Last spring a mobile mechanic in northeast Iowa called us because he was tired of doing engine oil pan gasket jobs flat on his back on a gravel pad. He had just leased a small shop bay outside of a river town up that way, and he wanted to know which of the automotive two post lifts we stock would actually fit under a ceiling that measured a hair over eleven feet at the low point. That single question — overhead crossbar or floor-mounted baseplate — decides more about how a bay works day to day than the brand badge on the column does. We drove up, measured, poured a footing test, and this is exactly how that job went and what we learned from it.

The Bay We Walked Into

The building was a converted implement shed, which is about as northeast Iowa as it gets. Twenty-eight feet wide, forty deep, with a fourteen-foot overhead door on the gable end and a low steel purlin running crossways about eleven feet two inches off the slab. The owner had been quoted an overhead-style unit by an online seller who never asked about the purlin. That quote would have shipped him a lift whose crossbar sits around twelve feet at the top of the columns, meaning the whole thing simply would not have stood up in his building without cutting steel.

This is the single most common mistake we see. People shop capacity first and ceiling last. Capacity is easy — his heaviest regular vehicle was a three-quarter-ton pickup he serviced for a local hauling outfit, so 10,000 lb was plenty and 12,000 gave him margin. Ceiling is the constraint that kills deals after the freight truck shows up. We measured to the lowest obstruction, not the peak, and we measured in four places because the slab in an old shed is never level. He was short by roughly ten inches for a standard overhead. That number sent the whole conversation toward baseplate, and it is why we always want a tape measure in the building before anybody clicks buy on automotive two post lifts.

How Overhead and Baseplate Actually Differ

An overhead-style unit ties the two columns together with a beam across the top. That beam carries the equalization cables and the hydraulic hose, and it houses the shutoff bar that stops the carriage before a tall van meets your ceiling. Everything is up out of the way, so the floor between the columns is completely clean. That clean floor is the reason most commercial shops prefer overhead when the building allows it.

A baseplate unit moves that same cable and hose routing down into a low steel channel that sits on the slab between the columns. You get roughly a foot to eighteen inches of overhead clearance back, which is exactly what a low-purlin building needs. The tradeoff is that you now have a shallow ramp on the floor, typically an inch and a half to two inches tall, that you drive over every single time. Floor jacks roll over it fine. Transmission jacks and tall drain pans occasionally catch. Among automotive two post lifts sold in the Midwest, baseplate models are a minority of total volume, but in older farm buildings and residential garages they are frequently the only workable answer. Neither design is stronger than the other — the columns, carriages, and cylinders are the same family of parts.

Why Oil Pan Gasket Work Drove the Decision

The specific job this mechanic did most was engine oil pan gasket replacement, mostly on small-block domestic V8s and a steady run of four-cylinder imports out of the surrounding towns. That work is done with the vehicle at chest-to-eye height, with a drain pan under the sump and often a support bar or engine hoist involved because the crossmember has to come loose on a lot of platforms.

Here is what mattered: pan gasket work does not need the vehicle at full rise. He was going to spend most of his time between four and six feet of lift height, which meant the ceiling clearance penalty of an overhead unit was only occasionally relevant — but the one time it matters is when a tall body needs to go up and you cannot. The floor obstruction, on the other hand, mattered every single day, because he was rolling a heavy drain caddy and a bottle jack under that car constantly. We talked it through honestly. A two-inch floor channel is a real nuisance for a drain caddy with small casters, so we specified larger-caster equipment alongside the lift instead of pretending the channel would not exist. That is the kind of detail that separates automotive two post lifts that get loved from ones that get cursed.

The Concrete Question Nobody Wants to Ask

Before we committed to anything we cored the slab. This shed was poured sometime in the 1970s and the owner believed it was six inches. It was four and a quarter in the middle of the bay and closer to five near the door, with no visible rebar and questionable subgrade. Manufacturer specs for a 10,000 lb two-post generally call for four inches minimum of 3,000 PSI concrete, and a lot of installers treat that as a pass/fail box to check.

We do not. Four and a quarter inches of unknown-age concrete over soft fill is technically compliant and practically marginal, particularly with a baseplate unit where the anchor loading pattern is a little different than people assume. So we cut two pads, roughly four by four feet and twelve inches deep, tied them with rebar, and poured fresh 4,000 PSI under each column location. That added a curing week and a modest cost to the job, and it turned a lift that might have loosened anchors in three years into one that will outlive the building. We have pulled anchors out of thin Iowa slabs before. Nobody was hurt, but the story is short and ugly, and it is why we bring a core drill to quotes for automotive two post lifts in older buildings. Arms, Adapters, and the Low-Profile Problem

Arm configuration got its own conversation. He worked on a mix — farm trucks, commuter sedans, and a couple of lowered cars belonging to the guys who hang around every shop in every small town. Asymmetric arms with a three-stage front and two-stage rear gave him the door-swing clearance he wanted on sedans while still reaching the frame pinch points on the pickups.

The low-profile piece is where people underspend. Standard arm pads sit around four inches at their lowest, which will not slide under a lot of modern unibody cars without ramps. We specified low-profile pads plus a set of stackable adapters and a truck adapter kit, because the alternative is a technician stacking scrap wood under a pad — something we see constantly and something that has dropped vehicles. Adapters are cheap relative to the lift and relative to a bent rocker panel. We also walked him through the pad wear cycle: rubber contact pads are consumables, they crack and compress, and they should be replaced on a schedule rather than when someone notices a car sitting crooked. What the Install Day Looked Like

Install ran a single long day plus a return trip. The columns came off the truck on a rented forklift the owner already had access to — a detail worth planning, because a two-post column crated weighs several hundred pounds and two guys and a floor jack is not a plan. We set the columns to a chalked centerline, plumbed both, drilled anchors with a rotary hammer, and torqued to spec with a calibrated wrench rather than an impact.

Then came the parts people forget: routing the baseplate channel, bleeding the hydraulic system, cycling the lift a dozen times empty, setting the equalization cable tension so both carriages arrive at the same height, and testing the mechanical lock engagement at every position. We loaded it with his own pickup and ran it top to bottom three times before we signed off. The whole system is only as good as that commissioning. We have been called out to automotive two post lifts installed by general contractors where the cables were never tensioned and one side ran a full inch high, which shreds slider blocks and eventually ruins a carriage. Twenty minutes of adjustment at install saves a thousand dollars of parts later.

What We’d Tell the Next Northeast Iowa Shop

If you are shopping automotive two post lifts for an older building, do these four things in order. Measure your lowest ceiling obstruction, not the peak, and write the number down. Core or at least probe your slab so you know what you actually have instead of what the previous owner claimed. Identify your heaviest and your lowest vehicle, because capacity and arm reach are separate problems. Then, and only then, look at models and prices.

Budget-wise, expect a quality 10,000 lb unit to land in the low-to-mid four figures for the equipment, with professional installation typically adding a mid-three-figure to four-figure amount depending on drive distance and whether concrete work is needed. Cheap imports exist below that and we will not sell them, because we are the ones who get the call when a cable snaps. The mechanic in this story has been running his baseplate unit for well over a year now, doing pan gaskets and brake work and the occasional transmission drop, and the only service call has been a routine cable inspection.
