Minimum slab thickness — 4 inches vs 6 inches
Manufacturer minimums for slab thickness depend on lift capacity. For most 9,000-10,000 lb two-post lifts, the manufacturer spec is 4-4.5 inches of 3,000 PSI concrete. Step up to 12,000-15,000 lb capacity and the number becomes 6 inches minimum. Some manufacturers additionally require the slab to sit on a stable subgrade — no soft spots, no organic material, no unsettled fill. Iowa City residential garages built in the 1980s-2000s are typically 4 inches; pole-barn slabs on the outskirts of town are anywhere from 4 to 6 depending on when they were poured. Before you order a lift, know your slab thickness. Guessing wrong here is the single most expensive mistake in an autolift garage build — because if the slab is under spec, you either downsize the lift, patch and pour, or move the bay. All three options cost money.
Rebar or wire mesh — what matters for lift anchors
Concrete alone isn’t the whole story. Rebar mat or wire mesh reinforcement adds meaningful strength for anchor pull-out resistance, which is what matters when a two-post lift is loaded at capacity. Older residential slabs commonly have no rebar at all; pole-barn slabs sometimes have wire mesh laid in during the pour. When you drill your test core, look at what’s in the slab. If you see mesh or rebar in the core, the slab is much better positioned to handle anchor loads. If it’s plain concrete on grade, capacity margins are tighter and the manufacturer spec should be treated as a hard floor, not a soft target. Age of the pour and whether it’s fully cured
Concrete gains most of its design strength in the first 28 days, but continues curing (gaining strength) for years. New slabs poured this month are not ready for a lift anchor; we won’t install on concrete less than 28 days old regardless of surface hardness. Slabs poured 6 months or more before install are fine. In Iowa City, we’ve had homeowners try to sequence a new pole-barn build against a lift install with tight timing — and the answer is always to give the concrete the time. Cure temperature and moisture during the initial 28 days also matter. A slab poured in a cold snap that got below freezing is compromised. Crack inspection and what disqualifies a slab
Small hairline cracks that stay tight and don’t propagate are usually fine for anchor loads, as long as they’re not directly through the anchor zones. Wide cracks — anything you can slip a business card into — are a red flag. Cracks that meet a saw-cut joint at an anchor location disqualify that anchor position. When we visit an Iowa City site to inspect a slab before quoting an autolift garage install, we look at every crack in the anchor zones, mark the ones we’re worried about, and either recommend saw-cutting and patching those specific spots or recommend moving the anchor pattern. On rare occasions we recommend a full-bay overlay before any lift install. Cracks under the columns are the ones that fail the check — a crack under a working column becomes an anchor pull-out event under load.
When to sawcut, patch, or pour a new pad
When a slab is under spec, the options in order of cost are: saw-cut and patch just the anchor zones (cheapest), pour a targeted new pad at the anchor pattern (mid), or overlay the whole bay (most expensive). For a home autolift garage where the existing slab is 4 inches and the lift is 5,000-7,000 lb capacity, saw-cut and patch at anchors is often the right call — cut a 24-30 inch square down to subgrade, pour high-strength concrete, let it cure 28 days, then anchor into the new material. For a 10,000-15,000 lb capacity lift on a 4-inch slab, targeted new pad or full overlay is typically needed. We quote both options and let the owner decide. The two-post autolift garage anchor pattern explained
Every two-post lift has a manufacturer-specified anchor pattern — number of anchors per column, hole diameter, embedment depth, edge distance from the slab perimeter, and torque spec. For most home-garage two-post lifts that pattern is 4-6 anchors per column, typically 3/4 inch diameter, embedded 4-5 inches deep with a minimum edge distance of 8-12 inches from any slab edge or saw-cut joint. The edge-distance rule is the one that catches Iowa City homeowners off-guard — a garage-door threshold, a floor drain, a saw-cut expansion joint all count as slab edges for anchor-embedment purposes. Before the lift ships, we confirm the anchor pattern will land inside compliant slab area on the owner’s bay drawing. This is not something to eyeball on install day; it’s the design decision that makes the whole autolift garage layout work.
