our Site Survey Actually Covers

When we come out, the survey is not a sales visit dressed up in a tape measure. We document slab thickness and condition, ceiling clearance at multiple points, wall-to-wall and column-to-obstruction distances, door opening dimensions, panel capacity and available breaker space, floor slope and drainage, and where the existing air and electrical drops sit. We photograph everything and hand you a layout drawing showing exactly where the anchors go. If the building has a floor drain running through the middle of the intended bay, we find it now instead of during the drilling.

We also ask questions about how you actually work. What is the heaviest vehicle you expect to see? Do you take in dually pickups, or is it strictly passenger cars? Do you need to open both doors on a lifted vehicle at the same time, which changes the spacing spec? Is this a one-tech bay or will two people work under it? Those answers move the recommendation between a symmetric and asymmetric two-post, or push a customer toward a four-post entirely. A good autolift garage plan matches the equipment to the work, not to whatever was on sale. We would rather spend an hour on site than sell you the wrong lift and deal with it later.

Choosing Capacity and Configuration Without Overbuying

Capacity creep is real. Buyers see a 15,000 lb lift and assume more is always better, but a larger unit costs more, needs thicker concrete, and often needs taller columns that no longer fit the building. For a shop working passenger cars, crossovers, and half-ton trucks, a 10,000 or 12,000 lb two-post from Rotary or Challenger handles essentially everything with margin to spare. Move up only if you genuinely see three-quarter and one-ton work, service vans, or fleet trucks on a regular basis.

Configuration matters more than raw numbers. Asymmetric two-post designs rotate the columns and shorten the front arms so car doors clear the posts, which is the right call for a bay that mostly sees sedans and crossovers. Symmetric layouts balance heavier trucks better and give more even arm loading. Clearfloor overhead models keep the floor open for rolling jacks and transmission stands. Baseplate models trade a floor bar for lower ceiling requirements. For restoration or long-term storage in a home autolift garage, a four-post with drip trays and a rolling jack often beats a two-post outright. Timeline, Permits, and Getting the Install on the Calendar

Lead time is the last piece people underestimate. Between order, freight, and our install schedule, a typical project runs a few weeks in normal conditions and longer during spring and fall when every shop in Iowa is building out at once. Freight arrives on a semi and usually needs a forklift or a liftgate, and if your building sits down a gravel road that a 53-foot trailer cannot navigate, we need to know that in advance so we can arrange a smaller truck or terminal pickup.

Permitting varies by jurisdiction. Some Iowa cities want an electrical permit for the dedicated circuit and nothing more. Others treat a commercial lift installation as a building modification requiring inspection. Waterloo, Cedar Falls, Des Moines, and the smaller surrounding towns all handle it a little differently, and your electrician usually knows the local inspector better than we do. Once the slab is cured, the power is run, and the freight is on site, the actual install of a two-post is typically a one-day job for our crew, with a four-post running similar. We anchor, level, plumb the hydraulics, bleed the system, cycle it under load, and walk you through the safety locks and maintenance schedule before we leave.
