A quick-lube franchise operator in southern Minnesota called us last spring about adding automotive two post lifts to two bays that had only ever seen drive-over pits and pull-forward oil changes. The driver was state safety inspections — he’d picked up the license, the volume was steady, and you cannot do a proper undercar inspection from a pit with a flashlight and hope. He wanted a real number, not a brochure. That’s a fair ask and it’s harder to answer than most suppliers admit, because the lift itself is often less than half the total. Here’s the actual breakdown we walked him through, from site survey through the first inspection ticket, based out of our shop in Ames, Iowa.

Line item one: the site survey comes first, not last

Most bad lift projects are decided before anyone orders equipment. The site survey is where we find the problems that turn a two-day install into a three-week one. For this franchise, the survey turned up three things the operator didn’t know about his own building: the slab in the two target bays was a separate, later pour from the rest of the shop; there was a floor drain trench running diagonally through one proposed column location; and the overhead door track, in the raised position, sat about eight inches lower than the ceiling deck.

That last item alone eliminated the clearfloor models he’d been pricing online. Automotive two post lifts with overhead beams need the beam to clear both the vehicle and every obstruction in the bay, and a raised door track is an obstruction. The drain trench forced us to shift the entire lift centerline about 22 inches, which then changed the approach angle from the door. None of that is exotic — it’s the normal stuff a survey catches. A survey costs a service call, or nothing at all if it’s bundled into a quote, and it routinely saves five figures in rework. If you take one thing from this article: do not order a lift off a ceiling height you measured to the bottom of the joists.

Line item two: concrete work and slab remediation

We hammer-tested and core-sampled both bays. The later pour came in around four and a quarter inches with light mesh, which is marginal for a 12,000 lb unit and outside spec for anything heavier. For an inspection bay running twenty-plus vehicles a day, marginal isn’t good enough. We cut and poured new footing pads under each column — roughly 4 by 4 feet, 12 inches deep, 4,000 PSI mix with rebar mat — and waited the full cure before anchoring.

Concrete is the single most variable line item on automotive two post lifts, and it’s the one that blows up budgets. If your slab is in spec and clean, this line is zero. If you need footings, you’re looking at a mid-four-figure add per lift once you account for saw cutting, breakout, disposal of the spoil, rebar, mix, and a week of one bay being unusable. Radiant floor heat makes it worse, because you can’t drill or cut blind — we’ve had to run a thermal camera over a slab to map tubing before we picked anchor points. Post-tension slabs are a hard stop for drilling in many cases and push you toward a different bay entirely. Nobody wants to hear this part of the quote, and we deliver it early anyway, because finding out during install is far more expensive than finding out during the survey.

Line item three: the lift, freight, and rigging

Equipment cost on a commercial-grade 10,000 to 12,000 lb two-post from Rotary or Challenger sits in the mid tier for a straightforward clearfloor unit and steps up for asymmetric arm packages, taller columns, or 15,000 lb-plus capacity. Because the door track ruled out overhead beams here, we went baseplate on both bays, which actually trimmed the equipment line slightly.

Freight is the line item buyers forget. A pair of two-post columns, arms, power unit, and hardware is a heavy, awkward flatbed shipment, and it needs equipment on site to unload. If you don’t have a forklift or a telehandler with the reach to lift a column off a trailer deck, you’re renting one or paying for a truck with a lift gate and a lot of manual dragging. Plan for it. We’ve also had shipments arrive with a bent column or a dented arm from transit — inspect and photograph before you sign the bill of lading, because once you sign clean, the damage claim gets very difficult. On automotive two post lifts specifically, check the column flanges and the carriage slide surfaces first, since those are what a forklift tine finds when someone is in a hurry.

Line item four: install labor and commissioning

A clean two-post install with good concrete and no surprises is a one-day job for a two-person crew: set columns, plumb and shim, drill and set anchors to torque, hang arms, route hydraulic and equalizer lines, mount and prime the power unit, bleed, cycle, and test-lift with a known load. Add the electrical if there isn’t already a dedicated circuit at the right voltage — most single-phase power units want 220V and a proper disconnect, and an electrician’s time is its own line.

Commissioning is where corners get cut by cheap installers and where we don’t. Every lock must engage and release evenly on both columns, the equalizer cables have to be tensioned so the carriages stay level within spec, the arm restraints must positively engage, and the overload bypass has to be verified. Then it gets test-loaded. For an inspection bay, we also walk the technician through the daily and monthly checks and leave the manual where it won’t get thrown out. Automotive two post lifts are ANSI/ALI-governed equipment, and in a shop doing state inspections, an inspector who spots a bypassed safety lock or a missing capacity label has every reason to ask harder questions. Line item five: what an inspection bay needs beyond the lift

The lift is the anchor purchase, but a state inspection bay has a task list a lube bay doesn’t. Undercar lighting is the first one — you’re checking brake lines, exhaust, frame corrosion, and suspension components on vehicles that have seen ten Minnesota winters, and a work light hanging off an arm isn’t going to cut it for volume. We spec overhead fixtures plus a rolling LED. Air drops at both columns, not one, so the technician isn’t dragging a hose around the vehicle.

Then there’s the wheel-off question. Inspections frequently mean pulling wheels to look at pads and rotors, which means either a portable jack setup or planning your bay so the tire machine and balancer are within a few steps. Some operators put a rolling air/hydraulic jack in each bay from day one. And you need somewhere to set the wheels down that isn’t the walkway. These aren’t big-ticket items individually, but four or five of them together add a noticeable chunk to the project total, and they’re the difference between a bay that flows and a bay where a two-hour inspection takes three. The all-in number and how the payback penciled out

For this southern Minnesota franchise, the total for two bays broke down roughly like this by share of the project: equipment about 40 percent, concrete footings and slab work about 30 percent, install labor and commissioning about 15 percent, freight and rigging about 7 percent, and electrical plus bay accessories the remaining 8 percent. The operator had been mentally budgeting for the equipment number alone and was genuinely startled by the concrete. Most people are.

The payback math was still easy. At a modest inspection volume per bay per day, plus the tire and brake work that inspections naturally generate, both bays paid for themselves inside the first two years — and that’s before counting the oil changes he could now do properly wheels-off instead of over a pit. That’s the honest case for automotive two post lifts in a quick-lube converting to real service work: the lift doesn’t make money, the work it unlocks does. We tell operators to size the lift for the work they intend to add in three years, not the work they’re doing this month, because upsizing later means redoing the concrete. Getting your own numbers together before you call

Two: clear ceiling height measured to the lowest obstruction in the bay, with the overhead door in the raised position. Three: bay width and what’s on both sides — walls, benches, another lift. Four: slab age, thickness if you know it, and whether there’s radiant heat, post-tension, or drain trenches. Five: available electrical service at the bay.
