Automotive dealership construction doesn’t fail on the sales floor or in the finance office — it fails in the loading zone, when a flatbed shows up with two 12,000 lb two-post lifts and nobody planned for how they’d get off the truck. We ran into exactly that scenario on a recent West Des Moines project: a franchise dealer expanding its service drive to add dedicated transmission service bays. The lifts, fluid exchange equipment, and air reel systems all arrived on a tight schedule, and freight logistics ended up being the single biggest variable in whether the bays opened on time. Why Freight Planning Is Its Own Trade in Dealership Builds
Most general contractors on an automotive dealership construction project are used to scheduling drywall, steel, and concrete trucks. They are not used to scheduling a flatbed carrying two 9,000-plus pound hydraulic lift columns that need a rigger, not a forklift with a standard mast, to set safely. A standard 5,000 lb warehouse forklift cannot safely lift a boxed two-post lift column. On this project we specified a rough-terrain forklift rated for 8,000 lb minimum, with extended forks, because the crates were long and the weight was concentrated at one end. The GC’s yard forklift was rated correctly on paper but had standard-length forks that couldn’t get under the crate without risking a tip. We caught this two days before delivery during a walk-through call, not the morning of.

Sequencing Transmission Bay Deliveries Around the Slab
Transmission service bays carry heavier equipment loads than a standard lube bay — the lift, the transmission jack, sometimes a fluid exchange machine bolted to a stand — so the slab spec matters more, and so does when equipment shows up relative to when that slab is actually cured and rated to carry load. On the West Des Moines build we staged lift columns in a covered area near the bay rather than setting them directly on fresh concrete, because the GC’s pour schedule ran four days behind the original freight plan.
Staging is the unglamorous part of automotive dealership construction that nobody puts in the brochure, but it’s what keeps six-figure hydraulic equipment from sitting exposed to rain or getting run over by a skid steer moving rebar. Air Reels, Fluid Lines, and the Secondary Freight Wave
Lifts get the attention, but the air reels, hose management, and fluid exchange equipment that turn a bay into an actual working transmission service station usually ship separately and later. On this job we had a second freight wave roughly two weeks after the lift columns landed — reels, drops, and the plumbing fittings tying into the shop’s compressed air trunk line. If that second wave isn’t planned for, crews finish lift installation and then sit idle waiting on parts that are still on a truck.
We sequence commercial builds so mechanical rough-in for air and fluid lines happens while lift freight is still in transit, so the moment the lifts are set and anchored, the reels and hose drops are ready to hang. That overlap is what keeps a multi-bay dealership build on a real timeline instead of a hopeful one.
What Dealers Get Wrong About Loading Dock Access
Plenty of dealership expansions add service bays onto an existing building, and existing buildings were not designed with a loading dock sized for lift freight. On more than one Iowa job we’ve had to plan a delivery route through a customer parking lot, coordinate with dealership management to close off spaces for a half day, and time it around business hours so freight trucks aren’t blocking customer drive-through service lanes during peak morning drop-off.
