Choosing between an overhead-beam and a baseplate two-post lift is the single decision that shapes an autolift garage more than anything else, and it is almost always driven by ceiling height rather than preference. A farmer up near the Iowa Great Lakes called us in the middle of winter with a 30×40 pole building, 12-foot sidewalls, a fresh concrete floor, and a plan to do his own annual state inspections plus the family’s routine service. He assumed overhead was the default because that’s what every shop he’d been in had. It wasn’t the right answer for his building. This is the checklist we walked him through, in the order we walk everyone through it, so you can make the call before you spend money.

Step One: Measure Your Ceiling Honestly

Not the sidewall height on the building plans — the actual clear height to the lowest obstruction over the bay. Purlins, sprinkler lines, a heater hung off the truss, garage door tracks in the open position, an unused hoist rail somebody left in 1988. Get a ladder and a tape measure and write down the real number. In pole buildings, the sidewall number in the brochure is measured to the eave, and the usable clear height under the truss is often a foot or more lower toward the center.

Standard overhead-beam two-post lifts want roughly 12 feet of clear height, sometimes a touch more depending on model. Low-ceiling overhead versions come in around 11 feet 6 inches. Baseplate lifts have no crossbar at all, so your only ceiling constraint is the vehicle plus whatever you want to work on above it. If you have 10 or 11 feet, the choice is made for you — baseplate. If you have 13 or 14 feet, overhead is usually the better experience. The 12-foot buildings are the ones where it genuinely goes either way, and where a bad guess means a lift that can’t reach full height with a pickup on it. Every autolift garage project should start with this measurement, not with a model number.

Step Two: Understand What Each Configuration Actually Costs You

Overhead lifts run their equalization cables and hydraulic hose through the crossbar above the vehicle. That keeps the floor completely clear, which is a real advantage: nothing to trip over, nothing for a transmission jack to catch on, nothing to sweep around. The tradeoff is the shut-off bar, which stops a tall vehicle before the roof hits the beam, and the beam itself limiting your maximum rise on anything tall.

Baseplate lifts route the cables and hose through a low plate that spans the floor between the columns. That plate is typically an inch to an inch and a half tall with a ramped profile, so it’s driveable, but it’s there. You’ll feel it rolling a floor jack across, and over years it collects grit and needs occasional attention. What you get is unlimited overhead clearance — you can raise a van until the wheels are at your chest and nothing above the vehicle interferes. For a rural shop doing inspections on tall trucks and vans, that flexibility often wins outright. Cost between the two configurations is generally close; you’re not saving meaningful money either direction, so make the decision on your building and your work, not on price. In an autolift garage where the same person does everything alone, the tripping hazard argument matters less than in a busy multi-tech shop.

Step Three: Match the Configuration to Inspection Work

Annual state inspection work has a specific rhythm: vehicle up to eye level, walk both sides, check brakes, look at the exhaust and frame, check steering and suspension components, look at tires, back down. It’s fast and it’s repetitive, and the vehicles vary wildly in height from a compact sedan to a lifted three-quarter-ton with a topper.

That variety is why we lean baseplate for people whose main volume is inspection and general farm-adjacent service. You never have to think about whether the vehicle will clear. You never have a tech tap the shut-off bar and stop halfway. On the other side, if you’re doing a lot of undercar work where you’re rolling equipment in and out constantly — transmission jacks, engine cradles, tall stands — the clear floor of an overhead setup pays back every single day. Ask yourself what percentage of your work involves rolling heavy equipment under the vehicle. If it’s high, overhead. If you’re mostly walking around with hand tools and a light, baseplate. There’s no universally right answer and anyone who tells you there is hasn’t installed enough of both. Step Four: Verify the Concrete Before You Order

This is where we’ve had to give the most bad news over the years. Both configurations anchor entirely into the slab, and the anchoring spec is not a suggestion. Most 10,000 lb two-post lifts require a minimum of 4 inches of 3,000 PSI concrete, and several models specify 4.25 inches. Baseplate lifts often have a slightly different anchor pattern and the plate itself needs a flat, level run between the columns — a slab that slopes hard to a floor drain complicates a baseplate install more than an overhead one.

If you’re building new, pour a thickened section under the bay. Six inches at 4,000 PSI across a 14×28 area costs very little extra while the truck is already on site and removes every future question. If you’re working with an existing slab, we can core-check it. If it’s thin, cracked, or was poured over questionable fill, we cut out sections and pour proper footings. That’s normal work and it happens on a good number of rural shop installs. What you cannot do is anchor into 3 inches of old concrete and hope. Step Five: Plan Power and Placement in the Same Breath

The power unit mounts on one column, and which column it goes on determines where your electrical drop lands. Decide that before the electrician runs conduit. For a single-phase 220V setup — which is what most farm shops and rural buildings around the lakes will have — plan a dedicated 30-amp circuit with 10-gauge wire and a lockable disconnect within sight of the unit. If you happen to have three-phase, current draw drops substantially and a 20-amp three-phase circuit typically covers it.

Placement inside the building matters just as much. Leave at least 3 feet of walkway behind each column, more if you can. Think about where the overhead door swings or rolls when it’s open — we’ve seen more than one autolift garage where a raised vehicle’s mirror lives an inch from an open door track. If you plan to store a second vehicle beside the bay, remember a two-post lift is not a storage lift; if storing a car above another car is the goal, you want a four-post, and we’re happy to talk through that instead. Also plan an air drop and a 120V outlet at the column. Doing all of this in one trip with one electrician is dramatically cheaper than doing it in three trips over two years, and the conduit is the cheap part.

Step Six: Pick a Brand With Parts Behind It

For a commercial or heavy-use shop we point people to Rotary and Challenger. Both have been building lifts for decades, both are ALI certified across their main lines, and — the part that actually matters after year five — both have real parts availability. We stock cables, cylinders, arm restraints, lock assemblies, and hydraulic components for these brands and can ship most of it out fast.

For home and light-duty use, BendPak and Atlas are solid choices and cost less up front. The distinction we draw isn’t about snobbery, it’s about duty cycle. A lift that goes up eight times a week in a personal shop and a lift that goes up forty times a day in a commercial bay are living completely different lives. Buy for the life yours will have. What we’d steer you away from is an unbranded import with no ALI certification and no parts channel. When a cable frays on one of those in year four, you’re measuring and fabricating instead of ordering a part number, and that’s if you can find the fitting. Every part of an autolift garage is serviceable if the manufacturer supports it, and worthless if they don’t. We’ve inherited plenty of orphaned lifts from customers who bought on price alone, and the retrofit cost usually exceeds what buying right would have.

Step Seven: Book the Install Before the Freight Arrives

The last item on the checklist is scheduling, and it’s the one people skip. Lift freight comes on a semi, usually curbside, sometimes without a liftgate unless it was specified. If you’re on a gravel road in the lakes region in March, that truck may not be able to get where you want it. Coordinate the delivery, the electrician, and the installer so they’re not stepping on each other, and so a two-thousand-pound crate isn’t sitting in your yard for three weeks getting rained on.

Then we walk you through daily inspection and the annual ALI inspection requirement. That last part is the thing most owners of a small autolift garage don’t know exists until an insurance adjuster asks.
