A dealership service manager in Waukee asked us for exact dimensions on how many inches he could pick up if he switched from an overhead two-post to a floor-plate configuration in his seasonal-storage autolift garage. That question turned into a two-hour whiteboard session with actual numbers on ceiling clearances, door swing profiles, and where the seasonal-storage vehicles could safely park under a lifted service vehicle. This article is the deep-dive version of that whiteboard for any Waukee dealer or Des Moines-metro shop trying to squeeze storage capacity out of a bay that also has to run daily service work.

The Waukee Bay: What We Were Working With

The Waukee dealership bay in question was 24 feet wide, 32 feet deep, and 14 feet 6 inches to the underside of the truss chord. Two 12-foot sectional overhead doors on the front wall, one 3-foot service door on the rear wall. Existing lift was a symmetric overhead two-post rated at 10,000 pounds with a 148-inch overall height. That autolift garage bay was handling regular service by day and had storage demand from three sales-department loaners overnight and on weekends.

The manager’s goal was to fit a service vehicle on the lift while parking a smaller loaner under it for overnight storage, without moving either vehicle. That is a legitimate use case for a four-post drive-on but not for a two-post because the arms and cylinders sit in the way of any vehicle underneath. The question was whether switching to floor-plate could give him enough overhead to add a second stacked storage position instead.

Ceiling Math: Symmetric Overhead vs Floor-Plate

Here are the exact numbers we ran. The existing overhead two-post’s overall height was 148 inches, requiring roughly 150 inches of clear ceiling for safe overhead structure clearance. The Waukee bay had 174 inches of clear ceiling to the truss chord. That gave him 24 inches of headroom above the top of the lift’s overhead beam.

Switching to a floor-plate configuration would drop the required clearance to roughly 128 inches for the same 10,000-pound rating, because the equalizer cables run through the floor plate instead of the overhead beam. That would give him 46 inches above the top of the lift’s short columns — enough to safely raise a full-size sedan for storage over a lifted service truck if the total stack stays within limits. The math on total stack is where it gets tight and where most autolift garage owners guess wrong.

Door Swing: What the 12-Foot Sectional Actually Costs You

The 12-foot sectional overhead door in his bay tracked inward 32 inches during the first phase of its rise. That meant the door’s radius intruded into the bay by 32 inches at the peak of its track curvature. His lift columns sat 41 inches back from the door opening — nine inches of clear margin. On a slightly larger dealer loaner, or an SUV with a taller roof, that margin disappeared.

Our recommendation for the Waukee autolift garage: move the lift columns back another 12 inches on any reinstall, giving 53 inches of margin from the door radius. That extra foot changes what vehicles can be lifted with the door still functional. It also lets the manager keep the door partially open in shoulder seasons for ventilation without having to lower the lift every time a truck rolls up. Small dimension change, big operational impact.

Seasonal Storage Over a Working Lift: The Real Constraint

Storing a loaner over a service vehicle on a four-post is possible only if the top vehicle is small enough that its highest point clears the ceiling with the four-post at full rise. A four-post drive-on with a 72-inch rise plus a 60-inch sedan on top yields a top-of-vehicle at 132 inches, which fits comfortably under his 174-inch ceiling. Under that stack, the service tech needs at least 78 inches of clear working height, which the four-post’s rise provides.

What most Waukee dealers miss is that this stack only works with a four-post drive-on that has full-length runways and a rated top-vehicle capacity. A two-post cannot do this because the arms and swing-arm assembly do not create a stable working overhead. If seasonal storage over a working lift is the mission, the autolift garage buildout should be a four-post from the start, not a converted two-post bay.

Concrete Requirements for Higher-Capacity Loads

A single 10,000-pound overhead two-post transfers about 5,000 pounds per column to the slab under peak side-load. A 14,000-pound four-post drive-on transfers roughly 3,500 pounds per column plus the stored vehicle’s weight statically. For a Waukee autolift garage doing seasonal storage over service work, the concrete engineering matters. Most dealer bay concrete in the Des Moines metro is 5 to 6 inches at 3,500 to 4,000 psi, which is well above the minimum for either lift.

But dealer bays also often have trench drains, floor conduits, and hydronic tubing in the slab — all of which affect where anchors can safely go. If your bay was built before 2010, run a scan before drilling.

Utility Layout for a Dual-Purpose Storage and Service Bay

Utility layout gets more complex when the autolift garage bay does both service and storage. Air, power, and lighting need to reach the tech working under a lifted vehicle without cluttering the ground-level parking spot where storage vehicles roll in and out. Our recommendation for Waukee dealer bays: wall-mount everything at 60 inches height, run all overhead reels from a ceiling grid that stays above the loaner-storage vehicle’s roofline, and put dedicated task lighting on the four-post’s underside so tech visibility doesn’t depend on ambient bay lighting.

Storage vehicles need power access too if they’re plug-in hybrids or full EVs in winter. That means a Level 1 outlet on a switched circuit at each storage position, GFCI protected, keyed to the storage manager’s control. It’s a $200 add during install and a $1,500 retrofit if you skip it. Do it during the initial build.

What We Recommended for This Waukee Bay

The final recommendation for the Waukee dealership autolift garage: swap the existing overhead two-post for a Rotary or Challenger four-post drive-on rated at 14,000 pounds, position the columns 53 inches back from the door, add wall-mounted utility drops at 60 inches, and install a switched EV-friendly outlet at each storage position. Total budget landed in the mid-teens including install and prep, which the dealer recovered through added loaner storage capacity within the first year.
