Then we arrive with the columns on a flatbed and the tape-measure ceiling number turns out to be from floor to the underside of a fabric-covered sound-dampening panel, not to the actual truss chord above. Or the concrete is a 1970s pour with no rebar. Or the customer storage rack is 8 inches too close to the column footprint. A proper site survey involves a laser measure to the lowest structural element, a coring test on the slab, a panel inspection for available 220V capacity, and a floor-plan sketch showing every obstacle within 15 feet of the intended lift positions. It takes 90 minutes onsite. It is free when we install the lift. And it prevents nearly every install-day problem.
Ceiling Truss Depth vs. Peak Height
Steel truss buildings — common for east-central Iowa commercial and light-industrial — have a ceiling peak that looks tall from below but a truss chord that hangs 18 to 30 inches below the peak. The bottom of the truss is your ceiling for lift purposes. Automotive two post lifts need clearance to the lowest point, not the highest. An overhead-style Rotary SPO10 needs 11 feet 8 inches to the truss chord bottom. A pole-barn shop with a 16-foot peak but a truss chord at 11 feet 2 inches will not fit an overhead lift. It fits a baseplate lift no problem. Newer post-frame construction usually publishes truss depths in the building spec; ask for the drawings before ordering. Nothing wrong with that; it is just important to know before you cut a purchase order for the wrong style.
The Concrete Nobody Cored
An east-central Iowa EV shop we surveyed last year had a beautifully finished shop floor — epoxy coating, smooth troweled, looked commercial-grade. The core came back at 3.5 inches of unreinforced concrete on 12-inch-deep base fill. That is not lift-grade. We told them the truth: automotive two post lifts require 4.25-inch minimum reinforced concrete, and their slab would not hold anchors under a loaded EV. They had two choices — repour four column pads at low four figures total, or find a different building. They repoured. It took 30 days including cure, and the epoxy had to come off, get replaced, and get color-matched. Total impact was six weeks and mid four figures they had not budgeted. Coring costs low three figures and takes an hour. We recommend coring on any slab whose pour date and rebar spec you do not have in writing. The chance of a surprise on an unknown slab is high in eastern Iowa, where a lot of shops are second-generation buildings.
Panel Amperage for the Power Unit
The power unit on automotive two post lifts pulls a 30-amp double-pole 220V circuit. That is not huge, but it needs to be dedicated — not shared with a welder or a compressor. Older east-central Iowa buildings often have 100-amp or 150-amp service panels with limited slot space for new circuits. Adding a dedicated 30-amp double-pole may require a subpanel or a service upgrade. Budget mid three figures to low four figures for electrical work depending on your existing setup. Site survey catches this by inspecting the panel — we photograph the panel schedule and the empty slot count on our walkthrough. Nothing kills an install day worse than showing up with a lift and the customer having no available breaker slot. It has happened. We now refuse to schedule install until we have seen a photo of the customer panel with available slot capacity. Ninety seconds of pre-work; ten hours of avoided downtime.
Storage Racks and Column Clearance
EV specialty shops that store customer vehicles seasonally almost always have overhead storage racks or side-wall shelving in the bay. Automotive two post lifts need clear space around each column — minimum 24 inches on all sides for anchor drilling and column entry, and 36 inches recommended for arm swing clearance. If your storage rack is closer than 36 inches to the intended column position, you either move the rack or move the lift. Moving the lift usually breaks the drive-through geometry. Moving the rack is a Saturday project. Do it before we arrive. Ceiling-mounted or wall-mounted charging cables for EVs also need to clear the column tops when the lift is at full height. Full height on a 10,000-pound two-post is around 78 inches; add another 12 inches for arm swing clearance at max reach. Any obstruction below 90 inches from the floor in the arm-swing zone needs to move before install day.
