When a small RV and trailer service shop across the river in western Illinois called us about buying a car lift, automotive work wasn’t even their main business — seasonal storage was. They wintered forty-some travel trailers and a handful of Class C motorhomes, and every spring they were flat on their backs on creepers doing bearing repacks, brake checks, and undercarriage inspections in a gravel-floored bay. We spent a year with that shop: quoting the lift, pouring the slab, setting the columns, training the crew, and then, eleven months later, walking them through a hydraulic cylinder seal rebuild that most owners never think about until fluid is dripping on the floor. Why a Storage Yard Needed a Lift in the First Place

Seasonal storage sounds passive. You collect a check in October, park the unit, and hand back the keys in April. In practice, every trailer that sits six months on cold concrete develops something: flat-spotted tires, seized brake magnets, dry wheel bearings, a leaking axle seal, corroded ground straps. The shop’s spring rush was three hundred hours of work compressed into six weeks, and almost all of it happened under the vehicle. They were doing it with bottle jacks and stands, which is slow, miserable, and — with a 9,000 lb triple-axle trailer on a slightly sloped floor — genuinely dangerous.

The owner’s first instinct was a four-post drive-on, because that’s what he’d seen at his cousin’s place. We talked him out of it for his mix of work. Roughly a third of his volume was tow vehicles — F-250s, Suburbans, the occasional half-ton with a fifth-wheel hitch — and those need wheels-free access for brake and suspension work. The other two-thirds were trailers with no engine, no steering, and a tongue that has to sit somewhere. What he actually needed was a two-post asymmetric with tall columns and long screw pads, plus a set of frame extensions. That’s the honest answer we give a lot of shops: the popular choice isn’t always the right one for your specific mix.

Slab, Power, and the Boring Part of Install

Gravel floors don’t hold anchors. That was the first real cost conversation, and it’s one we have constantly. The shop poured a 24-by-30 pad at six inches, 4,000 PSI, with rebar on chairs and a 28-day cure before we set a single column. We won’t anchor a two-post to anything thinner than four inches of good concrete, and for a bay that’s going to see heavy tow rigs we push for six. Anchor pullout is not a theoretical failure mode — we’ve been called out to shops where a column walked because someone bolted into a 3.5-inch slab poured over frost-heaved fill.

Power was the second surprise. His building had single-phase 240V available, which is fine, but the sub-panel was on the wrong end of the shop and the electrician had to run 60 feet of conduit. Budget for that. Ceiling height came in at 13 feet 2 inches, which cleared the overhead equalizer bar with room to spare. We set the columns, shimmed to level, torqued anchors to spec, bled the system, cycled it empty a dozen times, then loaded it with a shop truck and ran it through the full travel with the crew watching. Total install was one long day. The paperwork — commissioning checklist, ANSI/ALI operator training sign-off, the owner’s manual actually handed to a human being instead of left in the crate — took another hour and matters more than people think.

The First Ten Months: What Actually Wore

Nothing dramatic happened for most of the first year, which is normal and also the point. The crew got fast. A bearing repack that used to eat ninety minutes on jack stands dropped to forty. They started taking in light automotive work from neighbors — oil changes, exhaust, brake jobs — because the bay could finally handle it, and that side revenue covered a meaningful chunk of the equipment note by month eight.

What did wear was predictable. The lift arm restraint gears took a beating because trailer frames are long and the arms were constantly at full extension. Two of the four plastic arm pads got chewed up from being dragged across concrete. One lifting pad screw pin got bent when someone lowered onto a misaligned frame rail. All cheap, all in-stock parts. We also flagged their cable tension at the six-month mark — the equalizer cables on any two-post stretch during break-in, and if you don’t re-tension them the carriages drift out of sync. That’s a fifteen-minute adjustment that prevents a much uglier problem. Anyone running a car lift automotive operation should have that on a calendar, not a hunch. The other thing we told them: log every cycle-count milestone in a notebook by the panel. Sounds fussy. It’s how you catch a slow leak before it becomes a floor stain.

Month Eleven: The Cylinder Started Weeping

The call came in on a Tuesday. “There’s oil on the floor under the driver-side column and the lift drifts down about an inch overnight.” Two symptoms, one likely cause: the cylinder rod seal had given up. On a two-post, drift plus external weep almost always points at the cylinder packing rather than the power unit or the lowering valve, though we always check the valve first because it’s free to check.

Here’s what happens. The rod seal and wiper are there to keep hydraulic fluid in and grit out. If the wiper hardens — and it will, faster in an unheated Illinois shop that swings from 10 degrees to 90 — dust and road salt ride the rod back into the gland on every down stroke. That grit scores the seal, the seal starts passing fluid, and now you’ve got both a leak and a slow bleed-down. In this shop’s case the culprit was compounded by trailer grease and undercoating overspray coating the rod. Nobody wipes the cylinder rod down. It takes ten seconds a week and it doubles seal life. We say it on every service call and it lands about half the time.

Rebuild Kit or New Cylinder? How We Decide

The first question isn’t cost, it’s rod condition. We pull the cylinder, extend the rod fully, and run a fingernail down it. If you can catch a nail in a score line, a new seal kit will chew itself up in a few months and you’re replacing the cylinder anyway. Deep pitting, corrosion under the chrome, or a bent rod all mean replacement. If the rod is clean and the bore hones out, a seal kit is the right call every time — it’s a fraction of the cost of a new cylinder, and it’s a job most competent shops can do themselves in two hours with the right kit and a spanner.

The trap is buying a generic kit. Cylinder bores, rod diameters, gland thread pitches, and seal profiles vary between manufacturers and even between production runs of the same model. Rotary changed rod seal profiles on certain SPO-series cylinders mid-run. Challenger’s CL10 cylinders don’t share seals with their four-post rolling jacks. When you’re sourcing parts for a car lift automotive shop, the serial tag matters more than the model name. Send us a photo of that tag and the cylinder’s stamped part number and we’ll match it exactly. For this shop, the rebuild kit and a couple hours of labor got them back running the same week — and they’ve now got a spare kit on the shelf, which is what we recommend to anyone more than an hour from a distributor.

What Seasonal Storage Work Does to Hydraulics

Storage-yard duty is unusual, and it’s hard on equipment in ways general repair isn’t. The lift sits nearly idle from November through March, then runs fifteen cycles a day for six straight weeks. Hydraulic systems hate that pattern. Fluid that sits cold in a reservoir absorbs moisture from humid air through the breather. Come spring, that water-contaminated oil gets pushed through the pump, past the seals, and into the cylinder. Water in hydraulic fluid causes seal swelling, cavitation in the pump, and rust on the cylinder bore.

Our recommendation for any seasonal operation running a car lift automotive setup: change the hydraulic fluid annually going into the busy season, not on a mileage or hour basis. Use a good ISO 32 anti-wear hydraulic oil — not ATF, despite what the guy at the parts counter says, unless the manufacturer specifically calls for it. Cycle the lift to full height and back down four or five times before the first vehicle of the season goes up, both to purge air and to redistribute oil across the cylinder walls. And if the shop is unheated, run the lift up empty once a month through winter. Five minutes, once a month, and you’ll avoid the stuck-seal, flat-spotted-piston problems we see every April in shops that let their equipment hibernate completely. What Year One Actually Taught Everybody

A year in, that western Illinois shop is running the same lift with a rebuilt cylinder, fresh cables, new arm pads, and a maintenance log taped to the column. They added a second bay in the fall. The owner told us the single biggest thing he’d change is that he’d have poured the slab thicker and bigger the first time — not because six inches failed, but because he outgrew the footprint faster than he expected and now the second lift has to go on a new pour.

That’s the pattern we see over and over across Iowa, Illinois, Missouri and Nebraska. People undersize the concrete, undersize the capacity, and underestimate how much extra work the equipment lets them take in.
